This company built my deck and we were very satisfied with the work. A few months down the line the ceiling was leaking. They honored their warranty and came to repair the ceiling. Since then we had them two more times to make repairs. But, the leaks only got worse and now our ceiling is collapsing. We were told that it was the gutters, so we paid $896 to install top of the line gutters. Still, the leaks continue. I emailed the company on November 3rd with pictures, asking them for an estimate on repairs, knowing that the warranty is expired. I contacted another contractor who said that the pitch of the roof wasn't adequate enough to run the water down off the roof. So we will be charged at least $4500-$5000 more to make repairs. I am disappointed in Tri-Lakes. We really liked the owner,mouth he hasn't been able to,resolve this issue for us. So here we go again.

Great company, owner always answered our calls or called back promptly, He was also on site for a short time every day his team was here to check the work and receive our feedback. They also worked with the mess the previous contractor left after he had ordered the wrong material then quit the project. Very professional, we would hire them again and plan to for our next three projects.

The provider came out the day after I called and requested an estimate on repairing broken pieces of siding on my home. He made a thorough inspection of the entire home and identified each repair (hole, gap, etc.) that needed to be fixed. He then gave me a price that included materials and labor. I gave him a deposit that was one-third of the total price. He told me that the work would be done within 2 weeks, as he had other jobs lined up. However, two days later, he called and said he had had a cancellation and that the materials had arrived so he was prepared to do the work immediately. He delivered the materials that afternoon and the next morning his installers arrived at 8:30 a.m., as promised, and completed the work quickly and very satisfactorily. I was very happy with my experience and would recommend Mike and his company without reservation!

Mike came over and took a look at our deck giving us his vision on how he would proceed. He used top notch materials for all the work. His workmen are very professional and on time every day. They worked on the hottest days in the summer and I even had to almost chase one of them home because it was too hot to work. My husband and I wanted some electrical pulled to install lights and they did it without a blink of an eye. Still they finished ahead of their projected time line. The craftsmanship is stellar. We had a slight issue after the completion of the job and they came out to fix everything while we were on vacation. The most impressive thing we noticed was Mike was there almost daily to supervise, roll up his sleeves and help his crew. He must put hundreds of miles on his vehicle to make sure all his crews are doing as they were instructed. And the relationships are extremely cohesive. We plan on using him again for some other projects we have planned for next year. He keeps his word on the warranties and we trust him.

A local realtor from the largest realty company in the area.recommended Tri Lakes Exteriors and its owner Mike Keys. Mike and his team did a great job. Their attention to detail was amazing and all of the work was performed on budget and finished before the deadline. From the consultation, I very much got the sense that Mike was interested in doing the right thing and not misleading us or selling us something we didn't need. I talked to a couple other companies and got the feeling they were a little smarmy and that as the process progressed I would be hit with a couple of unexpected surprises. Tri Lakes estimate was in-line with the other estimates. But upon completion, it was obvious they went above and beyond in putting on our siding. In a couple of places they replaced the under material to ensure there was no wood rot. And they handcrafted a couple of areas to guarantee a tight fit. It's important to know that Mike and his team live in the area. If something goes wrong, he knows its his reputation at stake and these are his neighbors that will be upset. So in our case, he did everything possible to deliver an outstanding product. I really believe that working with a local company is great for the community but also guarantees that the company is more likely to care and do a good job. I know in that was the situation with Mike and Tri Lakes Exteriors. I would recommend them in a heartbeat.

Well at first I thought it seemed fair on the price and he seemed sincere as to what needed to be done. But when the man came to power wash and stain several months later, my husband told him that some of the floor planks had sap so didn't think they were ready to be done. The gentleman seemed to think the power wash would handle that and continued on with the job. For the first couple of days, it looked very nice, but then the wood started sapping, not one but over a dozen boards. We contacted Mike and he said he would get out there and replace them, he said sometimes Pine wood does that. We waited for over 3 weeks and nothing, so my husband left several messages that were unanswered. Finally he got through and Mike didn't seem to happy to accommodate us anymore. He wasn't going to replace all the boards, he would try and fix what he could by cutting off the bad part and replacing. We were not happy with the cutting up of the boards, thought the whole board should be replaced. So he sent a gentleman out and he told my husband that was what he was going to do, just cut the bad part out and replace then he would stain the replacements. To me that was not a good fix, but I was out of town and my 70 year old husband was trying to handle it. So my husband said he came back in the house to let the man do his job and next thing he sees the guy has packed all his stuff up and was leaving. He called Mike to see what was going on and Mike acting very unprofessional just tore into my husband saying his man felt threatened and could not do the job. Right my 70 year old husband was going to harm this younger man. Mike proceeded to tell my husband he didn't have to replace the boards that he was just trying to be nice. He called my husband a liar etc. Mike also claimed he told us that the Pine Wood saps. Now I call Mike a liar. I was in on the original bid, no way did he mention about the sap. If he had we would not have had him put in the Pine. I can't even go out on one side of the deck as I step in the sap all the time and then it is on your shoes. This man claimed he was insured, but never would provide proof. We never got a any kind of a receipt for the staining job. I am so sorry we ever went to Kimberling City to get service. He should be ashamed of himself for taking advantage of seniors or anyone. As far as the good reviews, this must be people that live in Kimberling City or close.

Response from Tri-Lakes Exterior Home Improvement
Dear [Member Name Removed], I am very sorry to hear that our efforts to replace your deckboards that were sapping (at our expense) was not satisfactory to your husband. I would like to address the simpler issues in your review first: (1) we carry full liability insurance, and are able and willing to provide a certificate of coverage to any customer that requests it (our insurer will even draw our customers a certificate that lists them and their home as a named insured upon request). I do not recall that request ever being made by you or your husband, but we are always happy to provide that documentation. In addition, if you would like a final invoice, we would be happy to provide that as well. With respect to the issues with your deck – we used quality pressure treated lumber purchased through Meeks Lumber to re-secure your existing deck and replace all of the deckboards on your damaged deck (and we also installed two doors for you at no charge while we were onsite). The deck rebuild project was completed in May, and must have been completed to your satisfaction because you called us again in July and we came to a separate agreement to powerwash and stain your deck in August. The sap oozing through some of those boards is a natural product of the wood (and can be quite common in pressure treated lumber). Running sap has nothing to do with stains, sealers, or waterproofing the deck. It resides in "pitch pockets" in wood, and when the wood gets hot enough, it melts and runs out. This is not a design defect, or an installation issue, or even a timing of staining issue – I have heard of pressure treated lumber sapping even 8-10 years after it is installed and treated. Because it is a natural product of this type of wood, there is nothing that can be done about this other than to remedy the issue once it occurs in one of two ways: (1) You can take a cloth or rough sponge with a little turpentine or Goo-be-Gone and wipe up the sap (usually just once or twice a year) until the pitch pockets run dry (after the pocket has run dry, you will no longer have this relatively minor maintenance issue), or (2) replace the boards. We chose to replace the sapping boards at our cost rather than ask you to deal with the maintenance issues because we wanted to do everything we could to make sure that you were 100% satisfied with your refurbished deck. As you can see from our other reviews, we pride ourselves in going above and beyond to make sure our customers are 100% satisfied. We went and purchased additional boards to replace the boards in the areas where there was sapping in an effort to resolve the issue. During the time you state that you did not hear from us, you were informed that we were allowing the new boards we purchased to dry out so that we could install and stain the replacement boards at the same time. However, when our guy arrived to replace the boards that were sapping, your husband informed him that he wanted each 16 foot deck board in its entirety to be replaced if any area of those boards had sap on them. Our guy obviously was not prepared for this request and the ensuing confrontation and called me. We had 10 foot deck boards ready to be installed in place of the sapping boards consistent with the pattern and layout of the boards on the deck (standard deck boards will run between 8 and 16 feet), but replacing each of the 16 foot deck boards in their entirety for a small area of sap at our expense was not an option for something that is a natural quality of the wood and can be remedied by minor maintenance or by replacing with sections of new deckboards. Again, we were ready and willing to replace the boards where there was sapping, but your husband became extremely confrontational with our guy and continued to insist that we replace the entirety of the boards. In eight years of working with us, our guy has never requested to leave a job because of a customer issue, and because he was so uncomfortable with being yelled at, I told him to leave. I do not permit my workers to be subjected to that type of behavior on our jobsites, whether from my customers or anyone else. Again, I am very sorry that we were not able to resolve the issue to your satisfaction, but it was not for lack of good faith effort and expense on our part. Please try the maintenance suggestions I outlined above to rectify the sapping issue – it will remedy with time once the pitch pockets run their course and dry. And as I mentioned to your husband repeatedly on the telephone, please don’t take my word for it regarding the sapping being a natural and normal quality with respect to this type of wood that you requested that we use for your deck (pressure treated lumber). Call Lowes, Meeks, Home Depot or do an internet search and you will see that this is not a design, quality, install, or timing of staining issue – this is just the nature of the type of wood. Mike Keys of Tri-Lakes Exterior and his company did excellent job! The cost estimate sounded reasonable. He is very professional, detail oriented and trustworthy. He removed both toilets, all kitchen cabinets, refrigerator, dishwasher and the stove. Removed all old tiles and scrape the old grout off of existing subfloor. Installed new concrete backer board and the new tiles. This is a rental house, so I am not there to oversee the work. Everything went fine and he sent me detailed photos by email so I could see the outcome. I found Mike Keys to be honest, reliable, hard working, and able to execute the job on time and within budget. He also power washed my house from outside and the work was excellent as well. I would highly recommend him to others and definitely will use his services in the future.

We haven't had time to finalize what we are going to do. We got three quotes. They were very professional and they came out shortly after I talked to them. They walked around the house and measured everything up. He laid out what they would do and showed us the various types of gutter guards they had. It took 20-25 minutes. They were all about the same price. They were here within minutes of when they told me.

This small job was completed without much fan-fare.
Description of Work: I had a roof repair job from storm damage. The repair was finished on time and within estimate. Also requested an estimate for a new deck, which was provided with several good suggestions and a reasonable estimate. We have not started the construction yet due to cost constraints, but we will use the plan when we are ready.
They designed and built a back porch/deck and did a great job. We even have a little bench around the parameter of the porch. Prompt, good workmanship, and was very reasonably priced compared to other estimates. I would definitely use them again.

Mike Keys of Tri-Lakes Exterior and his staff did an excellent job! He was very efficient and detail oriented. This is a vacation condo, so we were not there to oversee the work. We placed our trust in Mike, and he did not let us down. The work was completed in a timely manner and he provided detailed photos to us by email so that we could see the outcome. He also offered to coordinate the new carpet installation so that we would not have to make another trip out there, so he met the carpet installer at the condo and provided access. Mike also promptly notified us the next day of the damage the careless carpet installer had caused, and provided photos by email. He personally contacted the company that contracted the carpet installer to advise them of the damage and offered to meet them there to show them the damage. He really went beyond what I would have ever expected, but he clearly felt an obligation to follow thru until this matter was resolved. With Mike's assistance, the company paid for the damages to the newly painted walls, the new trim, the fireplace mantel, and Mike was able to make the repairs quickly and completely. I highly recommend him, as he is conscientious, trustworthy and does an excellent job.

They came out and gave me a bid on 2/16, and started work on 2/21. The job was completed by 2/24. The work was professional done, and each time they found a bad piece of decking board on the roof, the showed it to me before the replaced it and after they replaced, per my request. They clean up the entire mess, around the whole house, and left nothing laying around. I was very pleased with the job they performed, and thought they were very professional. They will be back this week to wrap my facia boards with aluminum, and I have no doubt in my mind the job will be done correctly, in a timely fashion, and handled professionally. I will definitely hire this company in the future for other projects that I will not be able to perform myself around my house.
