We purchased a house this summer and for every issue we've encountered, a common question has been "Your inspection didn't catch that?" Not something any new home owner wants to keep hearing. Like the previous reviewer, we found an ant problem. There was an external faucet that fell off when I touched it and pumped water out into the street. Looking closely at that, it was heavily corroded and held on by duct tape. All the pipes in the kitchen froze this winter - again the amount of gap filler and insulation stuffed up in the cracks (clearly visible from the basement) should have been a clue. Had we known that, we could have taken steps to remedy that before the sub-zero temperature hit. Overall, avoid Mark as an inspector. I'll be posting this review elsewhere too. I will also be reaching out to my realtor to suggest he stop recommending their services as well. For your money and sanity, use someone else!

REBUTTAL: IT IS IRRELEVANT THAT THE ROTTEN WOOD WAS NOT "VISUALLY" IDENTIFIABLE GIVEN THE EVIDENCE AVAILABLE TO FELION. AND AS FELION HIMSELF DEMONSTRATED WHEN HE RETURNED TO OUR HOUSE, HE WAS ABLE TO DETERMINE THAT THE ONE SOUND POST WAS NOT ROTTEN BY STICKING HIS POCKETKNIFE BLADE THROUGH GAPS IN THE MOLDING, WITHOUT DISTURBING THE MOLDING WHATSOEVER. HE COULD HAVE JUST AS EASILY DONE THE SAME TO THE TWO ROTTEN POSTS, AND THERE WAS AMPLE CAUSE TO DO SO. MOREOVER, HIS OWN PROFESSIONAL STANDARDS REFUTE THE IDEA THAT HIS WORK IS LIMITED TO "VISUAL DEFECTS." THE ASHI STANDARDS OF PRACTICE AND CODE OF ETHICS, WHICH FELION PROVIDES HIS CUSTOMERS, STATES THAT "THE INSPECTOR SHALL INSPECT BY PROBING A REPRESENTATIVE NUMBER OF STRUCTURAL COMPONENTS WHERE DETERIORATION IS SUSPECTED OR WHERE CLEAR INDICATIONS OF POSSIBLE DETERIORATION EXIST." DETERIORATION SHOULD HAVE BEEN SUSPECTED AND DISCOVERED.
Description of Work: BUYER'S INSPECTION OF RESIDENTIAL PROPERTY. WE HIRED MARK FELION, PRO-HOME INSPECTIONS, TO INSPECT A HOUSE WE WERE BUYING. THE ORAL AND WRITTEN REPORT WE RECEIVED FROM HIM DID NOT INFORM US THAT TWO OF THREE WOODEN POSTS SUPPORTING THE HOUSE WERE ROTTEN AND IN NEED OF REPLACEMENT. AS A RESULT, WE HAD TO HAVE UNEXPECTED REPAIR WORK DONE AT CONSIDERABLE EXPENSE AFTER PURCHASING THE HOUSE. FELION DID NOT REPORT THIS PROBLEM DESPITE SUBSTANTIAL SINKING IN ONE AREA OF THE LIVING ROOM FLOOR DIRECTLY ABOVE ONE OF THE DETERIORATING POSTS (WHICH HIS REPORT ALSO DID NOT ADDRESS) AND DESPITE DAMPNESS STAINS ON THAT POST. WHEN WE COMPLAINED, FELION STATED THAT DISCOVERY OF THIS DAMAGE WAS BEYOND THE SCOPE OF HIS INSPECTION. YET, DURING THE INSPECTION HE HAD INFORMED US THAT THE POSTS WERE NOT ON CONCRETE PLINTHS AS THEY SHOULD BE, AND THAT HE HAD UNDERTAKEN TO EXAMINE ONE OF THE POSTS. IN CARRYING OUT THAT EXAMINATION HE FAILED TO IDENTIFY THE PROBLEM.

The member hired me to perform a visual inspection of the readily accessible areas of his home prior to purchase. After a comprehensive inspection I identified over 80 visual defects in his house with an estimated repair cost of several thousands of dollars. the defect the member questions was totally concealed at the time of the inspection by an attached base cove molding. Furthermore, it was not identified till the member disassembled/removed the base cove molding. It is extremely unreasonable for the member to expect me to identify a totally concealed defect. THIS IS MARK''S OWN BUSINESS, SO HE WORKS FOR HIMSELF--A REAL PLUS IN MY MIND.
Description of Work: MARK PERFORMED A TRUTH IN HOUSING INSPECTION ON OUR HOME TO BE SUBMITTED TO THE CITY OF MPLS. HE CAME OUT THE DAY AFTER I CALLED FOR AN APPT, WAS VERY PUNCTUAL, PROFESSIONAL, THOROUGH, AND CLEARLY EXPLAINED THE PROCEDURE AND R&R''S THAT NEEDED TO BE TAKEN CARE OF PRIOR TO CLOSING. HE THEN CAME BACK AFTER WE HAD FIXED THE R&RS AND RE-INSPECTED IN ORDER TO SUBMIT TO THE CITY FOR CERTIFICATE OF COMPLIANCE. MARK WAS GREAT--I WOULD DEFINITELY USE HIM AGAIN. VERY KNOWLEDGEABLE, KIND, AND PROFESSIONAL.
