Transform Design Solutions, LLC

Working with Casimir Semlak and Transform Design Solutions is probably the worst experience I have had as a homeowner. We paid him $24,000 for work that never got done. The little he did accomplish is of such poor quality that we likely are going to need to spend $10,000 more to have it fixed. We just had to hire an attorney to figure out how to deal with this nightmare, adding even more cost to the project. Casimir promised a 12 week work scope. At week 14, I reviewed the work plan and saw that only 3 weeks of work had been completed (essentially demolition). Nothing else happened. There were 5 weeks where not a single person showed up in our house (basically the whole month of August). When we finally started cracking the whip, Casimir made a bunch of empty promises. He gave us a new work scope, promising to be done by 11/13/15. It is now 12/17/15 - 6 months have passed since Casimir cashed our first check and all we have to show for it is a half framed-in basement, with water leaking in through cracks around the egress windows that he poorly installed, framing that was so poorly down that we have to re-do it, concrete that was cut in the wrong place to fit the plumbing for the bath tub and now needs to be re-cut and re-poured, and the absolute worst - not being able to count one of the rooms as a bedroom because of Casimir's failure to account for the need for at least 6 foot 4inch ceiling height in all areas of habitable space (dropping the expected return on investment by at least $10,000 dollars). On top of his poor performance, Casimir is a horrible communicator. He does not return phone calls, ignores emails, and misses scheduled meetings. We also found out that we never paid his subcontractors with the money that we paid him to do so, so ended up having to pay the HVAC guy, plumber, and electrician ourselves, adding another $9.000 to the cost. Seriously, if I wasn't in the middle of this situation, I wouldn't believe it is true. Cas is dishonest, a horrible project manager, and the remodeling work he does is of poor quality. He should not have a contractor's license. If there is anything Angie's List can do to hold this guy and this company accountable, I sure would appreciate it. I also want to protect future potentially clients of his from getting swindled.

Pros: - work was done professionally by good subs - was open to last minute change on flooring - done in time Cons -communicates by text only -house owner managed subs and kept pushing to get things done -subs did not get paid in time, plumber still has not been paid ! -proj, manager was fired during job and was the one who was really good!

Pros: good workmanship and quality. Very good subs used on project & open to owners own ideas at prior and during contract signing Cons: un-organized, Casimir (owner) was not supervising subs or work done and was not on site during remodel which cause back charges and some were taken back after re-visiting contract. Some work not finished or done at all per scope (electrical), hard to get hold of owner – corresponded mainly with me by e-mail & responds rarely to phone/text. Advice : hire only if you are expirienced in most remodel areas and willing to oversea your own project & spend a good amount of time on it for project lead/organization. Make your own detailled scope for the contract.

It went very well. During the design stage they were very responsive and incorporated our ideas. We were kept well informed of the schedule. The quality of the work was excellent. The final basic cost was what we were told up front that it would be. The cost of the few changes that we requested after the project started (painting additional rooms, adding extra circuits) were given to us ahead of time and were reasonable, so that the whole project came in on budget. Bottom line - there were no surprises, the work was well done, and we are very happy with our new kitchen and dining room. We will use Transform Design Solutions again.
