Refused to return the money. Our initial proposal for maintenance work on our fire escape was supposed to be between $1,100.00 and $1,500.00, Our bill ended up being over $1,700.00 and an additional separate bill for a sandblaster (which was not in the original proposal) for over $1,100.00 which, by the way was a job done by their employees. They had no idea on how to use a sandblaster, they damaged our fire escape beyond repair, by not protecting and/ or sealing the concrete landings along with exposing us and our neighbors to silica by not tenting the area when they sandblasted. Now we have to replace the whole fire escape structure. They do not take responsibility for their actions. After terminating them I requested all documentation of all jobs while they were managing our company along with a copy of our contract. They stated our contract was "lost". All they produced were our pay stubs for electric, sewer, water and insurance, and after many requests the copy of the "complete" contract of our roof, which had just been replaced. In addition they were charging us 10% over all contract work without our knowledge. Charged us for services that were not rendered. And last, payed themselves to fix individual units with association money, when the responsibility of those repairs were the unit's owners.( we are a 6 unit condo association ) I have supporting documents to prove all this and more.
Description of Work: Over billed by $1,100.00, wrote themselves a check without our knowledge and consent.

They were gangbusters at time of sign up. As time progressed they slithered n deteails. They did not list property right away. Tneh got me into trouble with some of the utility agencies by not having themselves listed as property managers so some bills went unpaid until threatening letters came from the companies themselves demanding payment(s). Call backs are terrible.

Mediocre property manager. They did respond when things broke, but they did not take care of routine maintenance needs. My biggest complaint is with regards to what happened when I moved out. I broke my lease early (after 20/24 months) and provided two months notice of moving out. There were no issues reported at the inspection of the unit - in fact, I left it better than it was when I moved in (painted bathroom and closets, replaced thermostat and multiple light fixtures, INSTALLED smoke detectors). First, Mangus did not list the property when I gave notice that I was moving out, but a week before I actually moved out. Second, I was told at the inspection that I would receive my security deposit back as long as new renters were found - which they were. Third, I offered to pay a penalty to break the lease, but Mangus never confirmed the amount nor that this was the route they agreed on. Finally, they ignored my phone calls and never sent me any follow-on documentation to terminate the lease, etc. and never sent me my security deposit back. I filed a complaint with the Better Business Bureau and Mangus eventually responded to them saying that my security deposit was taken to pay remaining rent and penalty fees. While I think this in itself is a lousy outcome based on what I was told, I would have appreciated if they had just had the professionalism to call and tell me this to my face.

It was a wonderful experience. I have a had a lot of contractor work done on my homes over the years. Craig Mangus takes over the responsibility of the project and makes it go streamline. No cons here, it was wonderful.
Description of Work: Mangus Properties has managed my rental properties for a couple of years now. They do a great job taking the hassle out of owning investment properties. They just recently finished my basement. Not only were they $3,500 dollars cheaper, they did a great job and finished early!!
