It was a difficult and sometimes discouraging process, but Laura did her best to guide me through with a minimum amount of drama. She is very knowledgeable and was always there with a solution for every problem I had with the buyers agent and all the required paper work. Laura is the best. I would definitely use her again.

Overall we had a very positive experience with Laura, while the For Sale by Owner (FSBO) is not for everyone it saved us right around 10k in commissions by utilizing Laura's services. That being said you have to factoring in time that you spend doing what a good seller agent would have done, but still I figure we still saved about 8k. Even though we had to do almost all the work during our FSBO, Laura still provided us great advice, and many times we felt she went well beyond what was required especially considering this was an FSBO. She also kept us from making some mistakes (that would have hit us in the wallet) and she usually got back to us right away when we had questions. Unfortunately we had some setbacks when our first buyer put a contract on the house because their financing fell through and Laura really helped us work through those difficulties. After that, we got a second buyer in right away and everything went very smoothly from there on out. Don't be mistaken, you will have to perform a lot of the legwork (showings, open house, speaking with a potential buyers agent, seeking out showing feedback, etc) but that was all expected. Just as her service describes, Laura does not make a commission so don’t expect her to do that type of work for you. I would also suggest renting the SUPRA from her, that way you know exactly when an buyers agent shows your home and it also sends you that agents email address which you can use to request feedback from showings. Also, not to say that I was attempting to "trick" any buyers agents into thinking that we weren’t an FSBO but I think that by having the Supra it gave them a better feeling that we were not just some "hack" FSBO people that can potentially be a pain to deal with. I’d say that 80% of the buyers agents we received showing feedback from did not even realize we were an FSBO until we told them. Yes I know that sounds lame and shallow but we found that little things like that (renting a supra) can set you apart from other FSBO folks who just throw a sign in the front yard and put an ad in the paper. Make your FSBO details (showing restrictions, sign in sheets, property info packets for the buyers) look as close to what another sellers agent would look like, just go on the web and read a dozen of them you will get the idea. Have friends do a walk through when you think you are ready to show and have them take note of the good and bad. Do your homework by researching what is involved with a successful FSBO so you know if it’s for you. And most of all, comp your house very closely with others that have recently sold, that was the biggest factor that drove the sale of our home. Again, Laura gave us advice with all of this, and that was probably well beyond her scope, so we were very pleased and felt very secure in utilizing her services. We will use her again for sure, no questions asked.
