Missouri Property Inspections

WARNING! Do NOT use this company!!!! Want to warn other unsuspecting people that the inspector, Chris Lucke, missed a lot on the inspection of the home we purchased in November. After realizing this, we had a second inspector come in and point out a lot of basic things that were not done to code, on a new build. These things are all fixable and being corrected, BUT, this guy should not be inspecting homes. Getting a good inspection is so important; shop around and get an excellent one - it will pay off.

Chris did an outstanding job with our home inspection. He was thorough and really took the time to explain concerns to us. He was exceptional, and discovered issues without being overly exaggerated. He was great at explaining what mattered and what was of lesser concern. We would definitely use this company again.

I have used both Paul and Chris on several inspections in the past six months and they are great to work with. Not only are their reports thorough but they are easy to understand as well. They always take good pictures and break down what the most important problems are with the house. I would not hesitate to hire them to inspect a home for me. They also do a great job with coordinating other inspections so you don't have to go around finding termite inspectors or sewer inspectors. You just call them and they handle the rest. MO Properties Inspections did a very complete and detailed professional home inspection for the home property. The price for the services rendered was extremely competitive with other home inspection companies. The inspector was very professional in all aspect and provided a detailed report which was very instrumental in making the proper final bid. I would highly recommend this company if you are planning to purchase a home...we got our money's worth.

Chris was amazing! Very professional, friendly & explained everything he was doing. I was happy that he spoke directly to me, as my dad & real estate agent were present, and he could have easily just spoken directly to them, as they know more about homes & what he was doing than I did. I felt valued by his speaking directly to me. I had a termite & sewer lateral inspections done as well & the contractors that MPI had show up were excellent as well. All the gentleman spoke with me, explained everything they did, any issues they found, etc. The inspection was at 9am and everyone was either a few minutes early or right on time. I was encouraged to ask questions & Chris even said I could follow him around while he worked (although I chose to walk around the home myself & really look at it & take measurments).

Excellent. Paul Reichle, the owner of the company did an extremely professional inspection of all elements related to the house, well and septic system. He addressed all questions and I believe found all "issues" I, or the seller of this home, will need to address. His follow up report was also excellent, very comprehensive and sent the same day!

I do not know how to rate the above survey; I assume that an A is the best and a F is a failure. The inspector took his time and explained to the Buyer suggestions on defects that he found. He took his time was not rushed and talked to the Buyer.

It went fantastic! Paul arrived on time. We met and discussed any concerns that I was having with the house so that he would take a closer look at those items. We then started outside and looked at all of the outside of the house and land. He was explaining things as we went along while he was documenting and taking photos. He made sure that I understood everything that he was saying. If I had a question, he would stop and we would discuss. We then went back inside and started in the basement, then the 1st floor, then the 2nd floor and then finally the attic. The walk through with him was thorough and extremely detailed. It took about 4 hours to do our whole house. He said that he would get the report to me in a few days and left. 3 days later I received a detailed report of the inspection. It was filled with a wealth of information. The report was about 30 pages long and was incredibly detailed. It had recommendations of what needed to be fixed, a description why and possible fixes. It also had all of the photos he took that documented every room in the house and every appliance. Hiring Missouri Property Inspections saved me thousands of dollars because they found things that I couldn't see (nail pop in roof, negative slope in back yard, garage kick trigger to make the garage raise back up if something is under it). I then was able to report them on my warranty walk with the builder and they were taken care of for free. I would highly recommend Missouri Property Inspections to anyone and I have. I have recommended him to others that built in our neighborhood and they all had positive experiences.

Initially all seemed well. I wasn't present for the inspection d/t time conflicts. They could only come when I was at work and I was unable to get off work. I got a detailed report that said everything was good with a few minor things that needed to be completed. The day before closing, my realtor noticed some loose shingles and that started a whole new process. Long story short, the inspector didn't note the gaping holes in the whole perimeter of the roof. There were several that I would easily have been able to step in, multiple that I could stick my whole arm through and then a whole slew of smaller holes (the pictures are only a small sample of what it looked like). When I called the company and spoke with the owner, Paul, he tried to insinuate that my father and I got up on the roof and made the holes ourselves. He was rude and ignorant and refused to accept that his inspector lied on his report. The pictures in the report were strategically taken to not show any of the holes or rotting wood. While the report did note that the inspector did not get on the roof due to leaves, there was a note about the metal vent that could only have been seen if he had gotten on the roof. At no point did the inspector recommend to have a roofer come for a second opinion. The roof was so bad that I had to get a whole new one- the damage was caused by squirrels that were living in the attic part of the roof. Something else that was not noted, even though he said he got in there. I had 2 different roofers tell me it was the most extensive damage they have ever seen. The insurance inspector stated the roof never should have passed inspection and they would not cover it because it was clearly pre-existing damage.

Great! Paul is very educational about his work. When he leaves you you feel like you know more about your home and home maintenance than you did before!
