I liked that they were very open and very honest about what the cost would be and what the potential problems would be. They didn't seem to beat around the bush or sugar coat anything. It ended up not working out not, necessarily a negative for their company, but it was just too small a project for them to really commit their time to. So that's why we were not moving forward with them. Our interactions were just fine, very professional.
Description of Work: We used them just to get an estimate but we have not moved forward. It was just for re-doing an entry way to our house.

Description of Work: Kitchen remodel - gutting the kitchen space, rebuilding and insulating outside wall, replacing lighting and updating electrical work, installing new flooring, walls, counters, cabinets, backsplash, plumbing, woodwork to integrate the kitchen into the rest of the house. Installing new appliances. Excellent work. Would use again. Also refinished wood floors (additional cost) in the remainder of the house and upgraded electrical outlets & plumbing in rest of older part of house.

Simply put, Pete and his crew are amazing. They worked quickly and efficiently. He is very responsive to emails and phone calls. Our office looks amazing now - in no small part thanks to Pete! He was conscious of our budget and kept the office very clean. Pete knows what he is doing and he does it well. I would recommend Landmark Contracting to anyone - Pete does a great job.
Description of Work: We hired Landmark Contracting to do renovations for an older house we purchased to convert into an office space. This included taking out a set of stairs, adding in doors, creating offices, taking out walls, creating a reception and work area and building in a kitchen.

In my profession (Steve Balej - Fair Property Management – 30+ years) I have worked with contractors for over 3 decades. In the past there have been contractors of the year, but Pete Kessler wins the CONTRACTOR OF A LIFETIME AWARD. We were so happy with the end product of his restoration work, that words cannot describe it. I can only try. When I originally walked into the grand hallway of the property and discovered the damage, I was devastated by the destruction that the water had done. It appeared that the hallway would never be the same again. My wife and I spent the next couple of months contemplating the restoration and interviewed several contractors and experts before choosing Pete. His knowledge, expertise, and his lengthy references was the reason we choose Pete Kessler. He has worked on the James J. Hill House and Swedish Institute to name only a couple. When he said that his goal was to save ever piece of wood including the floor, I actually could not believe it could be possible. He assured me that I would be surprised on what could be saved if a person would set their mind to rescuing it. However, as the project proceeded and as pieces of molding and paneling were removed, straightened and restored on site, I became amazed as molding stains were tediously matched to perfection. But the best was when the floors were repaired, saving almost all of the original wood and the rest was matched by a tedious search for old/matching flooring. I was amazed by the meticulous attention to the detail of every aspect of the restoration. He treated our home as if it was his own! It was treated like a treasure and in the end, the best compliment that I could make would be this: if you were to walk into our home, you would never know that this horrific disaster ever happened. Our home stands with its original grandeur and with its original components. Should you consider Pete for your restoration, he is welcome to show you his work in our home. Description of Work: The work involved the restoration of the main entry hall of the oldest standing historic mansion on Summit Avenue. The work was necessary due to water damage from a broken water pipe on the second floor. Our goal was to save as much of the original wood, woodwork and herringbone flooring as possible because of the historic significance of the home. The water did extensive damage to the 2 foot tall surrounding crown moldings, 7 foot tall wainscoting and hundreds of square feet of herringbone hardwood oak flooring. I estimated that the water had been running for 1 to 2 days. We had been gone for the weekend. The water ran continuously down the walls, woodwork and onto the herringbone floor. The dark crown molding and wainscoting’s had turned white and the finished damaged. Some woodwork was bowed and warped and falling apart. The plaster ceiling was falling down. The 150+ year old herringbone hardwood floor was cupped, gapped and warped.

Landmark provided expertise and attention to detail at every level of the project. The schedule was well defined and largely accurate, with only inclement weather causing the occasional bit of rescheduling. The budget was accurate. It over ran slightly, but only due to some changes we made along the way, which Landmark were flexible and accommodating on. All sub contracted trade work (foundation/electrical/plumbing/sheetrock) was carried out by skilled and experienced teams. The entire project was carried out while we were living in the house with our (at the time) 2 year old son and 4 month old daughter. You can imagine the sort of disruption a project like this would cause but Landmark were careful to maintain the cleanliness and organization of the site such that it was all remarkably easy for us. We plan to hire Landmark for future work.
Description of Work: Landmark provided us complete design & build services over the period September 2009 to Jan 2010, for a 2/2.5 story extension on our 1908 era house. The work initially comprised the careful deconstruction of a dilapidated 2nd floor sleeping porch. It then included foundation, framing, siding, doors/windows and finishing for the new space. It also included seamless blending of the new construction with the existing building, both inside and out. Care was taken to make the new construction sympathetic with the original building. The new 1st floor space is being used as a kitchen dining area; on the 2nd floor we have a new bathroom, bedroom and laundry area. On the 3rd floor we chose not to finish the space but did bring utilities up to that level for easier future remodeling.

Ordering and receiving the non-standard door took the most time - but once received, the installation was quick. The pocket door and been off track for years and was quickly repaired. Very professional and carefully done. Would recommend for any home renovation project.
Description of Work: Replaced a non-standard entry and storm door into lower level of the house and repaired a pocket door that had come off track. For the entry door, put in insulation to insure no air leaking. Excellent work.

When I realized the scope of the problems with the attic addition and the roof structure, my first concern, even more than cost, was to find an experienced contractor whom I could trust and with whom I could work. I feel very lucky to have found Peter Kessler and Landmark Contracting. He's been terrific to work with, and his experience working with older homes shows. The bid was in the range that I expected, and Peter offered good suggestions on possible ways to save on costs. He explained the scope of the work and costs, up front. He stayed in constant communication with me, and was always responsive when I had questions. The men who worked with him did excellent work, and were always courteous and cleaned up after themselves. Peter Kessler is very ethical and conscientious, and also one of the nicest people with whom I've ever worked with. I have been very satisfied with the entire process of working with Peter, and I am very pleased with the new roof structure (and I've received all kinds of compliments on this job).
Description of Work: Removed an attic addition and old roof structure on my 1921 house, and completely rebuilt a new roof structure. This project was necessary, due to the attic addition which had been built over 40 years ago (in the 1960s), and which had some serious structural problems (not to mention ongoing leakage and water damage issues).

Pete's bid was superior to two others we received. His price was competitive, but we were far more impressed with his responsiveness and the detail within his bid. He is also one of the nicest guys you will meet, which was very reassuring. Pete managed the project very well. Somebody was working on the project nearly every day (unlike other contractors I've used). They were prompt, courteous, and cleaned up after themselves. The project took longer than we had hoped, but some of that was due to some unexpected surprises (we discovered the roof was rotten and had to be replaced). Pete handled such surprises well, eating some of them himself, and working with me on others to find a fair resolution. Pete seems to have a lot of experience with old houses and it showed on this project. He matched the style of my house's woodwork perfectly, custom-building all the moldings and experimenting with stains and finishes until we were all satisfied.
Description of Work: Remodeled a room in our house. It had been a 3-season dining porch originally, before a shoddy conversion to a 4-season room about twenty years ago. The project required stripping everything back to the framing, a new flat roof, modification of the boiler heat, new windows, electrical, and a lot of high quality finish work (white oak cabinets, window trim tall floor and ceiling moldings, etc.).

Terrific work. We first selected an architect, and then interviewed several contractors, choosing Peter Kessler because of quality and familiarity with older homes. The job took many months as over 10 different trades were involves -- tile, plumbing, electrical, the works. Peter was great in the house, communicative, great with our two small boys, and handled all problems both big and small. Now 2+ years later, the bathroom still looks great -- fits beautifully with the house without being fussy, since it's a main family bathroom. The main concerns -- and I want to be clear that NOBODY completes a project of this size without some concerns -- had to do with communication between contractor and architect, which had some friction, and clarity on some pass-through costs, which are always a tricky area. But in the main, absolutely superb work by a fine professional and his team.
Description of Work: A full and first-class renovation of a largeish 2nd floor bathroom in a historic 1904 Victorian, plus various structural/plumbing work from basement to 3rd floor, plus new cabinetry on a bedroom wall on the other side of the bathroom.

We purchased this house in 2005 with the thought that maybe we could finish the basement someday. We found out in March of 2007 that we were going to have a baby. Finishing the basement just became priority number one. Let's just say we were absolutely clueless. We didn't know what steps to take, how to design the layout and what order to try to accomplish things. Landmark Contracting was a godsend. Pete, the owner, helped us plan the project, advised us on critical planning decisions, and provided clear time frames for work completion. I was particularly impressed with Pete's ability to take our laymens terms explanations of what we wanted and translate them into beautiful, functional living spaces. In addition, Pete was always clear and up front about cost and had great suggestions for saving money whenever possible. One other thing that is worth mentioning. Our daughter was born three weeks early on Thanksgiving Day. While she was fine and so was my wife we were nervous because we had planned on getting some things completed that weekend before the final trim and doors could be placed. Because we were at the hospital we had no way of knowing whether any work was going to get done. Pete moved some things around and finished all the trim and doors before we brought our daughter home from the hospital. We would have never expected him to do that and are eternally grateful. We absolutely love our new basement!

From the start Pete was very professional - promptly returning phone calls, timely with estimate, responsive to our questions and concerns while planning and during construction. The plan was executed thoughtfully with attention to aesthetics and practical function. He has lots of experience with older homes and creatively handled everything that came up in that regard, ie: dealing with water problems, and a post, located in the middle of the main room, was removed from the main basement beam. The beam was then replaced with a stronger laminate beam. The subcontractors he chose were extremely competent and did a great job. Pete worked with us on budget concerns throughout the project. We had sticker shock in the beginning but are very happy about the quality of work and feel we got real value for our money. He was very thoughtful about keeping things clean, dust out of our living space and having laundry facilities available. He is a fine person. We enjoyed having him in our home!
Description of Work: The contractor (Pete Kessler) designed, planned and carried out the remodeling of the basement (approximately 700 square foot) in our home built in 1930. The project design included: demolishing the existing basement down to cement block walls and cement floors, sealing the walls and applying a vapor barrier to interior of new insulated walls, building a main family room area, bathroom with shower, laundry room, storage areas and mechanical room, lengthening the existing stairs, raising ceiling height by moving/replacing pipes and electrical to above ceiling joist level, moving electrical service panel to mechanical room, all placement of lighting and outlets, heating with separate zones for basement and main floor, replacement of basement windows with glass block windows and one egress window, doors and trim to match the main floor doors and trim. A bedroom and 2 closets were added after work was in progress. Our basement is now a beautiful, livable space!

The demo started immediately and since we were without a kitchen we had a make shift kitchen setup in one of the spare bedrooms for our convenience. Due to a last minute change we decided to relocate our HVAC and reduct the areas under construction. The contractor was easy to deal with and took on every challenge we threw at him. Framing, insulation, and drywall all went without a hitch except we had our sunroom skimcoated during a period of rain and high humidity. After two weeks of waiting for the plaster to dry we were left with a beautiful room which blended nicely into the kitchen where new drywall was applied. My wife and I decided to do the painting ourselves to save a little money. The contractor took no offense to this and coordinated with us a time to prime and paint before the next stage needed to be accomplished. After all was said and done the hardwood floors were sanded and protected with a water based sealer to prevent discoloring or ambering of the wood.
Description of Work: Remodeled multiple areas of our 1946 house which included the basement, kitchen, sunroom, and bathroom. The basement was totally demolished and restarted with new framing, duct work, and HVAC and finished with great attention to detail including an all natural stone bathroom, laundry room, and storage room. The basement is now enjoyed like any other part of the house with the benefit of the room being sound proofed with extra insulation for our entertainment system and in the wall speakers. The kitchen was demolished to the studs as well and a beam was installed to support the removal of an exterior wall. The kitchen was finished with maple wood cabinets with undermounted puck lights, two huge granite slabs, electric heated all natural stone tile floor, and top of the line stainless steel appliances. The other bathroom on the main floor was completed with natural stone and a vessel sink mounted to a legless stone and maple wood stand in the wall faucet; Elegant and simple.
