The simplest thing could not be done right including getting the mailing address correct. After not receiving a tax bill we found the warranty deed soaking wet in the mailbox of the rental property and it could not be read. The city of St. Louis said they could not record the deed because the legal description was not entirely correct. The property, according to the city, was still in the previous owner's name and our tax bill was mailed to them. I contacted Ms. Craft, who told me the legal description was right then it was wrong, blamed it on their office in in another city. I still did not get a legible copy of the warranty deed. Recently we needed a legal description for a will and the only way to get that was to go in person to the recorders office at City Hall. This was a simple task of following directions, mail to the owners home not their rental property. Instead it created all kinds of problems. Also, Investor's Title was supposed to notify the sewer company of the change in ownership. After not receiving a bill for a couple of months I called the sewer company myself to try to get one and they told me this was the responsibility of the title company so I should contact the Title Company to do their job. I did and finally after 3 months I was able to get the bill. Again, these are very simple things, very basic so how could you possibly trust them with anything substantial.
Description of Work: Laura Craft was referred by the realtor to handle the closing for 2 properties. This was a cash sale with very little involved on one end in particular.
