BEWARE!!!! The house was suppose to cost $144,000 for 1500 sq. f.t ranch home on a basement. It ended up costing $179,000 and that was not a finished house. We were never compensated for what we spent out of our pocket that was suppose to be included in the bid. We were never compensated for all the construction clean up we did. We made many cut-backs to reduce cost to no avail. He charged us approximately $12,000 over his bid on siding and soffit. We even went with a cheaper material and stained and caulked it ourselves in hopes to reduce the lower bid that had Hardie siding! He even tried to stop us from sealing the cedar siding before it was installed (according to the manufacturer instructions). So we had to let him put it up with the back side untreated or he refused to warranty it! He charged us approximately $27,000.00 to install untreated, uncaulked cedar siding and metal soffit. We also discovered he was taking material off our job for another job. He charged us for material that was used on another job. He would charge materials for our house and return it for refunds which we wouldn't get credited for. Only after I found out what he was doing did I get some refund for it. When we would question him about it or ask things be done a certain way (like using Pella tape in the window sills before installing windows) he would throw a temper tantrum and threaten not to warranty it. He would not make sure his sub-contractors did the work they were paid for and we later discovered that we were shorted on our insulation as well. The R-49 in the attic we bought was really an R-22. We tried to cut costs by having him put up inexpensive plywood on the rear porch ceiling instead of soffit material. He charged us $2,000.00 to nail up the plywood. Two guys and two hours work = $2,000. He also changed a sub-contractors invoice and added $1000 to it! I discovered it when he forgot to change all the numbers instead of just one. When we asked him to repair broken and bad cut boards on the deck he said he had to wait until he got "this deck job first". I assume someone else was going to pay for it. He and his crew would show up at 9AM, break for lunch around 11AM, return around 1:30PM, and leave by 4:30PM. He would not allow us to talk to the sub-contractors and told them not to talk to us if we called them. We were suppose to only go through him and they could only come over to finish work only with his approval. He expected us to pay up front for services that were not even completed yet. He said they would put a lean on our property. We never built a house before and did not know that we could have fired him because we were under a contract. We discovered later the contract was worthless. He made us promises he had no intention of keeping just to get our money. He promised us 25% discount on the building material that he got through Meeks but we never seen that either. I even wrote him a letter hoping he would have some mercy on us because we were still grieving the loss of our son to suicide and could not deal with all this too. Nothing mattered. He was determined to take us for every penny he could. We live in an area where there are no codes, no permits and no inspections. Builders here answer to nothing or no-one but their conscience. We have since had to hire someone else to correct his mistakes. Doors and windows were improperly installed, plumbing issues, leaky porch roof, concrete porch which slopes toward the house, poor insulation, cracks and holes in the foundation, no flashing in the roof valleys, now a flooded basement and damaged property due to plumbing pipes that separated at the well. The whole experience with this builder was a nightmare and we were deceived. We have since spent approximately an additional $47,000 and its still not done. A current appraisal of the house alone showed it to be valued at $145,000, and that's with all the additional money spent trying to finish it!
