I had been working with Ryan's for about 3 years on couple rental properties. Normally I call them to do a CO report for the inspector or service the boilers annually. I've had no problem with these type of services. A few months ago I called them to fix a leak on the second floor. They changed the sprayer and billed me a little over $200.00. However the leak wasn't repaired. We fixed it. I never mentioned this to Ryan because I didn't want another service charge for them to come out. Then I called Ryan to repair a water heater that was under warranty and leaking water in the basement. The water heater was replaced. Ryan's removed most the duct from 2 boilers and 3 water heaters. The plumber couldn't get the systems to vent properly. He directed us to call a chimney specialist and left. 2 boiler heating systems were disconnected and it was below zero. He didn't bleed the heating system or open it to allow water to run through it or tell us the pipes could freeze. The next day, the chimney wasn't the problem. The duct at the base of the chimney was clogged. I unclogged it. On the third day after the busted water heater, we attempted to turn on the heat. We had space heaters in the units however they weren't enough. The radiant baseboard heat pipes had froze and was bust in several areas. I was billed a little over $1300 to replace a water heater that was under warranty and ended up with frozen pipes in 2 units. Now because we're working on the heating system and have to pull a permit, everything has to be brought up to code and I have almost a $35,000 plumbing bill. I have spoken to Greg, the owner on 2 occasions asking him to fix the problem. We don't agree. In my opinion, the pipes should have been bled and we should have been warned of the potential problem. I'm not a plumber and that's why I called Ryan's. I trusted this company to take care of us. I was left with a $35,000 bill.
Description of Work: CO leakage detection, annual boiler cleaning and tune up, fix a leaky faucet, replace a ruptured water heater.

We had a leak in our laundry room. It turned out to be two leaks. They had to come out three times to completely solve the problem. It was a unusual situation and not their fault that they couldn't fix it in a single visit. They only charged us the service charge once. I would call them again.

My furnace (boiler) quit working on a below-zero evening. I called Ryan and they were able to come out early the next morning. The first person they sent did some work and went away, but the furnace didn't start heating. I called back and a second person came over quickly, found the problem and replaced the failed part. The second person seemed very knowledgeable and professional.
Description of Work: I hired this company to repair my furnace, which had quit working suddenly on a very cold night.

The plumber was punctual, knowledgeable, and professional. He wasn't bothered by our old cast iron pipes and even asked to use the vacuum cleaner to clean up a small amount of sawdust.

When we had the house inspected, our inspector said we should ask for a heating inspection. We did, the sellers obliged, and hired this company. They provided the sellers with an invoice indicating the furnace worked. Somehow, 3 weeks later when we occupied the home, the furnace does not work. The back bedrooms are ice cold and the thermostat doesn't seem to have any affect on whether or not the furnace turns on. The furnace seems to turn on an off randomly. When we called the company, I expected them to offer to come out here and tell us what is wrong. But they said we would be charged $125 just to drive out and they said it worked when they inspected it in August. How does it suddenly not work the first time we turn it on? I think that's terrible. Now we are left holding the bag on a heating system that doesn't work. Why would we pay another dime after they obviously didn't do their job right the first time. We're calling someone else.

Everyone at Ryan Plumbing was fantastic. Greg did our estimate and was not the lowest, but was almost $5000 cheaper than our highest bid. The women who did the scheduling fit us in within a week of my first contact with them. Brad worked steadily the whole time he was here and was very flexible about how much work we wanted him to do vs. doing it ourselves. When Brad finished the rough-in part of the job he gave me some info on how to proceed with the extra permits if we continued with our plan of doing our own installations. I never felt pressured at all to have them finish the job, we just decided that Brad's speed made the price to have him finish the work more than worth it. When it came time to do the final installs he gave me a shopping list, so that we could provide our own parts and help keep costs down. I would highly recommend Ryan Plumbing, they made what could have been a nightmarish project (no kitchen and 3 kids under 5) relatively painless.
Description of Work: We did a complete overhaul of our kitchen as well as added a half bathroom on the main floor. Brad did rough-ins for an island kitchen sink, dishwasher, toilet, bathroom sink, and a washing machine outlet box. He also supplied and installed gas lines for the dryer and stove. All for $3800. We then decided that we would like to have the final installations done by them as well and he came back to place the fixtures and added an ice line for the refrigerator, as well. That part cost about $550.

I needed to have a boiler replaced on an emergency basis. I talked to five contractors in one day. Ryan Heating was the worst customer experience. The other contractors were here for at least 20-30 minutes talking about the estimate, explaining the process, showing products, etc. Ryan was in and out in five minutes. He didn't even ask me any questions or examine anything closely. He said he was going to send me an estimate, even though I said it was an emergency and would be making the decision the same day. Needless to say, I received the estimate a week later, and 20% more than the lowest estimate. The service was so bad that I wrote a letter to them explaining how disappointed I was in the service and how they should charge their approach if they want to get anyone's business in the future. Needless to say, this one experience assures that I will never call them.

The plumber assured me that the main water supply line was wet merely due to condensation. The $125 flat rate I paid was basically wasted. Later, through my own careful observation, I discovered that a leaking drain pipe from a sink directly above the main water supply line was the source of the moisture.
Description of Work: Inspected a wet main water supply line. Tightened a couple of valves that leaked through their handles. Gave some advice.

Unfortunately, based upon the size of the job, I assumed it would be minor and had them perform the work without a quote. They showed up late, were arrogant and condescending, and took about three times longer than necessary to complete the job. The price was outrageous. If you want to watch service people ignore what you tell them and walk around shaking their head at you, then you should certainly hire these guys. If your life already has enough aggravation, hire somebody else.
Description of Work: My house has an old hot-water heating system rather than forced air, and they installed a radiator in my basement. I had already purchased the radiator and it was in good condition - sanded and freshly painted. The heating system had outlets ready for the radiator. Thus, the job only required them to hook the thing up by running a little copper pipe.

I HAD STARTED THE WORK AND GOT STUCK, SO I HAD NO HEAT. THEY WERE ABLE TO SEND SOMEONE OUT THE NEXT DAY. DAN DID THE WORK QUICKLY AND THOROUGHLY. HE WAS EXCELLENT TO DEAL WITH. COURTEOUS AND FRIENDLY. HE TOOK THE TIME TO EXPLAIN EVERYTHING AND TO TELL ME HOW TO DRAIN AND REFILL MY EXPANSION TANK. AS FAR AS PRICE GOES, PLUMBERS ARE EXPENSIVE AND THIS WAS NO EXCEPTION.

PLUMBERS WERE ON TIME AND FOR BOTH VISITS (UNHOOK AND HOOKUP). MY MAJOR COMPLAINT WAS THAT THE FIRST PLUMBER QUOTED US $250 AND THE BILL WAS $460. THAT HAPPENS WITH PLUMBERS, BUT THE DISAPPOINTING PART WAS THAT THE COMPANY BLEW US OFF AS WE TRIED TO FIGURE OUT WHAT HAPPENED. I PAID THE BILL, BUT I'LL NEVER USE THEM AGAIN.

I WASN'T INFORMED THAT A LEAD REPLACEMENT WOULDN'T AUTOMATICALLY GET ME A NEW CITY HOOK-UP. IT WORKED OUT FINE AND THE RYAN FOLKS AS WELL AS THE CITY FOLKS DID A GREAT JOB. BUT I WAS A LITTLE CONCERNED THAT RYAN DIDN'T TELL ME THAT IT COULD TAKE A LONG TIME TO GET THE NEW CITY HOOK-UP, REGARDLESS OF THE NEW COPPER MAIN INTO MY HOUSE. INITIALLY THEY WERE READILY AVAILABLE, KNOWLEDGEABLE, FRIENDLY. A LITTLE SLOWER RESPONDING AFTER THE JOB WAS FINISHED AND I CALLED BACK WITH A PROBLEM (HE DIDN'T TIGHTEN SCREWS ON THERMOSTAT TIGHTLY AND I HAD A BLANK DISPLAY). EASILY FIXED WHEN I GOT TO TALK TO SERVICEMAN AND LEARN WHAT TO DO. THEY WERE SLOW TO RETURN PHONE CALLS OVER A THERMOSTAT THAT WASN'T REPLACED CORRECTLY. IN SEPTEMBER I TURNED ON THE HEAT AND IT DIDN'T WORK! I CALLED EARLY FRIDAY, MY HUSBAND CALLED AGAIN SATURDAY, WE DID NOT RECEIVE A RETURN CALL UNTIL THE FOLLOWING TUESDAY AFTERNOON. NEEDLESS TO SAY, WE HAD THE FURNACE REPAIRED BY THAT TIME. MY HUSBAND ENDED UP DOING IT HIMSELF.
