We did not choose this contractor, although we believe his work would have been good and the work proposed was written in detail. After obtaining several bids, we decided to go with a dedicated driveway and concrete company.

We were very happy with the work that Rob and his crew did. They sent enough crew to do the job quickly and efficiently without disrupting our lives unduly. They cleaned up after themselves so that we were not left with a mess of construction materials and debris.Our new tub had to be installed because the previous contractor had installed our jetted tub incorrectly so McManus had to do considerable repair work to get the new tub installed correctly.
Description of Work: McManus Construction company replaced a bathtub, did some tile work, and installed a sump pump in our home. We were very happy with the work that Rob and his crew did. They sent enough crew to do the job quickly and efficiently without disrupting our lives unduly. They cleaned up after them selves so that we were not left with a mess of construction materials and debris.

The base cabinets were to be romoved along with the counter top in preparation for removing a drain pipe in concrete floor, was to remove existing floor ( composite wood and Tile ) along with base boards, counter top was not removed but pried up so the base cabinets could be drugged across the floor ( custom cabinets ) after the drain was repaired by the plumbing company the trench was to be filled with chat and concrete they used the existing rock instead and then they concreted, the cabinets were replaced and were out by a quarter inch making the floor installation more difficult, Wanted a check to be given to the workers without a itemized bill and lien waiver, never did get a itemized bill. Never came by the job site to inspect on the work, never knew the exact time table for the work preformed
Description of Work: Torn out kitchen and removed applicances to make ready for plumers to repair broken pipes. Also kitchen floor removed.

Response from McManus Construction Inc
We worked with owners insurance company to help them get a settlement on the collapsed cast iron drain under the concrete slab. When the owner called and said that they had settled with the insurance company they said that the insurance company made it clear that they would not pay for the counter top if it was damaged during the removal and re installation process. So we did change the original scope of work, took care not to damage the top nor the ceramic tile that rested on top of the counter top. We removed the sink from the counter top, slid the sink base cabinet out from under the counter, and slid the cabinets out from under the peninsula area making way for the concrete floor to be removed so that the plumbing could be replaced. Both the kitchen floor and the dining room floor was also removed. All of this was on day one. Day 2 the plumber came and replaced the plumbing. Day 3 the county inspector came and inspected the plumbing. Day 4 we came back and filled in the plumbing trench with the rock that had been dug out of the trench, and as the contract states, "Furnish and install rock as needed." If we would have installed additional rock the concrete would have been less than inches. We re-installed the cabinets and aligned them up and reattached them to the exact same holes in the counter top, the counter top that had never been taken loose from the other cabinets, so therefore they were 1/4" out of square which our flooring installer pointed out to the owner. We offered to make the adjustment, but the home owner said not to. Day 5, Friday, the plumber came back and reinstalled the sink so that they would not be without it over the weekend. On the following Monday the new floor was installed, and on Tuesday we reinstalled the trim, reinstalled the dishwasher and the refrigerator. We received a call shorty after departing saying that the dishwasher was leaking and immediately returned to find out that it was the dishwasher itself that had rusted, not our workmanship. That was at not charge to home owner also. We continued this job daily as described above. Progress every day. We had a written contract with the owner, but to my mistake after thinking that I was dealing with a honest person, I did not get it signed or collect the down payment. We had a set contract price for the work of 6200.00 They refused to pay in full, and I failed to have the contract signed. We went over and above so that the counter top was not damaged, continued progress everyday, returned for their faulty appliances at not charge and they short paid the contract by 300.00 I do not feel that the owner is justified in a rating of a F, but that is their opinion We have been serving the St. Louis Metro area and beyond since 1987 and most of our customers are repeat customers and referrals. This was a very positive experience. The materials arrived as expected and the crew followed the next day to quickly get the job done. They were very good about putting down tarps and collecting stray materials from the roof they removed. They left our yard clean and debris free. They made special effort to pick up nails that had fallen from the roof. After the installation crew left, Rob came out and checked the roof himself to make sure we were pleased with the work. I would recommend McManus Construction company very highly for any job that you need done. They are great to work with and very prompt with their work.
Description of Work: McManus Construction replaced our hail damaged roof and some other little odd jobs around that needed doing, such as replacing a storm door. Rob worked with us to find just the right color for the shingles and explained the price differences before we made decisions.

According to assessments and quotes from other contractors, the only way to fix the incorrectly installed bathroom tile is to completely renovate with new material. Rob McManus failed to manage the remodel project and in the very least, he should have rectified the situation by compensating us for damages.
Description of Work: We hired Rob McManus to remodel our primary and only bathroom. We purchased about $8,000 of high end tile and fixtures from the distributor who recommended Rob McManus. Rob's two employees did a poor job (complaints listed below) and damaged all the material we bought. Flooring Defects Marble tile floor is badly scratched, chipped Tile floor has varying grout widths, grout colors and not seated level. Tile floor was not sealed Floor trim tile is wavy and not flush with new wall Missing metal or tile piece at door threshold. Grout is cracked. Grout between floor and tub was cracked Wall Tile Defects Several wall tiles are scratched, nicked and retain grout residue Grout is varying widths throughout the whole bath. Grout is so thick it has cracked from ceiling to top of bathtub in several places The wall tile was cut very poorly and does not match up correctly on the chair rail tile pieces The elevation of the chair rail tile does not align throughout the entire bath Several tiles are not level on the water wall and mirror wall. Sloppy tile cuts around the back of the tub Slivers of tile are placed in the wall in no consistent pattern. Wall grout was never sealed Poorly finished tile between mirror There is not supposed to be spacing between the two mirrors (supposed to look like one large mirror) Tile placed incorrectly around bathroom window Poor tile cut around door trim Miscellaneous Complaints Shower ceiling was not drywalled Bathroom door was supposed to be stripped, sanded and repainted but was not done well. Original 1930s door trim was cracked and not repaired New mirror was chipped Mirror glass shelves are missing and never installed Contractor couldn't fit the door back on and had to slice it to fit resulting in an uneven cut. Toilet missing decorative screw tops Toilet lid was all scratched up McManus never viewed the final stages of the bathroom. We left numerous one voicemails and phone calls to reconcile the situation, but our phone records show only one or two incoming calls from Rob McManus.

We felt totally comfortable with Rob and his crew as they worked in our home. They left the work space clean and ready to go when they left. The work was performed quickly and efficiently with a minimum of disruption to our lives. They were able to do the whole job from plumbing to electric to concrete work, to tile installation without having to bring in outside contractors. We were extremely happy with the results and would not hesitate to contact them again if we need more work done on our home.
Description of Work: McManus Construction replaced the jetted bathtub in our home and repaired the floor underneath because the last contractor we used 20 years ago had installed it incorrectly and it damaged the floor under the tub. They also installed a sump pump in our basement to alleviate some water leakage problems we had been experiencing for several years.
