Our contact, Roger, helped us from the planning stage all the way to the completed project. We needed ideas on a new kitchen layout because of our home is unusual, one entire exterior wall is glass overlooking Lake Minnetonka. This created a challenge in the layout since we wanted an interior wall removed to create a more open, modern living space. Stephanie worked with us and our requirements, showed us several kitchen designs. We're very happy with the plan we chose, a design of Stephanie's that placed the refrigerator in a different location than we ever considered, but turned out to be perfect. The Plumbline crew was skilled and knowledgeable. We had a few unexpected problems with the structure of the house that could not be foreseen until the old kitchen cabinets and a wall were removed. The techs at Plumbline were able to solve problems involving creative solutions to moving a heating/AC duct, and another involving some old water damage that was not repaired properly by a previous homeowner. Our project involved carpentry, electrical, plumbing, flooring, painting, trim and all the finishing touches. We're very happy with the results. My wife and I found Roger to be professional and experienced. Our project came in on time and at the expected cost. We'll be using these people again for future projects.

From beginning to end the job went well. The planning and thought that went into a fairly complicated project in an old house shows the expertise and level of professionalism that these guys bring to the job. The job was completed on time and they haven't had to come back out except for some minor drywall repairs. Roger also allowed us to do the painting and worked with us well on this one. The advice that Plumbline gave us resulted in a better paint job that we would have typical done alone. Other things to note: We had two young kids at the time of the remodel and the entire crew at Plumbline were great with the kids and made sure the kids were safe and there was nothing dangerous that the kids could get into during the remodel. We had a number of changes during the course of the remodel or updates and Roger and his team handled this well and kept things on track. We rated the price as an A. We did use fairly expensive finishes to complete the bathroom and bedroom and the rough-ins included both forced air for the A//C and connection to a boiler for hot water heat with new zone valves. We are looking forward to working with Plumbline to finish a basement in the next few years as well!
Description of Work: Roger and his crew did a complete attic remodel of a 1930's Minneapolis Stucco Tudor. Plumb line was involved from the very start with the design all the way through completion of the remodel. The job included addition of skylights, new windows, new rough in and finished plumbing, rough-in and finished electrical, etc. The end result was a new master bedroom, master bath, office, huge walk in closet, office, and additional storage space. They also put on a new Asphalt Roof and Gutters due to some hail damage.

The kitchen remodel went extremely well. The job was completed on time and for the original quoted price. Roger put in a lot of work up front to help us price this job out and make sure the the design was locked down. The job involved moving plumbing for the kitchen sink and adding plumbing for the dishwater, brand new electrical, a new vent and hood, and removal of the old radiators which were replaced with a smaller, more efficient kick space radiator.
Description of Work: Full kitchen remodel including removing walls and opening up the kitchen into the living room.

Excellent! Plumbline Builders are professional, exact,hard workers and the end result is just what I wanted. The estimate and work completed was just as promised. From their experience they offered several suggestions and most of them were incorporated in our deck project For example: they suggested laying the boards at an angle rather than straight across. What a difference! Our guests have been extremely complimentary in the appearance. Plumbline Builders has done work for me previously I have recommended them and will continue to do so.

In a project of this size and scope, there are bound to be problems and cost overruns. In general, the subcontractors came and did their jobs efficiently. The addition was properly built and married to the old structure. HVAC and plumbing for the new master bath carried out to our specifications. But in certain critical areas there were major disappointments. The framing of the shower entry was not done properly. After the sheetrock went in and the tile work began, we noticed that the door way was visibly out of alignment. Ironic for a company called Plumb line that it was not at all plumb. And it was the homeowner who noticed and not the contractor. The lower level hallway had carpet less than 2 years old. It needed to be extended by about 8 feet to run all the way to the rec room door. I provided the contractor the name of the company that had installed it so that the best possible match could be obtained. There was a long delay. Supposedly his carpet guy had issues with the other company from the past. These weren't specified. Nothing happened for weeks. Finally I called the company and arranged for a measurement. They came right out and we had the carpet installed in short order. That's what the contractor is paid to do. But it didn't happen until I did it myself. The floor in the master bed room was a combination of old and new material because of the addition. The older floor had some not serious but obvious irregularities. The carpet guy had his men come out and lay new carpet without addressing the problem. We could feel the irregularities walking on top of it. It had to pulled up, the floor fixed and carpet laid down. The carpet guys admitted they were aware of the problem, but said nothing and did less. We wanted large sliding doors for closets in the rec room and a downstairs bedroom. Technically this was a challenge and it understandably took awhile to design them. The major obstacle, we were told, was that solid custom wood doors were heavy enough that the hardware for supporting them might not last. Eventually we settled on a barn door style system and the doors were built. One was two 72x48 inch panels, the other two 72x55 inch panels. They were custom made of alder by the craftsman who made the double vanity for the bathroom. The contractor's main guy stained and varnished them before installing. All looked well (installed in July) until the end of December. One of the doors started to become hard to close. Then I noticed that both doors were warping. And the warping worsened. The contractor came out to look and it was obvious he had no idea what to do. There was not a way to fix them. However, he never admitted that in so many words. I found on an internet search a company that manufactured large panels for the purpose of constructing barn doors. It seemed a possible solution because the doors we had were esthetically and functionally failures. He didn't respond to my suggestion. Then he tried to claim that he had warned us this might happen. I had saved all of our correspondence and there was no mention of warping. Ever. Then things got ugly. He reminded me I still owed him money. At that point I had paid every dollar except the final punch list, which had yet to be completed. I told him I wanted a credit for the doors that didn't work and I subtracted that amount from the bill. Then I paid it. In the meantime, the final bit of work was the creation of a shallow wooden cabinet to hang on the wall in a spare bedroom to conceal the presence of the transformers for the under carpet heating in the rec room next door. The door was built and painted and hung by his main guy. Nothing special about it. Half inch thick pine boards, 48x28x6 with a door that had a few ventilation slits cut into it. The bill: $760. I think I could have had a high school shop class turn one out for under a hundred. To my mind, it was retaliation for the disputed doors. Which leads me to suggest that anyone using this provider clock when the guys start and finish each day, when they take their breaks and so forth. I remember they'd arrive in the morning and sit in their trucks for up to an hour before starting work. Was I being billed for that? I don't know, but I'm cynical enough to think my good nature was being abused. Overall the project was a success, but the glaring problems make it no more than a "C" grade, especially the immature way he walked away from admitting responsibility for the flawed doors. That was uncalled for. The wood has continued to warp and the doors now have large cracks from the continued drying out of the wood. Clearly, in retrospect, they weren't properly sealed or dried in the first place.
Description of Work: This was an extensive remodel involving a two story addition that created a lower level rec room and increased the size of two upper level bedrooms. In addition, the master bathroom was transformed from a small 3/4 bath with tiny vanity to a premium facility with custom tile work in a double size shower, 6 foot long soaking tub, custom double vanity, heated tile floor and a skylight. The house was re-sided with Hardie Board siding, roof re-shingled, insulation brought up to current standards. The addition was sixteen feet added to one end of the house. All the windows and patio doors were replaced with Marvin Window products. Under carpet electric heating was placed in the new rec room. New trim was added in all the bedrooms and halls. Bedrooms were painted and new carpeting laid.

I had a few issues with the shower water flow slowing way down. I called Roger and he was prompt in his response to me with what the potential issue was. It was a defective cartridge in the shower valve. I got a replacement, installed it and it worked. The problem was that I couldn't get the wall plate and shower valve handle re-installed (the threads wouldn't catch). Roger came out to our house, on time as usual, on a Saturday and helped me fix the issue. I'm thrilled my shower is back in commission Most contractors would likely tell you to pound sand as they have their money and have moved on. Not Roger, he was willing to help me out of a jam when he could have left me hanging I am very grateful and would highly recommend Plumbline
Description of Work: Plumbline did an $35K bathroom re-model for us a few years ago. Roger, at no cost, came to our house and helped me fix an recent issue with my shower water flow.

The project went very well. Roger was very easy to work with, as was his team. After a few design hiccups, which is common for any project, the work progressed quickly as promised. Any complaints or issues were dealt with promptly and professionally. Roger did a great job of keeping us up to date on scheduling, and when certain things were not done to our expectations, they were made right immediately. Highly recommended.
Description of Work: Full Kitchen Remodel. Replaced cabinets, counter tops, backsplash and flooring. Drywall skim coat to replace laminate wall covering. Removed popcorn ceiling, painted entire area including windows. New plumbing fixtures, new dishwasher.

We heard about Plumbline Builders through Angie's List. After submitting an inquiry through Angie's List, we were able to get an appointment with Roger Sirany right away. Roger came out to our home on a Saturday morning and met with us to discuss the project. We were impressed with Roger's thoroughness and professionalism right away. Roger put together a bid for us within a few weeks. Compared to the other contractors we were looking at for the same project, Plumbline Builders was approximately in the middle, in terms of cost. We were impressed by the details that were in the bid and felt confident that Plumbline Builders was the best choice for our project. As part of the bid package, Roger provided a list of local suppliers that he had developed relationships with over the years and who he recommended we meet with to pick out the major elements, primarily the tile and the custom vanity. These suppliers were easy to work with and we were very satisfied with the materials and options that we had to chose from. Roger's employee Mike was assigned to our remodel and was really the face of the company for our project. He was very professional and courteous.. The bathroom demo started approximately in mid-June and they were able to get the plumbing roughed in right away. Mike showed great attention to detail, which we appreciated, though at times it seemed that things were going slower than they should. His tile work was amazing! The project wrapped up in mid-September, so it took approximately 3 months to complete from the start of the demolition. We did have a minor misunderstanding regarding the bathroom closet, but in the end, it worked out well. All and all, we were very satisfied with the work that Plumbline Builders performed and would recommend them highly.

Roger Sirany, the owner was fantastic. He gave a thorough plan, had a very efficient crew---carpenter, painter, electrician and their assistants did a wonderful Job. Roger checked with me every day to let me know about the plan of the day.He was here almost every day to check on the progress. The work area was kept clean at the end of the day. Everyone was knowledgable, offered advice and listened to my questions and solutions. All of them were pleasant and concerned about us as a couple and that is very important to me. I would recommend Roger with high accolades for any job. and will definitely have him again if I have any building projects in the future. I give him a five star plus rating.

The workmanship was excellent. The individual that installed the tiles had a leveling guy that put a line all the way along the wall and so everything was parallel and leveled. The people that we had were excellent. They laid down sheets on the floor so they wouldn't get the floor dirty. They always cleaned up well after themselves. They were on time and worked hard. It took them a while to do it but there was a lot to do. I think it was a little bit high but I think we also got the quality for it.

Description of Work: After contacting Plumbline through Angie's List, I received a return call with minutes. I spoke in length to Roger Sirany who was very friendly and seemed to fully understand what I needed to have done. I was requesting a partial master bath redo. He seemed knowledgeable and offered suggestions during our conversation. He also sincerely promised that I would receive a call from a person in his office that day or latest the next morning.

Our home is thirty years old. We felt by presenting a more updated kitchen, it would make a significant difference to the number of interested buyers we would receive, as well as to the price buyers would be willing to pay. Choosing the right remodeler was key to us in achieving the right look at the right cost. We were very impressed with the design process Plumbline Builders took on. Roger listened and understood our reasons for upgrading. His ability to look at our space and be able to provide several creative visualizations as options was very impressive and appreciated. A testament to his expertise, he was able to provide some additional practical ideas that we would never have thought of. There were no attempts to sell us anything above and beyond what we were trying to accomplish. It was clear that our interests and goals were the primary outcomes Roger was addressing with his plans. Each meeting we had was professional and productive. Roger had to collaborate with our realtor, as well, which was also done flawlessly. Another bonus that made Plumbline Builders a pleasure to work with was how evident it was that Roger thoroughly enjoys what he does. First, the good things: he was one of only two contractors who actually followed through with giving us a bid. We tried to get three official bids but 3 or 4 other contractors just never got around to it. Since he was the first one we called, he educated us a bit on the process, so we went with him because we felt kind of obligated. Also, they got the framing and drywall up pretty quick. Now, the bad things: Really, the only bad thing you need to know about is the billing practice of quoting one price over the phone, then billing a different price in the end. He also did things like try to sell us $6000 custom cabinets on our $2500 cabinet allowance. We asked (in writing) for a basic mantle that would fit within the $350 he had as a mantle allowance. He charged us $750. We gave him a detailed list of which light switches we wanted dimmers on. He put them on all of them ? even the ones we said we wanted regular switches ? and charged us $72 each. He told us we had to go out and buy the bathroom fixtures tonight because the guys are going to install them tomorrow. But that apparently wasn?t included in his bid. So he charged us $250 for 30 minutes of work. He didn?t do the proper testing for the gas fireplace so the inspectors said they had to come in and cut a whole in the wall to inspect it. That was after his own guy already had to knock a bigger hole in the wall to install something he forgot to install before the wall went up. They installed the bathroom sink off-center. They installed a door backwards. They installed the kitchen cabinets not according to the blueprints and had to take them out and reinstall them. He quit before the last things were finished (he said he was closing his doors because he could never recover from the down year of 2008) so we had to drive to 45 minutes each way to go pick up the last cabinet and install it ourselves (Of course, they ordered the wrong cabinet so we had to do it twice). Oh, and did I mention the fire they started in our garage? They left staining rags clumped together ? I woke up in the middle of the night smelling smoke. Luckily the fire damage was limited to the garage, but just think how bad it could have been. If you do your homework, you'll see Plumbline has 4 different addresses in 4 different counties. We assume that's so you don't know which county's small claims court to file a claim against them in. This was the worst contractor experience we've ever had in our lives. It literally kept me up at night ... night after night.

First, it took three emails from me to even receive a phone call to schedule a date and time for Roger to look at the project. I used the Angie's list "contact a provider" email as well as my personal email only to receive empty promises as to when Roger would actually call me. When he finally did (three days after he "promised" he would), we set up a date and time for the visit. That, in and of itself, was quite the ordeal. He told me he would only meet with us if both my husband and I were home. That's very difficult as he would only schedule it during "working hours". I happen to work during working hours an hour from home, while my husband works in the town where we live. He could have/would have been able to take care of it just fine without me being there. But no, Roger was having none of that. So, I find a day when I can leave work an hour early, rush to pick up the kiddo from camp, drop her off at a friend's house so we can do this without any distractions and ROGER NEVER SHOWS UP. No phone call, no email, no text. NOTHING. And I've still yet to hear any kind of apology for completely blowing off an appointment. The water damage in my shower was because there is a window in there. It was built that way in the 80s and now it's up to me to repair. In all of Roger's 30+ years of construction experience, he'd "never heard of anything like that". Funny - the other contractor who actually showed up for the appointment we made has seen this exact situation many, many times. Unreliable, non communicative, and no-doubt would have been difficult to work with based on the level of non-service when trying to set up a job.
Description of Work: I was attempting to get an estimate on stripping down a bath/shower combo to the studs, eliminate the mold caused from years of water damage and install new tile and tub.

This summer season has proven most difficult with several personal issues/tragedies with members of our personnel leaving us short staffed. And with an overload of leads it was very difficult to contact all prospective clients in a timely manner and even more difficult to try to accommodate meetings times. Most clients can only meet after business hours and it does become very challenging to accommodate evening appointments. Accommodating “after business hour” appointments often time means working 12 hour days which cannot be maintained on a daily basis—therefore evening appointments are limited and have needed to be scheduled weeks out. This is not typical of the service normally provided by the company—but being down a staff member has made it unavoidable. I do apologize for the unfortunate experience you had with the company. It is in no way indicative of the way the company operates. There have been 39 reviews posted on Angie’s List since 2005 reflecting an A rating and the company has been in business since 1987. The quality of customer service and craftsmanship have always been held to high standards and client satisfaction has always been key. The staffing problem has been corrected and we are back on track. I wish you luck with your project and am sorry we could not accommodate your needs.

Our overall impression of this company was good. The work was done in the time frame promised and we were pleased with the quality of craftsmanship and for the most part we were pleased with the response of the contractor, Roger, to any of our questions or concerns. The only major problem we had was a break down in communication about the wood flooring we had chosen. Weeks after we choose a wood floor and shortly before it was to be installed we were informed that the floor had not been ordered and the manufacturer no longer made that floor. We had to scramble to find a new one that worked with the cabinets we had chosen. In the end we found a floor we were happy with but it could have been a major problem.

Overall we were quite pleased with the work that Roger and his subs did. The team came in and stripped our master bathroom down to the boards and remodeled the entire bathroom.....new cabinets, plumbing, tub and shower. We were especially happy with the subs and the work they did and the quality of the work was excellent, they were professional and they were extremely friendly and helpful in the remodel journey. We were especially pleased with the looks and quality of the cabinets, the size and walk-in shower and the whirlpool tub. We would highly recommend Plumbline and will use them again on our next remodel

It was planned out pretty well. A corner cabinet and sink were left in as long as possible for us to use during ceiling and electrical work. Cabinets arrived on time with damage to one door which was eventually replaced. Finishing panels for cabinets were damaged in shipment and had to be re-ordered which caused a delay. Granite was ready for install in a surprisingly short time. We met with Affordable Granite on Monday to plan cutouts from slabs and granite and sink were installed on Friday. Most delays were due to the cabinet supplier (Synergy). The damaged door mentioned above was reordered in early May, but the wrong size was ordered, so was ordered again. Somehow that slipped thru a crack and required Plumbline and me to badger Synergy into finally delivering new door in mid-July. That was pretty frustrating for us and for Roger at Plumbline. Roger and we were on the same page in achieving a quality end result. He had very good ideas on how finish off some areas of the cabinet installation,trim and finishing panels that resulted in a gorgeous kitchen. Maybe I was a bit unfair with a B rating for price. It came out quite a bit higher than the original estimate because our selection of premium granite; cherry cabinets with full extension, soft-close drawers, several slide-out shelves; and diagonal installation of back splash tiles. We love our new kitchen.
Description of Work: Removed kitchen cabinets/counter tops. Removed kitchen soffits. Removed kitchen and dining area lights. Scraped off ceiling spray in kitchen, dining area, living room, foyer, and hallway. Repaired ceiling and kitchen walls. Re-sprayed ceilings with knock-down/orange peel look. Painted ceilings. Re-plumbed hot water line to accomodate new dish washer. Installed recessed lighting in kitchen and dining area. Built and installed insulating boxes for light cans in attic. Installed dedicated circuits for microwave and refrigerator. Installed new cabinets, moldings, finished panels and undercabinet lighting. Installed granite counter tops, sink and tile back splashes. Scraped one bathroom ceiling and prepped it for paint. Moved 2 exhaust fan outlets from roof valley to area away from valley.

Upon request for a quote, Roger and his team came in and looked over the project. They had a lot of good ideas on how to remodel the kitchen and encouraged us to remove the dropped ceiling and vault the entire main level (if the ceiling trusses allowed). Based on the quote, timing of the project, and Roger?s energy and personality, we decided to go with Plumbline. He was willing to work around our part in the project; we wanted to finish the woodwork and paint the walls. The wood stock was dropped off a few weeks before the work was scheduled to begin so that I could begin staining and varnishing. Soon after, Roger?s workers showed up and began the demolition on the two levels. It was found that the trusses would allow for vaulting and the ceiling came down, the change order was very reasonable. As the work progressed, other changes were made to the project (additional electrical and needed repairs) and these were easily accommodated. I enjoyed the interaction with the contractors; they were very personable and experienced-all very trustworthy. If we had a concern or question with how the work was to be done, Roger listened to us and came up with an answer that made us comfortable with moving forward. Love the openness between the kitchen, dining and living space, great for relaxing and entertaining. Roger and his team came up with a neat design trick in the kitchen; built a cabinet with open shelving into foyer closet. Hides the microwave, adds more storage and looks great-didn?t lose that much space in closet. The laundry room functions beautifully, more room to move around, easy to maintain, and lots of cabinets for storage. We felt Roger gave us a lot for the price and we are very happy with how he transformed our house.

All the contractors were professional, friendly, and eager to complete their jobs perfectly. City inspectors signed all permits without having to return for fixes. This included plumbing, HVAC, Electrical, Carpentry, Drywall, and insulation. Everyone cleaned up after their jobs were completed and tried to keep the rest of my house as clean as possible.
Description of Work: Plumbline Builders turned an inhabital 1920's basement into a bathroom, office, laundry and recreation area of my dreams. From the first planning session and the design changes I requested during the renovation, Roger was always open to ideas and eager to keep me on budget. All the subcontracters : electrical, HVAC, Plumbing were outstanding. I'd recommend this company for any of your remodeling projects.

I am writing to compliment Plumbline Builders and Roger Sirany in particular. We had Plumbline replace a very nasty basement bathroom with a much nicer upgrade. The workers were nice, professional, on schedule, and stayed within budget. Roger was in touch every step of the way. The undersink cabinet we originally wanted would have cost more than we budgeted- and Roger had the solution- a beautiful custom one for half the cost. We were very happy with the look and cost of the final product. Now, the only hitch was that the in-floor heat we had sprung for stopped working after a couple of weeks. It could not have been normal wear and tear, because there are no moving parts for us to break, so it had to be installer error or more likely a manufacturer's defect. In any case, we had paid for in-floor heat and did not have it. I want to give Roger a lot of credit here- a lot of contractors might have washed their hands of the deal or dodged my calls. I know it's a tough industry with tight margins, I could understand. But Roger didn't- he tore up the floor and replaced it from scratch at no cost to us. Now it is working perfectly and looks as good as new. Plumbline does beautiful work for a fair cost, and Roger is a man of character. So, A+ in my book.

Roger was very upfront with the timeline of the project - 3-4 weeks. His team stayed well within that, wrapping up after 3 weeks. Roger was easy to communicate with, always responding to our questions and keeping us up to date on next steps. They kept our house and yard tidy while they demolished the old bathroom, which we appreciated with a baby and two dogs in the house. Our daughter was 8 months old at the time of the work, and they were able to help keep our home as sane as possible during the construction. We have been so pleased with the new bathroom that we can't wait to work with Plumbline Builders again on future projects.
Description of Work: Plumbline Builders renovated our small bathroom. It was in need of a lot of TLC and they provided a great overhaul - down to the studs. We had a limited budget, and Roger was able to work within it, providing opportunities to help us save money. Now, we have a beautiful, updated bathroom!
