Horrible. When we looked at the house we were assured that it was in prime condition. The paperwork stated it was a new, never lived in home but their description said that it was the builder's personal home. After a little research we found out that the builder had, indeed, lived there with his family for a short time and then moved on to the next house. That was just the first dodgy thing that happened with this builder. After signing all the paperwork for closing we got a call from Tom that, oops- he forgot that the fences are not in the right place and are, in fact, encroaching on 2 of the neighbors property! We determined a financial settlement for misrepresenting the house and entered into a contract agreement for the fencing to be fixed to the correct position by a certain date. Unfortunately, Tom couldn't be bothered to hold to that date and it took trying to find a lawyer and threatening actually taking him to court to get him to fix the fence (a week later than the final date to be done). We also found out that there was a leak in the attic. Instead of fixing it the first time Tom sent someone out to paint over the evidence. A second call got the job fixed (hopefully for good this time). Tom's houses are pretty from the outside- but the work is weak. The subdivision also has had trouble with the Morris' releasing financial control over the HOA. They claimed a certain percentage of the lots had to be sold to hand over control- and it became obvious when asked at the ANNUAL HOA meeting that they would not willingly tell the home owners what the current percentage is. (A drive through the neighborhood will make it abundantly clear that the majority of the lots are sold and built on.) Lastly, Morris Homes told the residents of the neighborhood that they would be building a pool and rec house on one of the lots, but I was told that until that happened we would be able to pay a fee to use a neighboring subdivisions facilities. Not so- Tom apparently made enemies with the neighboring subdivision. And while a pool was not a deal breaker for me to buy a house, with two small children it certainly clenched it... only to find out later that Morris decided to build another house instead. I would not recommend using Morris Homes or Landmark Real Estate in the future. They have a long history of misrepresenting themselves and their property.
