We hired Charles Burt Property Management to manage our 27 rentals in January 2009. In the 5 months we employed them, they failed to secure even one tenant for our apartment complex, while 5 more tenants were lost and not replaced, due to their incompetency. This property management team did nothing to help us find new tenants or even keep the old ones. Their Maintenance Coordinator doesn?t answer his phone. The Office Manager said he had shown our apartments, but admitted he didn?t even know how much to tell a prospective tenant the rent was. Over the months, we requested they advertise to find new tenants for us, yet they refused. However when I, successfully, ran my own newspaper ads, they expected me to pay them a "finder?s fee" as stated in their contract, as well as their monthly percentage, even though they did not find the new tenant! Upon hiring Charles Burt?s Property Management team, they told us they would be available 24/7. This statement is completely false. They do not respond to phone calls or e-mails. Rather than picking up on calls any day and any time, the Maintenance Coordinator doesn?t even answer during business hours, let alone evenings or weekends. Our calls, as well as our tenant?s calls, were rarely answered and, if we, or our tenants, left messages, the calls were rarely returned. I have emails showing that it took about one month to get a small piece of flashing, approximately 3 feet long, nailed up over a tenant?s porch. The workman?s excuse for it taking this long was that he didn?t have any white nails to match the flashing. In the end, he nailed it up with nails that did not match, anyway. And, this was done under duress, as the tenant threatened to call the local housing authority and complain. This same tenant needed her leaking vanity replaced and I told the Maintenance Coordinator to go to Lowe?s and purchase a new one. That also took weeks for that to get any attention, and when finally addressed, the maintenance personnel just did a patch-up job, rather than purchase a new vanity, as I had requested. But, if they had done as I asked and purchased new, they wouldn?t have been able to bill me for hours of labor. Along those same lines, on different occasions, I requested the purchase of other items, such as new doors, new lock sets, etc. but that never happened. I also repeatedly requested bids on another property, for extensive repair work, with no response. When I became unhappy about their lack of service, the Office Manager threatened me with a ?fine? of several thousand dollars, then went into a rant and hurled obscenities at me. When my husband called the office to discuss the situation with him, the Office Manager laughed at him and hung-up on him. They are very unprofessional.
