I highly recommend Christopher Thiemet at Circa Properties to anyone buying or selling a house. He was extremely professional, responsive, timely, and knowledgeable. He made the process very simple. Our experience with Circa Properties and Beth Schultz was outstanding. We sold our home in 8 days for 97% of our asking price! It really does not get better than that! I truly credit Beth with the sale of our home, but also with saving the sale when complications arose following the inspection. As first-time sellers, she gave us all the guidance and reassurance we needed and got us to closing! For a couple of years, we had been planning on selling our home in spring 2015. With those plans in mind, I had noticed the marketing produced by Circa Properties for other homes for sale in the area. I was impressed by how professional and well-designed the materials looked. One Sunday afternoon I filled out the ?Contact? form on the Circa Properties website. I thought to myself, ?If they?re good at all I will hear from them tomorrow.? I got a phone call from Beth just hours later. I planned to listen critically and interview her. I had already decided that I needed to interview at least three to five agents before making a decision. I made a connection with her immediately, and almost just as quickly threw out my requirement to interview anyone else. She spoke very knowledgeably about my neighborhood and seemed to have an excellent understanding of the market. Beth recommended moving up our time frame by a few months to take advantage of the strong market in winter 2014/2015. Beth came over the next day to look at our home. I sensed immediately that she understood the mindset of buyers who would be interested in our neighborhood. She pointed out the features she thought would be attractive and explained how she would market our home. A little about Beth: She isn?t a real estate agent ?on the side? or part-time. She works more than full-time and is very committed to her clients. She responds to every call, email, or text within an hour or two--even when I later found out she was on vacation! She is also a mother of four. No one could understand better what it is like to have a kids in a house you are trying to sell! Every arrangement she made was with consideration to how it would affect my 2 year-old?s (and my!) daily life. Circa Properties sent their professional photographer, David (who has an eye for design and understanding of buyers), to give us a consultation on any changes he thought would make our home more attractive. For us, these changes were things like, clean the carpet, organize the laundry room, arrange clothes in the closet by color, remove a piece of furniture, get toys out of the living room. It was tough! But it was more like tough-love. I followed every suggestion, and Beth later told me she thought that made the difference in securing such a quick sale. David came back a week later to photograph our home. At the same time, Circa Properties sent an architect(?) to measure and sketch the floorplan of our home. I think this is one way Circa Properties differentiates their listings from others. No one else does this! The photography services and floorplan sketch were at no expense to us. The photos were on the Circa website that day. They made our home look beautiful and captured all the highlights. It made me (briefly) question whether we should sell! As this was all going on, my husband and I were also casually looking for a new home in another city. I noticed that to many other agencies, marketing looked like an afterthought. In the flyers and online, we found tiny pictures taken in poor lighting or with iPhones. It was hard to get a sense of the floorplans or general layout. Overall, I didn?t see anything that compared to the materials produced by Circa Properties. We decided to list our home on the first day of a one week vacation. The day after we returned we had an offer and a second buyer who was very interested! Beth guided us through the negotiations and laid out our options, as well as her recommendations. I have to admit, after reading Freakonomics (which posits that agents will take any sale because the difference, for example, between 3% commission on $250K and $240 is very little to them), I was a little wary of the motivations of real estate agents. As happy as I had been with our experience with Beth up to this point, I felt that it would be wise to take her recommendations with a grain of salt. However, during negotiations, it became clear that Beth only had our best interest in mind. Our buyers were clearly much more experienced that we were. Beth navigated the counter-offer process to help us land on a contract price we were thrilled with. A week later, the buyer?s inspector found a serious, but completely repairable problem in our 100 year old home. This issue gave the buyer an easy ?out? and we were at risk of losing our sale! I was panicking! The buyer warned that they would back out if we could not complete the repairs before closing! The nature of this repair was weather related and required assessments from several professionals. It was impossible to complete the repairs before closing, even with a closing date several months away. Beth worked out an arrangement so that we could prepay for the repairs and rescued our sale! This may sound simple, but there were many moving parts, and I know Beth put in a lot of work behind the scenes to make this happen. As I said above, at this same time we were looking for a house in another city. Beth contacted realtors on our behalf and referred us to an outstanding team. Our realtors there negotiated with the builder of our new home to pay closing costs and throw in thousands of dollars in upgrades. Selling a house is stressful! Beth completely understands that and makes the process as smooth as it could be. I highly recommend Beth Schultz and Circa Properties to anyone in the market to buy or sell in St. Louis.

Very responsible, knowledgeable staff who worked with me throughout the process of purchasing my first property. Christy B, my realtor, responded quickly to email and text (I don't call much), and was able to lend her expertise in several areas. Importantly, she was also comfortable admitting when she wasn't certain, and was able to recommend resources, contractors, or bring in other Circa members who would be knowledgeable. She transitioned easily from a search for a first home to a search for an investment property when a medical situation changed my circumstances, and made sure everyone involved had enough information to make an informed decision. She was flexible, friendly, and professional throughout the process, demonstrating that a happy client was more important than a quick commission.

Christopher was amazing from the first day we met. He walked through our home and pointed out some things we should do (and talked us out of projects we didn't need to do) to get our house ready to show. He worked to make sure that he understood our goals and talked us through the processes to get us there. He was always very straight forward about what was realistic and what we could expect. After our house sold in less than 48 hours he helped us figure out what was most important to us in buying a new home and kept us focused. Sometimes that meant expanding our search parameters and other times it was reining us in when we started thinking that we would settle for things that were not we had said we wanted. Throughout the process Christopher proved himself to be extremely knowledgeable about every aspect of real estate from landscaping and grading to the construction and decor. He was constantly pointing out things, both good and bad about properties that we would never have thought of on our own. We were never not in contact, CT worked via phone, email and even text message to answer all of our questions, he even played counselor once or twice to calm my wife, who was pregnant at the time, and reassure her that we were going to be okay. He was right, we found a perfect home and thanks to his timely and professional negotiating skills we bought it despite there being multiple other offers. Christopher is an incredible professional with an obvious passion for his chosen career. I would not only recommend him, I would say that it would be foolish to buy a house without him.
