Things were found as it was a home inspection. I signed his paperwork paid him $299.00 and received his offical paperwork which had all his disclaimers etc + once again the emblem of ASHI, indicating he is an ASHI certified inspector.Larry promised me he would help me with items found needing repair.. not to worry .. he knew how to do all this various reapirs etc. The real estate agent was present on several occasions when Larry said he would make the repairs, which she now denies.What he failed to tell me was that he is not a member of ASHI (not since 2008) and does not have a business license for working in Gladstone Mo or Kansas City Mo... I have since found out that a license is not required in the state of Missouri. That should be changed. I made calls to ASHI, City of Gladstone, MO, City of Kansas City MO, the AG of Missouri and Missouri Real Estate Commission. I spoke with the broker and the agent who claims she was not aware of Mr Dilts not being certified which could or could not be true. Granted, it was up to me to check this joker out, and I did, too late. Real estate co has their own disclaimers in regards to home inspection services. I signed the papers and it is my responsibility and I accept that. However, when your real estate agent says she knows a good guy, you would think she would know what his creditials are or are not.. Just as an attorney would check out an expert witness for his case. She was paid her money and him his for jobs in which were less than what was expected. He missed several things (of course) it's the most pitiful inspection I have ever seen. He disappeared for several months (was to fix my a/c among other things) then popped back up after 3 or 4 months, saying inspections were way down and offered me a furnace for 1st it was 150.00 then 450.00 out of a "lot" of stuff he bought at an auction... then said he lost out of the back of his truck it on N. Oak as he was turning a corner, found another one for about the same amount that came out of a house built in 1989. Said he would fix the sump pump etc.. guy was a no show.Besides, why would I pay someone to put an old furnace in? The one in the attic had a cracked heat exchanger (found that out on closing day) I gave him the benefit of doubt.. he proved me right.. he is a shister. One of the things he missed? My house is not wired currectly. Can't put insulation in either till the correct wire is installed with the boxes (he did tell me me about the boxes) Will cost $3000.00 and up to rewire. My HVAC guys saw it instantly. Check your Home Inspectors inside and out. By the way, the real estate lady was a friend of a friend (moms friend) I blew my stack when I first got this place because of stuff I was finding. I was so stressed out and I did apologize.(Agent said she felt a real connection to me and understood, it has happened to her with her friends) Larry brought me flowers and said to blame him for the mess so I am. (he also told me I looked like his aunt, I needed a pair of boots) He is certainly blame worthy.I don't like being lied to nor someone who passes themself off as something they are not. That would be fraud my friend.The agents name is not being mentioned since I can't prove one way or another of what she knows and doesn't know. But when you sit back and look at the whole picture, it makes you wonder.
Description of Work: Larry was a referral from my real estate agent, with R & N on Barry Road. Upon meeting him at the house the first time we were to do an inspection, he gave me his business card. The card has the ASHI emblem, indicating that he was a certified inspector. (he also had a web site which I viewed between inspections, as of last week, web site was gone) We were unable to complete the inspection on that day.He met us there 2 more occasions due to water in crawl space (once) no water or gas on (once). I recvd a call from my Insurance agent (John Flacke w/American Family that he had a fax indicating I was scheduled to close in a matter of a days (hadn't heard from agent on this) I called the real estate agent who said not to worry, she would get ahold of Larry.So I followed up after not haring from her for a couple of days. She indicated that one day that she forgot to call Larry, then for the next several days she had left messages for him, "he must be mad at me" then said she was kidding. Came down to closing day when the "inspection" was completed... 2 hours before closing.
