Bean & Heyl overlooked and minimized several major and very costly items in my home inspection report; items that would not be apparent to an untrained eye. This has cost me thousands and thousands of dollars in home repairs over the years. The house still requires expensive repairs. Some items weren't accurately inspected and reported on. I took action on and spent money to correct one of the recommendations that turned out wasn't even necessary. A couple months after I moved into the house, I hired another company to do another home inspection. I wished I had researched and hired inspection companies before hiring Bean & Heyl. Bean & Heyl was recommended by the Agent. What a extremely costly mistake.

I couldn't be more impressed with Mr. Cawein's service. Most importantly, he found issues in the home and as a result, I avoided some big surprises and was able to negotiate $10,000 in concessions from the seller. Great return on investment! I have previously purchased two houses and a lake cabin, all with inspections. In each prior instance, there were major issues missed in the inspection and I had felt that pre-purchase inspections were basically a waste of money. Not this time! Mr. Cawein's report included pictures and very clear descriptions of issues. There were a few instances where he had verbally identified something during the inspection that wasn't fully articulated in the report (important for negotiating with the seller), and when we pointed these out, he promptly and politely added specificity. After this experience, I can't imagine ever using anyone else for this service.
Description of Work: Joe Cawein did a pre-purchase inspection on a home I was in the process of purchasing. He inspected the home and provided a detailed written report.

We were very happy with how thorough he inspected our home. He took his time with each area and checked for any possible problems that we might encounter. He was recommended to us by a friend. He was very professional and also personable. I thought the price he charged was quite reasonable especially for the extent of the inspection and peace of mind that we received.
Description of Work: He inspected our house for any hidden problems that might need to be repaired. The price was for an oral on site inspection only.

After purchasing the home and arriving in St Louis, I started getting bids. The whole side wall and front wall was in bad need of tuck pointing, with only minor on the third wall. The four estimates ranged between $10,000 and $12,000 dollars for all three walls. Bean & Heyl's owner came and said that the East wall and Front wall were in need of only minor repair. I countered with our estimates, and he had his contractor come out and look at the job. His own contractor found that major work needed to be done on the two walls, estimating $8400. I thought Bean & Heyl should be responsible for some cost. They responded with a letter stating that they bore no responsibility, and that I should have had contractors come and offer estimates before the close. Because of Bean & Heyl's response, I was forced to find a company to take care of the problem myself, which I paid for out-of-pocket.
Description of Work: I had just purchased a home in June, and I prior to that contracted Bean and Heyl for a home inspection. They were one of the more expensive companies, but I believed in paying a little more because of the importance of the Home Inspection. I was purchasing a brick home for the first time, so I was unaware of the structural issues a brick home can pose (tuck pointing of older walls). Bean and Heyl performed the inspection, and based on the report, there were a few minor cosmetic issues, but nothing major. They said it should not cost more than $1000 to repair for tuck pointing, so I negotiated a credit of $1000 during our closing. The inspection took place while I was in California, so I trusted the judgment of Bean and Heyl for the inspection.

I received their name from Angie's List. I was very pleased with their services. The employee showed up a tad bit early which I was very happy to see. He completed a thorough inspection and provided me with the results in a professional manner.

John talked a lot about obvious things and did not really provide any insight into anything beyond.
Description of Work: I hired John Bean to do my building inspection on an old home that was very neglected. We were planning to renovate and wanted to make sure that there were no structural defects. He spent a lot of time talking about the good aesthetics of the home and pointing out very obvious defects. He missed the fact that the basement floor was sloped in a very unusual manner. His office help offered to bill us at closing and then neglected to tell me that there was a surcharge for this. Furthermore, I referred him to a client (before meeting him at my own inspection) because he was available the day we needed him and because he had been highly recommended. When I booked the inspection his staff offered to book the sewer lateral inspection for my clients but failed to mention they would charge them an additional $50.00. When I found out he did offer to cut the charge to $15 but reminded me that he was in business to make money. The $50 represented a 45% surcharge. This is very slippery!

I received a return call within 5 minutes, got the estimate (based on sale price of home), and asked for someone with new-construction experience. Tom Heyl, one of the owners, was recommended for the job and he had an opening about a week later. He did a thorough inspection, walking us through the house, making suggestions and answering all our questions and concerns. He also did a cursory termite inspection at no extra charge, and when I asked him about some problems with cabinet drawer glides, he not only looked, but helped me fix them on-the spot. Although $430 was more than I had wanted to pay for an inspection, based on the reviews, those extra touches, offering to answer any questions we might have later on, and the peace of mind, I'm glad I listened to other AL reviewers.
Description of Work: Performed a thorough inspection of our 1-year old house before the warranty period on most items expired.

My Realtor recommended Bean and Heyl and after checking Angie's List and seeing all of the positive reports, I phoned to make an appointment. I was very happy to be able to schedule a Saturday appointment. Mr. Colter arrived right on time. He performed a thorough inspection of my home, was very helpful in answering my many questions, and gave me what I feel was good advice on improvements I should make before putting my house on the market. The written report I received was very detailed and arrived within just two days. I was very impressed with Ken and the service I received from Bean and Heyl!

Joe Cawein came out, on time, and inspected my house from top to bottom. Found termites on an outside pool bar that we have and a few items that would need to be fixed to meet code since the house is 21 years old. He was very patient and explained everything very clearly for me.
Description of Work: I am considering either selling my home or buying my soon-to-be ex-husband out but I didn't want to get "stuck" with un-seen problems.

From start to finish John explained everything to us, he was very professional, and helpful. He looked at doors, walls, ceiling, the furnace and water hookup, etc. and also said if we had any problems in the future just call him and he would stop by.
Description of Work: John Bean arrived promptly for our inspection of cracks in drywall in our 43 year old home. He was very knowledgeable and after checking through the house advised that the cracks were due to the dry, hot weather we have had the last several years, particularly this past summer. He suggested that we wait 3-6 months before having the cracks repaired to let the ground absorb more moisture. We were very relieved that we did not have a serious problem.

The inspector was very knowledgeable and realistic, down to earth, not a cowboy, yet not a pushover. He explained things very well and kept asking if we had any questions. At one point to make sure we understood one of the problems, he drew a diagram of the plumbing system in the house. In all, I feel that he was one of the most honest and personable inspectors I have had (I've purchased 3 homes).

Tom Heyl was able to come early on the scheduled day, but called to confirm that it would be convenient for me. He spent an adequate amount of time talking with me and examining the problem area. He took the time to thoroughly explain what he thought was the problem and showed me where the tuckpointing was needed. He would not take payment for his fee, preferring that I apply it to the cost of tuckpointing.
Description of Work: Tom Heyl came to inspect a wall in an upstairs room where we were experiencing a moisture problem. He examined the inside wall and then climbed on the roof to examine it and the tuckpointing. He showed me where he thought the moisture was entering the building and advised us to consider getting an estimate for tuckpointing.

TOM HEYL GAVE A VERY THOROUGH INSPECTION, AND EVALUATED THE ENTIRE HOUSE. HE WAS CONSERVATIVE IN HIS OPINIONS, AND SOME CONCERNS MAY NOT BE SIGNIFICANT. OVERALL, A VERY GOOD INSPECTOR.

I WAS ABLE TO REQUEST AN INSPECTOR THAT WAS HIGHLY RECOMMENDED. HE CAME WITHIN 5 DAYS OF MY REQUEST AND DID A WONDERFUL JOB AT POINTING OUT WHAT WOULD BE A MAJOR PROBLEM IN THE FUTURE.
