Description of Work: We were getting quotes for having a small porch enclosure and pergola project done at our home, and Roger Sirany, the owner was very professional with getting all measurements of the space, and making sure he understood exactly what we wanted. Although we liked his attitude, professionalism, and thought his prices were fair, we did go with another contractor, who was a bit more involved with design factors of our job, and a little bit less on cost. When I asked Roger about a possible kitchen remodel in our future, he was extremely helpful in giving us several design ideas. I would definitely contact him for that job, and from his website, it looks to be his area of expertise.

This was the second of three major remodeling projects we have completed with Plumbline Builders. As our daughters were getting older, we wanted a space where they could hang out with friends or where we could watch movies, sporting events and entertain. The lower level had white painted pine paneling, textured ceilings, a stone woodburning fireplace and linoleum floors. It also had an old bar, kitchenette and small storage closet and a very dysfunctional entrance into the garage. We also replaced an old furnace, windows and moved the water heater to the laundry room. The design work predominantly focused on the entertainment center and redesigning the entrance to the garage, expanding the storage area, removing the kitchenette & bar replacing them with a closet and larger storage area. Our home had limited storage spaces, so this was critical. We also added recessed lights, wall sconces and carpeting. The work was completed in a timely manner and went very smoothly. The focal point of the room is the entertainment center and a new gas fireplace. They are both functional and beautiful!! We all have enjoyed spending time in the recreation room that is both cozy and inviting. Plumbline was responsive to our needs and completed the project on time at a reasonable cost.

This project was the first of three major remodeling projects that we have done with Plumbline Builders. The project was done in 1997 and we still love it!! People walk into our home and rave about how it looks and functions. Roger & his team provided creative & functional design ideas that met our needs and requirements for remodeling a galley kitchen, a great room addition, including a bathroom, screened porch and deck. The workers were sensitive to our family's needs during the remodeling project as my two daughters were 7 & 4 and we lived in the house during the project. In a remodeling project, there are generally some structural uncertainties that can't be determined until the demolition of the existing space is underway, especially in a home built in 1947. During the planning/design phase of the project, we worked with Plumbline to develop options that we could utilize based on the structural situation once the existing kitchen was torn apart to the studs. We were able to create the space we had envisioned!! The kitchen includes maple floors and cabinets, walls, skylights, countertops, a center island with granite top, an eating area, windows, recessed lighting and appliances. The kitchen flows well with the existing rooms of our home and provides a hub for family meals, entertaining friends and hosting get-togethers and parties. The great room is 26 X15 and has a 15' peaked ceiling and cathedral windows & skylights that brings in a lot of light. The 1/2 bath has a pocket door and an antique window that we were able to incorporate into the design. The screened porch is natural pine and is a favorite spot for us to gather during the warmer months. The deck connects to the screen porch and ties into the back yard perfectly. Plumbline's attention to detail is one of their many strengths and they also listen to their clients input. Based on this initial experience, we have used Plumbline for additional remodeling projects that have transformed our living space in ways we never thought possible!!

This is the third of three major remodeling projects that we have completed with Plumbline Builders. It was started in September 2010 and completed in January 2011. Roger & team designed the space and once again, their attention to detail was excellent. It involved both remodeling down to the studs and adding 6 feet to the back of the house. This work tied into the existing house design & structure so that it doesn't appear to be a 'remodel'. We completed this in anticipation of becoming 'empty nesters' when our youngest daughter graduated from high school in June 2011. It is a wonderful space that has his and hers walk-in closets (separate due to the space configuration), a sitting area for reading/relaxing, a double sink vanity with fabulous storage space in the maple cabinets, heated slate floors, a large shower with beautiful tile work and windows that provide privacy while letting in plenty of light. The team did an excellent job and we were able to move into the space right before the holidays. There was some additional work remaining to complete the project in January, such as the ceiling fan, the closet fixtures and hardware on the cabinets. We are absolutely enjoying our 'new' master suite. The bathroom is a very functional and stunning space; the warm slate floors are wonderful in the winter!!!

They were extremely responsive, professional, and clearly quite experienced and made every attempt to work within my budget. I learned a lot just talking through the project with them. In the end, though, they put in a bid for well over $50,000, out of my budget. I ended up doing the project for under $40K, but it took many more months than I had hoped, and I had to be my own contractor and do what labor I could myself. If I'd had the money, I would have gone with Plumbline.
Description of Work: I asked for a bid on finishing my attic. My budget was strictly $40,000, which these good folks told me upfront they would be unlikely to be able to meet that. However, they agreed to go ahead anyway and draw up plans for the project and put together a detailed bid for the work. I met with them twice, and went through two drafts of the floor plan, etc.

The project went very well. Plumbline was flexible when we wanted to add small tasks to the contract (e.g., new cable outlet) and the total cost of the project came in just about right at what had been bid. The job was done in what seemed to be a very efficient scheduling - with the whole thing taking only 2 and one half weeks (14 working days) with someone working just about every day and some rough weather intervening. This was about what had been promised, even a bit less in terms of total time. We appreciated the fact that the project manager kept in touch with us by email with what to expect for each week and was available by email when we had questions. The workers were all pleasant and professional. We are very happy with how the room turned out. While we were a bit surprised at first, we actually appreciated the fact that Plumbline presented their bid in person, face to face, rather than just by mail. This meeting increased our understanding and confidence in the process. We only got two bids, but they were quite similar and the job was pretty straightforward so we did not expect huge differences. We liked the fact that the bid included "allowances" for the fireplace insert and the carpet. We were able to go to each of the places recommended and pick out what worked best for us. Since this was a fairly small job we thought we might be lost in the shuffle or go to the back burner when necessary, but this did not seem to be the case at all. We got all the attention we needed. This was a very successful project for us!
Description of Work: We had a basement family room remodeled. It is pine paneled but the carpet, ceiling, lighting, outlets, and heating needed to be upgraded. Plumbline was general contractor for all the work and we added a paint job and replacing a light fixture in the upstairs bathroom, painting the stairway to the basement, and adding a TV cable outlet in the basement. The old ceiling, carpet, and florescent lights were removed and disposed of. The ceiling was then sheetrocked, can lighting was installed, a new carpet was installed, a gas fireplace insert was installed (a woodburning fireplace already there provided the space), outlets were all checked and put in working order, and the upstairs bathroom was painted.

The experience with them was pretty good. I liked the owner and he was great. I felt that there was an understanding of what I needed and what I would be getting. His communication was great and the work itself was good. I think there were a few things that could have been a little better and the price was average. The subcontractor did most of the work. He was excellent and he had a lot of integrity. The responsiveness varies because once I switched to the project manager, I found that his communication skills were lacking. I would hire them or not would depend on the nature of work. I would recommend them.

It has been four years since our major remodel with Plumbline Builders, and with the maintenance inherent in a 99 year old home, we are happy to have the opportunity to continue to work with them. In the past year we’ve called on Plumbline Builders to help with plumbing needs (new sprinklers and refrigerator), storm damage (gutters, downspouts and paint) and most of all, being the ones who were able to find out how bats were getting into our attic. Plumbline Builders sealed off the areas the bats used for hibernation, and repaired the 6 bat entry points in our roof. In all cases, the workmanship has been superb, the subcontractors friendly and professional, and the price very fair.
Description of Work: Installed plumbing for in-ground sprinklers and new refrigerator; repaired and reinstalled gutters and downspouts damaged in storm; discovered where bats were entering our attic, repaired and repainted entry holes, and sealed areas used for bat hibernation.

The job was mostly a room addition, and so M-K Remodeling and Handyman was my contact. He subcontracted the electrical, plumbing, and furnace out. The short story is that Mike Kemna did a fine job and will gladly work with him again. I was also pleased with the subcontractors' work, although some of their decisions left me - as the finish carpenter - with some unpleasant problems to solve. We met once for a walk-through and again to go over an itemized bid. The turnaround time on this was quite fast - about 12 days - considering that he also had to coordinate the electrical, plumbing, and carpeting bids. He began work when he said he would and let me know ahead of time when there would be interruptions. The most common failure of projects is communication, and Mike kept me informed of his progress, the decisions that I would have to make and their due dates, and when I would have to complete my painting task to keep him on schedule. The only miscommunication we had was with the plumbing subcontractor over the demolition of the ceiling for the PEX run, and we ironed it out satisfactorily. Mike was very patient with me as I changed my mind 3 times about a closet location, but let me know when my decision had to be finalized without incurring extra charges. The project was completed on time, and Mike even squeezed in an extra kitchen flooring job into the schedule. When the project was begun, I asked Mike to price some items out as options, and they were implemented as I'd desired. The PEX plumbing run was done on a time-and-materials basis, and I thought it was charged fairly. At the end of the project, I got an itemized billing of the original budget along with the changes to the plan and how much money each change added or saved from the final bill. This was very welcome, and illustrates the level of communication we maintained. All our potential renters have remarked what a nice suite we have downstairs. Most say they want that suite for themselves and leave the upstairs bedrooms for the kids.
Description of Work: This was a foreclosed 1950's rambler to be remodeled for renting. Galvanized plumbing to the kitchen was replaced with PEX. A new dishwasher was roughed in and plumbed. Old 60-amp service was torn out and replaced with 150-amp service. New GFCIs and other specialized outlets were added to the kitchen and dining area for microwaves, coffee makers, etc. Downstairs, a new legal bedroom was added and an adjoining 3/4 bath to make a suite. This meant framing, insulation, sheetrock walls and ceiling, boarding up an unused window, carpeting, and ceramic tile. It also required all new electrical for lights and receptacles. There was no plumbing for the bath, so a 6' trench was dug to join to an existing line, then the sink, toilet, and shower were finished. Finally, we also needed a new furnace and water heater. I did some finish carpentry myself to enclose the new electrical panel and replace the ceiling where it had been torn out for the PEX runs.

The project went very well, and we are very happy with the end result. Plumbline took the time up front to listen what we wanted. We had multiple meetings with the Roger (president) and Steph (designer). They came back with four design options, and we could see that they had really listened. They helped us work through the options to combine the elements we liked the best. Throughout the design process, we appreciated how they shared their recommendations and expertise while being mindful and respectful of what we wanted. Once the demolition and construction started, Plumbline kept us informed of what would be happening each week. Matt (project manager) was very professional and did an excellent job of coordinating the work of the subs. There was never a day when something wasn't happening on the project. Plumbline made sure that we were able to remain in the house throughout the entire project and that we were as comfortable as possible while sharing our house with the construction crews on a daily basis. Plumbline responed to all of our questions quickly; we didn't experience any delays due to misunderstandings or miscommunications. We always felt the Plumbline wanted to make sure that we would be happy with the end result, and their dedication to understanding our wants continually showed through.
Description of Work: Remodel of the main level of 1968 two-story house. Plumbline provided design services and served as general contractor. The work touched every room on one level of the house: kitchen, dining room, family room, living room, 1/2 bath and front and back entries. They also converted a three-season porch so that it can be used year round.

We had spoken with Roger Sirany a number of times at the Home & Garden show and developed a rapport with him over the years. When it came time to tackle this large project, we sought bids from Plumbline and 2 other highly rated contractors. The entire project took longer than we thought, given rain delays in the fall at the start, the holiday season and more rain/snow delays in the spring - but that's Minnesota. The project management is excellent, the employees are good at what they do and take pride in their work. They were here when they said they would be here, cleaned up after themselves, kept us informed and offered ideas/alternatives/solutions when things did not go according to the original plans and were very easy to work with. The subcontractors all seem to follow that same philosophy. Good at what they do, communicate well, cleaned up after themselves, etc. There were a couple of missteps along the way, but they were all handled satisfactorily. One of the best compliments that we could pay to Plumbline is that when things did not go according to plan (and there are always things that don't go according to plan in a remodel!), we knew it would work out, there would be a solution. We've never felt like we would have to "battle with the contractor" to get something done or changed or fixed. We have complete confidence that Plumbline will work with us to figure it out. In fact, the new space and the master bathroom have turned out better than we envisioned at the start.

This was a major project that involved tearing out finished basement walls in two rooms, installing insulation and a vapor barrier, reinstalling the walls and finishing work. Mr. Sirany explained the project with us and went through the contract thoroughly before any work was begun. Several companies were subcontracted to work on this project and they all worked skillfully and respected each others craftsmanship. Even with unexpected health problems temporarily holding up the project, everything was completed within a week of the expected completion date! We are very happy with our new, dry, warm, inviting rooms!

THERE WERE SOME SUBCONTRACTOR ISSUES AND ALL WERE RESOLVED TO OUR SATISFACTION. THEY CLEANED UP PROMPTLY AND THE ONLY DELAYS WERE DUE TO CHANGES WE REQUESTED OR THE WEATHER. WE WOULD USE THEM AGAIN.
Description of Work: THEY COMPLETELY RENOVATED THE MASTER BEDROOM, CLOSETS, HALLWAY, AND MASTER BATH. THEY MOVED WINDOWS, CHANGED SKYLIGHTS, ADDED FIREPLACES, HEATED STONE FLOOR, REPLACED ALL ITEMS & CREATED BUILT INS.

EVERY PLUMBLINE EMPLOYEE OR SUB-CONTRACTOR WAS HIGHLY SKILLED, THOROUGHLY PROFESSIONAL, AND PASSIONATE ABOUT THEIR CRAFT. THIS WAS REFLECTED IN THE PRIDE THEY TOOK IN THEIR WORK AND THE QUALITY OF THE WORKMANSHIP. GOOD ENOUGH WAS NOT GOOD ENOUGH - - IT HAD TO BE DONE WELL AND IT HAD TO BE DONE RIGHT. WHEN APPROPRIATE THEY OFFERED ALTERNATIVES OR SUGGESTIONS FOR IMPROVEMENT, WHICH WAS APPRECIATED. IT WAS NICE TO KNOW THAT I COULD COUNT ON 4 OR 5 WELL CONSIDERED OPINIONS WHEN MAKING CHANGES. ON TOP OF THIS, EVERYONE - - FROM ROGER THE OWNER, TO JERRY THE PAINTER, SCOTT THE TRIMMER, TIM & WAYNE THE HEATING GUYS, BRUCE THE PLUMBER, DAVE THE ELECTRICIAN, TO ALL OF THE GUYS NAMED MIKE - - WAS NOT ONLY HIGHLY TALENTED, BUT VERY NICE AND A PLEASURE TO BE AROUND.

WE COULD NOT HAVE BEEN HAPPIER WITH PLUMBLINE BUILDERS AND THE CREW THAT WORKED ON OUR HOUSE. THEY WERE ALWAYS ON-TIME AND CLEANED-UP VERY WELL AT THE END OF EACH AND EVERYDAY. IF SOMETHING WENT WRONG, THEY WENT ABOVE AND BEYOND THE CALL OF DUTY TO REMEDY THE SITUATION. THEY COMPLETED OUR PROJECT AHEAD OF SCHEDULE. WE HAVE ACTUALLY CONTRACTED WITH PLUMBLINE TO REMODEL OUR BASEMENT THIS YEAR.
Description of Work: WE ADDED ON 650 SQUARE FEET TO OUR HOUSE, INCLUDING A GREATROOM AND A COMPLETE RENOVATION/REMODELING OF OUR KITCHEN.

DUE TO THE EXTENSIVE WORK IT WOULD BE TO REMODEL OUR BASEMENT, WE DECIDED NOT TO GO FORWARD WITH IT. HOWEVER, I WANTED TO COMMENT ON THE OUTSTANDING SERVICE WE RECEIVED, PARTICULARITY FROM LESLIE, THE SALES REP. SHE WAS ON TIME FOR OUR FIRST MEETING AND PROVIDED A QUOTE VERY FAST. SHE ALSO TOOK THE TIME TO RESEARCH OTHER OPTIONS FOR US. FOR THIS, I WOULD GIVE THEM AN ''A'' AND WOULD USE THEIR SERVICES AGAIN IF NEEDED IN THE FUTURE.
