Description of Work: Dennis is extremely thorough. He went through the house with his equipment and then gave us the findings in detail. We were able to give the engineering report to the contractor we hired (recommended by Dennis) and they got us back to square. No guessing, no speculating, Dennis got to the core issue and we got recommendations and a plan! Worth every penny.

Description of Work: He spent several hours looking, measuring, and making notes. Then he explained and summarized everything including approx cost we should expect. He even added a few comments on how to prevent further problems. About one week later we received a written summary and some detailed drawings along with some recommended contracts to get quotes from.

Description of Work: I have a house that needs foundation repair. I had 5 different foundation companies give me an estimate. I ended up with 5 totally different foundation needs/quotes. Cost estimating from $10,000.00 to $20,000. I decided to have a independent structural engineer inspection. I found Dennis on Angie's list and read his reviews. The reviews were right. Dennis was very helpful and professional. He listened to my concerns and confusion over the 5 proposals I had been given. Dennis showed and explained everything that was happening to my foundation and why. He was very informative. There wasn't as much repair work as I was quoted. He eased my worries and saved me much in cost. I would recommend Dennis to anyone who has concerns.

 + -1 moreMr. Seig appeared to be very professional and honest. He seemed to have an expert understanding of home structure from both an engineering standpoint and from a construction standpoint. He reassured us that the problem could be fixed and made good recommendations on who to contact for bids.
Description of Work: Mr. Seig did an extremely thorough inspection of the entire house, basement, foundation, area around the foundation. He told us where each problem area was and what had caused it and what things, if any, needed to be fixed. He provided a very detailed, precise report on exactly how to fix the problem. We hired a contractor to do the work he recommended and have had excellent results.

 + -1 moreDennis also took time to inspect a kitchen cabinet that had settled. He discovered that it was not a foundation problem, but a construction problem due to the fact that the cabinet installer had not properly fastened it to a stud when the cabinets were installed. He gave a favorable report on a previous jacking job to a porch as well as a mud jacking job to our front steps. When Dennis left here, I felt that I knew exactly what needed to be done, and didn't need to guess which of the diagnosis that we had already received from foundation companies was correct. He told me about another company that worked for a fair price whose work he had observed and liked. When the representative of that company came out, he too thoroughly inspected the foundation. When he had finished, he gave me the same opinion that Dennis had given without knowing what Dennis had said. That just helped to confirm to me that the diagnosis was correct.
Description of Work: Dennis came to our home and did a thorough inspection of our chimney and foundation. He took his time inspecting around the house and in the crawl space. He looked for cracks in the ceiling and walls as well as in the foundation. He then informed me that the chimney foundation had rolled outward resulting in about an inch of movement at the roof line. He said that foundation cracking in the area of the chimney had occurred as a result of the movement. He recommended the chimney foundation be stabilized by underpinning it with hydraulically driven steel piers, but that piering of the main foundation was not necessary. His written report explained everything he had told me as well as instructions for removing mortar and insulation before the piering, and then chinking with insulation, filling joints with mortar, and caulking the exterior, as well as inspecting the flashing after the piering. The report also told how much slop needed to me maintained out from the chimney.

While on the job, he also responded to some other questions I had about the house but had forgotten to mention in our first conversation. He was very helpful with that information and provided this added value without additional charge.

Dennis checked the outside perimeter of the foundation, the inside perimeter and checked the drywall cracks. There are no big issues, but rather a need for better landscape grading. He made specific suggestions and included diagrams in his report.

 + 0 moreWe originally called several stone masons to provide estimates as to the cost of fixing the stone that was falling off the back of the house. After receiving an estimate from a local big name firm that recommended repairs costing more than half the value of the house to remove the entire back of the house, we called a structural engineer to examine the damage. Dennis was prompt, and very knowledgeable. He was able to explain in terms that we understood, how the foundation of our house had been laid. He was very familiar with the type of houses in our neighborhood (old) and understood the significance of the multiple layers of brick covered with decorative stone. He explained that the damage was exterior only and was able to recommend the amount of repair needed. He submitted a written and notarized report within a week of his visit.

I had a tiling job starting that day so I was a bit anxious to have someone look at the crack.  + 0 moreIn order to get an ''unbiased'' evaluation, I contacted Dennis. I had previously received 2 estimates on structural work to repair and stabilize the foundation and some interior cracks. Those bids were FAR apart in scope and $$. Dennis was here in about an hour. He was very thorough in his evaluation, taking time to check and recheck certain points. He then explained everything in detail and submitted a written report. He broke things down into work that I could do and work to be hired out. He gave me key words and things to verify when I did contract for the work to be done. The overall savings to me as a result of using his service was around 10K. (Happy me!)

He explained about cracks and what they meant, and which was structural and which was cosmentic what to watch for in the future. He also showed me about the levelers in the door so I could make the door shut. (Nothings permanent!) I would certainly call on him again. He is very knowledgeable and happy to share his knowledge.

He patiently explained different types of cracks, their causes and how to watch them in the future. He followed up with a written report of his recommendations. He saved me over $15k estimated by a foundation repair company as I did not need those repairs and would have wasted the money. Dennis not only has an engineering degrees, he has experience as a builder himself. He was very helpful and I would not hesitate to call him again. Since he has nothing to sell, but could hurt his reputation, I felt he was honest.
