The actual work was done by a subcontractor, not an actual John Beal employee. As far as the quality of the work, it took over 6 months to actually have it completed when it should have been a 3 day job. They never finished the actual job that was on the contract. The actual concrete is already cracked, and was cracked a couple months after it was put in. The steps are already falling apart. I would not recommend them for any service work whatsoever.

They were supposed to do it last fall. I haven't checked on it lately, they have been coming and going through the year. They now say they are done again, I have to climb onto the roof to verify. I don't know that they have finished yet, they started over a year ago. it was a relatively small job as well.

Not well -- I have spent approximately $2500.00 and still have a leak and no one seems to know why -- they just blame each other -- what is single, clueless female to do in this situation ?? REBUTTAL TO COMPANY'S RESPONSE: I disagree with John Beal's comments to my report dated October 08, 2009. They did not share any pictures with me nor did they prove that tuckpointing was the cause of the issue, in fact these are total inaccurate accounts of what happened. John Beal was never responsive, always blamed the tuckpointers who where very responsive and helpful in trying to determine the issue. In fact I called John Beal several times and they always passed me off and would not let me talk to John Beal himself. This is a very shady company in my opinion and did not treat me as if they wanted to resolve the issue. I have now spent over 3500 on fixing the issue. John Beal did come back and fix some of the roofing issues when they first said there were no issues what so ever, and they I called another roofer in and they provided an estimate of $800.00 to fix the roofing issues -- if there weren't any why did they come back and spend an afternoon fixing it and why did the offer roofers find issues? They did not charge me for it, but that is besides the point. Then when leaking continued they blamed the tuckpointers --who were very responsive and getting John Beal to respond was like pulling teeth until I contacted the BBB to get things resolved. I would discourage anyone from using this company for any type of service whatsoever.
Description of Work: John Beal put the new roof on this home approximately 5 years ago - I moved in December of 2004, in January of 2005 St. Louis had 7 inches of rain in one - two days and a water coming in to the front wall of the front upstairs bedroom was identified ----I called John Beal, they came out and reflashed the roof and I had a women recommended by O'Tool's the rehabber come in and replaster, dry wall and paint the walls ---water started coming in again less than a year later and was evident on the walls under the paint --I called John Beal -- they came out to look at it and said nothing was wrong with the roof -- I waited sometime for it to dry and called John Beal several times in the year of so and they would come by, leave their business cards (I travel alot for work) and I never knew if they were really there, what they found etc -- in fact several times they would tell me they would come by -- I woudl wait and they would never show up --- finally the leak started getting much worse and damage on the wall more and more evident -- John Beal insisted this was a tuckpointing problem -- so I called a tuckpointing company and spent $1800.00 on tuckpointing of my front wall -- the tuckpointing company recommended another roofer who came by and saw some issues and quoted me $500.00 to fix -- in the mean time I turned John Beal into the BBB and they responded and corrected the $500.00 issues with no cost to me -- but this is after they said repeatedly for years that nothing was wrong with the roof. Then I was lucky enough to now deal with the Tuckpointing Company --I received three estimates for tuckpointing my front wall secondary to a leak damaging the front walls in my front upstairs bedroom. the tuckpointing company quoted 1800.00, and two others both around 700.00 respectively. The tuckpointing company sold me on their reputation "A" and the "insured and bonded" stance. Well I still have a leak after spending 1800.00 on tuckpointing - they were great in offering to waterproof the front of the house at no additional cost but unfortunately this was done half----- even the professional painter and roofer relayed that it was streaky and not applied evenly --- they listened to my complaints about water still coming in and blamed the roofers John Beal -- John Beal came over and fixed issues cited by the tuckpointing company with the roof, and then the tuckpointing company blamed the window and caulked around the front window and did this half ----- as well -- smeared caulking all over the bricks on the front wall. Now today October 08, 2009 -- I still have a leak and I am tired of calling the tuckpointing company (who the professional painter relayed they did a horrible job on tuckpointing) -the tuckpointing came by but unfortunately his workers do not live up to what he promises to have done and I am tired of calling John Beal -- as far as I am concerned I have been taken because I am a single female who is clueless on these type of repairs -- this is where Angies List can help no one --I have had this leak for 5 years one month after I moved into my home, John Beal came out intially to reflash the roof and I had the room replastered, dry walled and painted, then water continued to come in -- Nobody seems to know what the problem is -- Is it me or are both of these contracters totally worthless???? I believe I am going to take some classes in these types of repairs so I am not taken again ---Single Women Buyers Beware! Oh and I cannot forget to mention that the tuckpointing company came we a name of a friend that is a painter to clean up and replaster and paint my bedroom --- well -- he got started and water damage and leaks were still evident --- Mold grew all over the walls -- I am highly allergic to mold, he painted some things for me in another room and did a horrific job -- he was always late, would call to change times and the paint color did not even match -- its streaky and was the worst paint job I have ever seem in my life -- I paid this clown almost 600.00 for nothing -- his name is Albert Stemmler I would not advise anyone use this man for any type of work --- so I am out almost 2500.00 and still have the original problem!!!!!!!!!!!!!!!!!!!!!!!!!

Response from John Beal Roofing
Our company was the subcontractor for the General Contractor OhTools to install the roof at 4122 Russell Blvd. Our technicians have made several trips to inspect the property and have found that any leaks are not due to a faulty roof. We have advised the member of this. The leaking issue stems from cracks that are in the corner and just below the roof line. I have attached pictures of the roof and the wall that is in need of repair. The member did not contract tuckpointing with John Beal Inc, so we have no control over the work performed by the tuckpointers. As a courtesy to her, after she filed a complaint with the BBB, we made repairs that were requested by the "other roofer" described by the member whom was going to "fix" her roof for $500.00. We did exactly the work he recommended at no charge but the leak still exists. It is our professional opinion that the wall needs to be relayed because of the structure/bowing, and until then, it is going to continuously leak. John Beal Inc was paid in full for the work upon completion by OhTools in direct result of a properly installed roof. The member purchased this home from OhTools. The extended roof work that was performed by our technicians was a professional courtesy to her and the additional brick work needed is well beyond the scope of work we were contracted to complete. My parents house had three leaks and I had them out to give me a bid to do the work. Problem was that they had to come out twice as I was unaware there was more than one leak. The person who did the bid did some of the work. They did a great job of clean-up, were personable and appeared to know their stuff. The shingles matched perfectly and you are unable to tell it was repaired. I am not a roofer so I don't know if the flashing was really installed properly. When I questioned them they answered my questions but I am still skeptical. The chimney is at the edge of the roof and part of the repair now hangs over the roof edge which I am not sure is suppose to be that way. Ryan was suppose to call me on the following Monday regarding additional repairs that need to be made to my siding. He has not called and have not returned my phone call. I suspect it is too little a job for them. I plan on calling and asking about the stuff hanging over the edge. In addition, I have not received a lien waver or a credit card receipt.

It went pretty well. One thing I asked was for feedback on how much more life my roof had, and what the specific fix/correction was, so I could understand the problem. I stayed around the first hour the guy worked on the roof, but he still hadn't found the problem. When I left and then returned, he was gone. I got an invoice a few days later, but the two questions I had were never answered. My roof, however, DOES NOT LEAK! That's good news.

We have made several attempts to contact the membern since this report was posted to date. We have been unsuccessful at contacting her but have left several messages, with no return calls. We had completed work for the memberin the past, but have no record of contract or receipt of payment in the approximate amount from the member regarding this job. We believe this report is based on a job that an ex representative had completed on his own (having been her representative previously) posing as a current John Beal Inc rep and was still using our contracts and other paperwork, and had received her payment directly. Unfortunately, circumstances beyond our control do arise, but we did address this as soon as we were aware of the situation. We have dealt with the ex representative through litigation, and have moved on. Our roof started leaking in April 2008. We called John Beale in early June to set up the appointment. They took about a month longer than promised to come out and do the work. They said it was because of the rainy weather. Once they came out, they took only a couple hours, and they cleaned up their mess. It seemed a little expensive, but the roof is no longer leaking.

Poor. The repairman had poor listening skills and was evasive about returning to repair the leak after his initial work failed. He broke several appointments and actually wrote up an estimate for an entirely new roof at a cost of $4,500. He clearly was incompetent and did not know what he was doing.
Description of Work: I hired the company to replace a leaky area in the roof. Initially the repair that was completed was successful. However, after a month the leak re-occurred and became worse. I contacted the repairman and he came back out and completed the same repair work with the same result. Thereafter, I had to follow up more than 4 times over the course of 10 months with various levels of management in the company, all the way up to the company owner. They wanted to charge me another $350 on top of the initial repair work and would NOT warranty the work. I hired a different roofer who immediately and correctly identified the problem. He indicated that John Beal and company had actually made the leak worse by putting an excessive amount of tar on the leaky area. The tar actually created a trough that caused the rain water to go under the shingles and leak inside the house. The second contractor completed a thorough repair of the area which included tearing off the excessive layers of tar, and replaced the tar paper and shingles. This was done at a cost of $650 and was WARRANTIED. The leak has stopped and has not occurred since.

I have not seen any additional damage. They gave an estimate after identifying the problem. They did the job in one day. The price was reasonable. They took a picture for me when the work was completed.

Their estimate was several thousand dollars higher than the estimate we actually went with. The guy that came and gave the estimate called us back several times after he gave it to see what we were going to do and to see what he could do to get us to go with him. He seemed pushy.

The company was prompt in showing up at the designated time. Although the quote was a decent price, I wasn't really comfortable with the company. They were not professional. The gentlemen who came by was very disheveled and the quote was sloppily written out on an invoice. They came out and gave an estimate and actually asked to look at the closet. He explained the estimate was higher than usual the ivy would have to be removedfrom the brick before they could start the job. We set up a tentative date which was not confirmed but my husband planned to be home. When no one showed up he called and they sent a crew over. They were only here for appox an hour (we were told it would take 3-4 hours). My husband looked at the job they did and immediately called the company to complain of the quality. The next morning at 7 am the foreman arrived and was appalled at the work and said it would be remedied that day. When I got home from work I was greeted with a beautiful tuckpointing job. The mortar was matched, they actually did more work than previousl crew I am very happy with the quality . We will be doing a major remodel and will definitely ask John Beal to bid on the work.

Saleman arrived on time and discussed the job, and prices seemed right. I signed a contract and they got the job scheduled and completed in about 2-3 days. Got a new gutter with mesh covering installed for $350, and it worked, no more water down the back of the house. However, about 13 months later, I noticed water down the back of the house again, and in the basement. I got on the roof and cleaned everything off the mesh (wasn't much there). Still, next rain resulted in water pouring down back again. I called the contractor and was told my salesperson would contact me. Two days later, still hadn't heard (rainstorm in the meantime had sent a lot of water into basement). I was forced to call back, and finally got a call-back from my salesperson. He was very nice, but because the job was just two months out of warranty (one year warranty, apparently), no free repairs. Additionally, I was told their minimum job size was $350, and since that is what the whole job cost to start with, any repairs would cost that much again. I was hoping for some leeway with only being two months out of warranty (at least that they would lower their minimum price for this job), but no luck. At least my salesman had the honesty to say I would just be better off finding a cheaper repair-person and that the 350-minimum was just a policy of Jon Beal, nothing he could do. That's why I give Jon Beal a qualified "Yes"... The work was done OK, but next time I would probably negotiate for a longer warranty since repairs might not always reach the 350 minimum cost. But for a new job exceeding 350, I think they do decent work.

Contacted them through website, got a call back promptly, and then a follow up appointment to view the damage. Jeff DelRosario was friendly, polite and professional and gave me an estimate/proposal on the spot, no high pressure when I said I needed to think about it. There were a few delays getting started, but we've had a lot of rain lately, so I wasn't too surprised. The work was done the same day they started. It looks beautiful, they cleaned up nicely, and there were no surprise additional charges.

There were gaps, he didn't use a matching color of caulk, there's a dent in our siding from his ladder. We were able to get our money back, but we still have crappy caulk on our window.

The day we called Anthony came out to give a bid. He recommended rebuilding instead of just tuckpointing; he also gave a bid for tuckpointing (for $800) but without a warranty. (Another contractor wouldn't even give a bid for tuckpointing.) After considering our options, we asked Anthony whether the chimney could be built up to a fraction of its original height, since it wasn't being used for our (decorative) fireplace; he came out again and astutely noted that it was venting our furnace and hot-water heater, so a "lopped-off" variant would violate building code. he work was scheduled for nearly 2 months later, which was fine with us. We were out of town when the crew did most of the work (over the weekend!), but they appear to have done a high quality job. The new brick matches the old pretty well. They left some spatterings of mortar on the base of the chimney (Anthony offered to clean this up) and a lot, a few 1-gallon buckets full, of small debris in the yard.
Description of Work: Our brick home is 65+ years old, and the chimney was clearly in need of some tuckpointing (e.g., chunks of mortar falling out, pieces of brick chipping off). Unbeknownst to us, the chimney was in such poor shape that it really needed to be torn down and rebuilt from the roof up (it extends from the ground to about 10-15 ft above the roof); we learned this after having two reputable contractors give us estimates, both strongly suggested rebuilding instead of tuckpointing. Anthony's crew tore down the chimney and rebuilt it (including a new cap) with matching brick. They did not replicate some of the previously existing detail, basically a long vertical strip of yellow brick, because finding matching brick would've been difficult, but we had agreed that this was not important. They hauled away the old brick and mortar. This work included a 1-year workmanship warranty.

Sales representative Ryan was very prompt in responding to our call. Came out right away to look at problem and work was completed within a week of our call. It's great to get such a good response. Repair seems to have fixed leak, and Ryan gave us assurance that they would come back to fix if the problem was not taken care of. One negative, the price seemed kind of high, but responsiveness outweighed that for us.

We had a leak from the top of a window on our main floor. We had used this company before for a repair and contacted them again. Ryan scheduled time to come out right away. When he could not keep our appointment, instead of canceling he sent another workman to look at our problem. He discovered the broken bricks on the second floor, which was allowing water to get in. Work was completed as promised, and they made every effort to match the brick on our home. If the problem persists, they have assured us they will be back to fix it.
Description of Work: Removed 2 broken bricks from the exterior window sill on second floor. Replaced with new bricks and tuckpointed and re-mortared area.
