I recently moved to St. Louis from California in December of 2016 with intent on buying a home. Being new to the area and never having purchased a home before, I had no idea where to start. Fortunately, I was steered in Dan's direction from all the positive reviews on Yelp and boy am I super glad! What could have been a very stressful, daunting, and grueling process was in actuality very low stress, encouraging, and streamlined. Dan was honest and looked out for my best interest. I truly felt like he listened to what I wanted in a home. He sent me listings to review that matched closely with my needs. If we saw homes in person that I thought I would love but he saw concerns with he voiced it right away and would recommend continuing the search instead of allowing me to pursue a house that wouldn't be in my best interest even though that could have meant a quicker sale. I'm so grateful for that as I could've easily been steered in a direction that may have not been the best due to my limited knowledge/experience. As a buyer, you can wholeheartedly trust that Dan has your best interest at heart. Furthermore, he's VERY organized and works ridiculously hard to get you the house of your dreams. Dan Brassil is by far the best realtor with whom I have ever worked. From showing properties to closing on the perfect home in St. Louis city, what could typically be a very overwhelming process was minimally stressful with Dan's expertise. Although the properties at which I was looking to purchase were not in what I would consider a high price range, Dan treated me as if I were a million dollar client. While showing properties, he was very knowledgeable about the structures of older houses. He was able to point out strengths and weaknesses of each house, such as the integrity of a house's foundation and electrical system. Dan was also very patient and did not mind showing me several homes before I finally settled on one. After finding my “perfect” home, Dan effortlessly put together an offer that needed to be produced quickly, as there were unfortunately certain time constraints the seller placed on us. Dan made me feel so at ease while putting this offer together. After having the home inspected, I was given a long list of potential issues with the home by the home inspector. Dan also helped me through this time so easily. He was very skilled during the negotiation process in determining the most important items which should be negotiated. He helped me make important decisions and always made me feel comfortable with the choices I made. With regards to communication, Dan Brassil and his assistant were very prompt in responding to my emails, voice messages, and text messages. It did not matter what time of day or what day of the week or what holiday it happened to be. Dan always took time to answer my questions and discuss concerns. He never made me feel less important than other clients. And that means a lot to me when it comes to working with a realtor. He consistently supplied us with sound information and realistic goals, rather than pie-in-the-sky empty promises. Fantastic!! Everything was smooth, and happened quickly, especially considering we were living out of state at the time, and were out of the country the two weeks prior to closing! Dan always had our best interests at heart, and was concerned with making sure we not only found a home that met our needs, but was our ideal. It was an absolute pleasure to work with Dan, and we would recommend him to absolutely anyone. I have been told in the past that I can be a little demanding, but Dan exceeded my every expectation. He would work evening, and for us, being willing to show properties on the weekend was key. He also completely respected our need to turn timelines around quickly. Dan is great real estate agent. From the moment we walked into this office at Circa, we felt we were in capable hands. He set up a plan for us to look at properties (and get updates) every day. We were able to close on a perfect house for us. What we liked about Dan was that he was always present to answer any questions we had. We had access to him day and night through email and phone and could even drop by to meet him. It was not just the buying process but Dan was able to give us good references for contractors for work around the house and he even helped with us with general information on the loan, deed, warranty process etc. Simply put, we loved working with Dan. We'd recommend him to anyone looking to buy or sell property.

We found Dan based on his reviews here and on Yelp. After moving to the St. Louis area from out of state, we were not sure we had all the information on the best area for us to settle down. Dan helped answer any questions we had, but also brought up several points we would never have considered. We found a house pretty quickly after going to an open house. Dan was swift, provided good advice, and handled the negations well for us. Once we did the inspection, there were several things that came back. My husband and I had an idea of what we thought we wanted, but Dan actually encouraged us o consider different items that weren't on our list. Dan and his team went above and beyond my expectations. I live out of state which presents unique challenges. Dan handled everything, including videotape of the final walk through and last minute crises that arose when the house had a leak the day before close of escrow and the seller had left their unwanted belongings in the house. Dan's negotiation skills and coaching helped me to save several thousand dollars on the purchase of the home (all documented). When I flew into town to view properties that we had discussed, Dan had already inspected each of the homes, run comps, sent me a videotape of the interior of a home on a busy street so I could ascertain whether the interior had road noise, and had answers to questions I had about the different characteristics of the neighborhoods, walkability, and historical or architectural characteristics of the homes . The information he provided to me was significant as I was not very familiar with the neighborhoods. The inspector he recommended , Buck Home Inspections, was also fantastic and incredibly detailed. I am particularly interested in sharing this information as I changed real estate agents after experiencing a very unprepared but seasoned agent from a well known brokerage in town. I found Dan by running a search on Yelp. A big "thank you" to those that wrote a review that I could rely upon. I am very appreciative of their quick responses and the checklists and followup assistance that they gave me, including handling for me having the locks changed the day after close. Thank you also for email communications packed full of all of the detail that I wanted. I generally do not write reviews but I felt compelled to do so on this occasion. Dan's services warrant a 5-star review.

My wife and I recently sold a house in St. Louis with Dan as our agent. We located him through the reviews on Angie's list and hiring him was the best move we could have possibly made. If you work with him you will quickly come to understand that there is a reason why his reviews are so much better and more numerous than everyone else's. Dan combines two great qualities in a real estate agent: first, he knows what he is doing and has great support staff, and second he truly goes above and beyond to make sure that the deal goes through for his client. When we contacted Dan, he came out to see the house and then provided an estimate of what he thought it would sell for based on his own market research. My wife and I didn't want to listen to him, so despite his advice we listed it for a higher price and didn't get a single worthwhile offer despite the excellent marketing materials he'd prepared. After a period of no success, we finally listened to Dan and listed the house at the price he had originally advised. Sure enough, we had an offer and were under contract in less than two weeks. Selling the house was particularly difficult for us because we were moving for work and by the time the house went under contract we were actually living in separate cities outside the St. Louis area. Dan made this all work beautifully. At one point during the process we were actually out of the country traveling to various parts of Africa for a few weeks, and he still was able to get a hold of us to communicate about what was going on and make sure the everything proceeded smoothly. He had a really good understanding of the process including the type of home loan our buyers had and what that meant in terms of how best to negotiate. The last week of the sale process was particularly crazy. First there was some snafu on the buyers' end with their appraiser that threw everything off. Then we hit one bizarre obstacle after the other with the final repairs and inspections. My plumber's phone broke and I couldn't get ahold of him to do the work we needed, a handyman who was supposed to do work for us backed out at the last minute because he decided he didn't have time, the HVAC people came to make a minor furnace repair and discovered a crack in the heat exchanger requiring major last-minute repairs, and finally the city housing inspector came out three different times and each time came up with a new bogus condition he wanted met before he'd issue an occupancy permit. The last 72 hours of the sale process, it felt like Dan was putting out brushfires night and day while we were in other cities and unable to do much. Dan found new contractors and plumbers, met the housing inspector each time he came to the house, made sure the replacement handyman did the repairs correctly, and somehow shepherded us successfully through the whole ordeal. In summary, we can't imagine how an agent could have done more for us. Our house wasn't worth a lot of money and we're sure Dan didn't make a huge profit off the sale, but he threw his energy into things as if we'd been selling the property for ten times as much and we came to trust and rely on him absolutely. If you are looking for a real estate agent, we recommend Dan in the strongest possible terms.

Dan was fantastic. He helped us sell my parents home, handling all of the details while we were 2000 miles away. Dan really knew the local market (Crestwood/South County) and positioned the property beautifully. The home had not been on the market for 35 years, and Dan was able to help us spend exactly the right amount of money (and time and effort) to get the house on the market and exceed our expectations. Dan picked the right price range for the property and we received four offers in the first week the property was listed. From beginning to end, we had the house on the market, listed, sold and closed all in about six weeks. It was a fantastic experience. Dan communicated well the entire way, rolled with a few curve balls, and was very professionally. We would absolutely use him again.

Even though there were issues with meeting the buyer's requests, Dan hung in there and helped us navigate to a good closing.
