Don't use with the inspector your Agent referred. Steve is your guy. He gets it. He works for you, not your agent. If you want to know all the bad things about the house (and that's why you're hiring an inspector, after all), you want Steve. If not, don't hire an inspector. There is a little understood conflict of interest for Home Inspectors. This is very real. It absolutely can affect the quality of your home inspection and potentially whether or not you buy the house. I'll explain, and then I'll explain why Steve is your guy. Home Inspectors get almost all their business from Agent referrals. However, Agents only get paid when they sell a house. So, if an inspector keeps finding big enough problems to kill sales there is a good chance the Agent won't invite him back. Agents tend to refer Inspectors who will find some problems, but not make such a big deal about them to kill the sale. That's not what you want. We have had 2 inspectors miss some pretty big things, and that is when we recognized this conflict of interest. Some Home Inspectors have enough integrity to overcome the conflict of interest, but you want the Inspector's interests aligned with yours if at all possible. So, you can't use the Inspector your agent recommended - no matter how great he is! You have to find your own - through a place like Angie's List! Of the top Inspectors we saw, Steve was the only one who seemed to get this conflict of interest thing. On his website he specifically said he works for you, not your agent. Apparently he has a reputation for killing deals. That's the guy you want! You want the Inspector that Agents hate, and your Agent probably won't refer you to that Inspector. You make the decision about how serious the problems are. Please remember, there will be some problems found, especially if you use Steve. The point is that you want to know about them all and have a qualified, honest, unbiased assessment of how serious they are. For our specific inspection, we had a very good feel going in. We have learned some of the key things to notice by now (e.g. water marks in the basement), and saw telltale signs of meticulous maintenance. Steve confirmed the house was well maintained - "boring" from his perspective. He definitely wrote up a lot of findings, but they were all pretty minor except for some chimney work which was written up by the Chimney Inspector. A great experience.

Steve was right on top of everything. He answered his phone when I first called and we setup a meeting immediately. Steve arrived at the new house before the scheduled time and was already working. He is professional, nice, and explains everything. His report was done that day and he followed up to make sure I understood the issues noted in the inspection. I would highly recommend Steve.

Steve was excellent! I called around for home inspectors and Steve took the time to discuss all the details of a home inspection and how to choose a quality home inspector. He described his training and qualifications and I was very impressed. He actually serves on the board that develops the exam for new home inspectors to pass. He was very helpful and self-less, providing me this information whether I used his services or not. He was very communicative throughout the process and provided us with a very detailed report with photos. Since we did this remotely from another state, he called us to discuss his comments in the report and to note what was more critical and what was minor. During his inspection he even relabeled the fuse box for us to be correct. He didn't have to do this but it reflects that he is just a good person and takes pride in his work. He also provided other advise for potential repairs and upgrade to expect in the future. He gave us tips on things we could do ourselves to save money. In sum, we were very happy with his work and very confident in trusting him to complete the inspection without us present. I highly recommend him as a highly qualified and ethical home inspector. I would recommend him to my own family and friends. There is a reason he is listed as a top provider on Angie's List. He has definitely earned these accolades.

Thank you [member name removed] for the very nice review. I would like to correct one thing that you said though about my qualifications. You said "He actually serves on the board that develops the exam for new home inspectors to pass". That statement is not fully accurate. I served on the American Society of Home Inspectors (ASHI) National Board of Directors from 2006-2009 after having been St. Louis ASHI's President in 2002. I participated in several test studies with the Educational Board of Professional Home Inspectors (EBPHI) who developed the National Home Inspector exam. This is the test that the ASHI membership must pass to become a Certified ASHI Member and has also been adopted by many states that have licensing of home inspectors. What many home buyers are unaware of is that Missouri does not have any form of home inspector licensing. If you have a business card saying you are a home inspector, you are one. It was very easy to schedule an appointment with Steve. He was already at the home when we had arrived and had started working. It was well worth going through the inspection with him as he was able to point out areas of concern that are easier to appreciate in person. He was meticulous and very detailed and also was able to point out what was important and what was not in the home buying process. We felt very reassured with his comments. The seller reviewed the list of items that required attention and after obtaining bids agreed to either fix or compensate us for the important things that Steve had outlined. The price above included the radon testing. The termite inspection is performed by another company and was an additional $65, however Steve saved us about $5000 in repairs. I would certainly recommend his services. I have to downgrade Steve. It has become fairly evident that the house we bought has significant basement flooding issues and in retrospect there were some tell tale signs that should have at least raised concerns that were never brought to us. If the evidence of water damage had been clearly pointed out to us, we would not have purchased the home.

The name of the inspector is Steve McNamee. I really felt like he had my best interest in mind. He was very thorough and informative which has made my negotiation process much easier. This property will be my first investment type property, so I wanted to make sure that I'm get off on the right foot. After the inspection, I do not feel like I'm going into this blindly.

I called Steve and he picked up immediately. He was on a job and politely let me know that he would return my call. Later, he answered my initial questions and we scheduled an inspection. Steve also offered to set up a pest inspection and a sewer inspection with some other contractors. On the day of the inspection, Steve arrived early and did some preliminary scouting. When I arrived he brought me up to speed and pointed out what he'd already found. Steve took the time to explain his services and answer my last minute questions. Steve did not use any pressure tactics and I appreciated that. Steve is thorough and precise in his work. He inspects the house like a modern day Sherlock, investigating every angle. He paused to explain his findings and talked to me about preventative maintenance that would keep my home's systems running well. Steve took the time to point things out that people might not consider. Example, Ivy (though beautiful) is a destructive force on a home's exterior. The inspection took around 3 and 1/2 hours. I felt very confident in my home buying negotiations after seeing Steve work over the house with a fine tooth comb. Steve's report was delivered a few hours later and it bears his trademark quality and attention to detail. Bottom line: Steve is worth his salt. He will save you money and headaches with his depth of knowledge.

Steve showed up early and it's a good thing he did, because the combination the realtor gave him to access the house was the wrong one, and we had to scramble to get into the house. He patiently showed us the potential problems outside the home first, then moved inside. Steve worked for a foundation repair company before, and was able to point out prior repairs to the foundation and confirm that it was a professional job. He checked everything from electrical to plumbing and all the major appliances. I would use Steve again in a heart beat, although he can get a little wordy sometimes.
Description of Work: Steve was not the least expensive bid, but he did an excellent job. He was prompt, very responsive, and was very professional. If anything, he did too thorough a job and almost scared me out of buying my new home, but I'd rather know the issues up front than to have surprises down the road. He even predicted that the washer drainage set-up in the basement would likely cause the drain to overflow, and sure enough, it did the first time we used it. Steve recommended two excellent firms for my sewer pipe inspection and termite inspection. If you are thinking of buying a house, he's your man.

We highly recommend Steve for a home inspection.In fact we already did refer him to friends of ours who are buying a house as well. He is a true professional who does the job right. Many inspectors can come in say what is wrong with any house as all houses have problems. He points out what is little and what is a lot.( jab, jab, punch). He does treat you as if he was your father or father in law trying to take care of you and your family and your potential home. I did not give him excellent on price because that is an unfair category to a true professional. Everyone wants the best service at the best price but we all know we cannot get both. I am still amazed at the service we got for the price we paid. This is a big investment buying a home why short change the guy who is going to tell you what is wrong with the place. He takes pride in what he does that says a lot about a person you has to tell you negative news. That is what he is there so if you take the negative personal he is doing it for your own good not his. Thanks so much Steve we will call again on the next house.

Steve was on time, throughout and knowledgable about the construction of my new condo. He did his research ahead of time to know that the air conditioners were on the roof of the building etc. He provided information in easy to understand even for a first time homebuyer. He was able to track down several missing outlets/switch combos, gfi's, and verify whether water stain along windowsill was fresh or not. He answered all my questions and checked the place out quite throughoutly. He spent about 90 minutes checking my condo which is only about 650 square feet.
Description of Work: A prepurchase inspection on a condominium that is half of a single floor in a 6-unit building and approx 650 sq. ft.

We have used this company 3 times (11/2004 for our current condo, 10/2007 for a home we did not end up buying, and most recently in 11/2012 for a potential home). The experience was similar each time. Steve was punctual and professional in all cases. He found things we would not even have considered. He educated us along the way on what was actually important vs. things that just needed to be noted. Most recently, we also had radon checked in our prospective home. It was significantly high and we're glad to have that remedied before we move forward with our prospective purchase. I have and would recommend his services to anyone buying a home. I cannot imagine finding a more thorough and helpful professional. As a seller, I would prefer a less vigilant inspector. My husband was present during the most recent inspection of our condo (not by Steve, but by someone chosen by the buyer) while working with the city inspector. It as night and day to see the difference in thouroughness from that national company that also sells home protection plans. It made us thankful to have found Steve years ago.

This inspection service was recommended by our realtor, and we are quite satisfied. My wife and I arrived at the house five-ten minutes before the appointment, and Steve had already been there working for a few minutes. He said he always arrived early so that we would have something to talk about from the moment we walked up. From then on, he went over everything inside and out with us: every faucet, doorknob, outlet, appliance, etc. He showed us things that looked good, things that could use to be fixed (as well as providing tips for some of the quick fixes), and things we need to look out for as time moves on. At the end, Steve prepared a thorough report for us to submit to the sellers. The whole experience was illuminating and beneficial for two first-time homebuyers.

Steve was simply amazing! He was very responsive to all of my communications leading up to the inspections and sent me the reports the same day the inspection was completed. He pointed out several items the builder overlooked/missed and provided a detailed list of items that were of significance as well as items worth considering in a new home. He provided me with a ton of tips regarding basic home care and upkeep - especially important for a first time home buyer like me. He also included these tips in his report so I did not have to remember or scramble to note all the items. The entire process took a little over a couple of hours but it was worth every second. I couldn't have been more pleased with his service and would recommend to any homebuyer. Steve also performed a radon inspection for us. He provided clear instruction to me regarding the test so I could coordinate with the builder and their work team accordingly.

Contacting Homecheck was very easy. The owner, Steve McNamee is very responsive. Steve was very thorough in the inspection and pointed out many things to me regarding the current state of the home and future maintenance of the home - this was extremely useful, especially because I am a first time home buyer. I received my completed report on the home later that day.
