(Member name removed) is disappointed in the timing of the market, and not pleased that his home has been shown only 3 times in the last few months. I completely understand his frustration and have had weekly discussions about his position within the market (price on his home) and overall timing of the market. He and his wife chose to put their home in Harrisburg on the market January 30th, which is not the best time of year with weather, and they fully understood at that time that we wouldn't begin our "spring market" until late April/Early May. Furthermore, they decided to list their home at a high price because they "did not want their home to sell too quickly", and when (member name removed) moved Easter weekend, he thought miraculously his home would be sold at his timing. Unfortunately we were still early in the market and not many buyers were out looking for a Harrisburg home. I have sent him weekly feedback (regardless if we had a showing or not) including online activity reports. I also give him feedback as soon as I can possibly get it from the showing agents and forward directly to him. We had one agent make an appointment, did not show, and forgot to call my office (or me) to cancel. I finally got a hold of that particular agent and was informed his client had change of mind on looking in Harrisburg and he simply forgot to cancel the appointment. Again, I understand (Member name removed) frustration and expressed my apologies on that agent's behalf. (Member nsaid - "Andy I understand things happen sometimes and I am NOT going to look at this as a reflection on you as OUR agent". (Member name removed) and his Wife were fully informed at the original listing appointment that the average days on market for a home in Harrisburg is approximately 283 days. Today, he is on the market for 89 days. He is not even 1/3 of the avg for Harrisburg. I have stressed everything that I am doing to fully market and expose his property to the public, and there isn't much more that I can do to make his home sold today. The right buyer and the right time will come. I have also informed them of my concern with their price on multiple occasions, and he replied with "take new photos and lets see what happens". I was out that same day to take new photos (with nice weather), hopefully that will change things up a bit. I am still expecting a need in the near future for a price adjustment to make his home more competitive within the marketplace.
