Worker order (invoice) has a flat fee in it. He refuses to itemize it. He put the invoice in the previous home owner's name and had her sign it. We've asked him to adjust it in our name and itemize the fees. We are waiting to pay the bill until he does this. He came on to our property and disabled our unit because of this. Update: He did finally give us an itemized bill in our name. He transfered the warranty in our name for the unit. Once that happened, he has been paid. He is also bonded and insured.

Response from Jim's Heating & Cooling
On July 14, 2011, our company serviced this same a/c unit at this address for the legally listed property owner and advised her to replace this leaking coil. (Greene county assessor's office is the source for legal ownership) She advised us of financial hardship due to recent divorce and asked for the coil to be repaired as best as possible as she could not afford to replace it at that time. On May 6, 2012, this same legal owner called to report the a/c was not working now and request a service call. Coil is now beyond any repair and must be replaced for a/c unit to work and a written quote was given to her. She approved this quote and ask our company to arrange the install date with the tenants as she has a contract with the tenants to buy this property from her and she is carrying "the note". Once the job was completed the owner ask us to wait for the tenant's husband/significant other to return home from out of state and he would pay us on Friday, May 11. Male tenant called to tell Jim that the "check is in the mail" so no need to drive to the house to collect. The owner assured us that if the monies were not received by Wed, May 16, she would pay us and collect reimbursement from the tenants as she held a contract that they are buying the property. Thursday, May 17, when notified that no monies had yet been received the male tenant said it had been returned in the mail for an unknown reason and the invoice needed to be re-written and itemized before they would "consider" payment and now the owner is giving multiple and conflicting stories but no payment. Tempers did flare with all of these conflicting stories and non-payment ongoing and words were exchanged. Only after a certified letter of demand with promise of a mechanic's lien and possible small claims court action did we finally have contact from the tenant and a check paid for services rendered. Provided the check clears their bank (deposited on the holiday weekend) this dispute over non-payment will be over. Our business priced this job with a bare minimum margin in an effort to be compassionate to a previous customer who had expressed financial hardship and the materials had long since been paid for by us. We feel the legal owner of this property misrepresented the entire job and took advantage of us and the current tenants of this property. We have learned a valuable lesson. Shame on the legally listed owner of this property to play this game at the expense of our business and the tenants of the same property.
