He did a thourough and professional job. He found lots of things I did not even think about.

Patrick was on time, polite, and friendly. He was extremely patient and answered every question I had- he never seemed annoyed with me, no matter how dumb the question! Patrick took us around the outside of the house, then the inside. He suggested we write notes as we go in addition to the information he would be giving us upon completion of the inspection. He gave us tips on operating appliances as well as maintaining them for optimal performance (furnace, gas stove, air conditioning, etc.). He explained how a negative slope in the land can cause water to drain into the basement and what I could do to avoid this. He gave suggestions on how to make improvements to certain parts of our home (evening out the slanted floor in a front porch that had been enclosed by the previous owner, removing a wood loft that was causing our garage roof to sag).

Great! Pat Leahy was one of the most pleasant and competent service people my husband and I have worked with. He was incredibly thorough during the inspection, taking great care to point things out and give me additional instructions for upkeep. I did not find him through my real estate agent but shared his contact info for other home buyers.

I was a first time home buyer, not knowing any better I would say Mr. Leahy did a good job at the inspection. The furnace was not able to be tested the first day as the gas to the property was shut off for street repair, Mr. Leahy did look inside the furnace panel and said it was dirty but otherwise looked fine. He returned to the property the following day when the gas was turned on to test the furnace (at no additional charge), I was not able to be present for this, but he reported that the test went well and the furnace was working properly. Per his instructions, when fall arrived I scheduled a professional heating company to come for a tune up of the furnace prior to my turning the appliance on. When they arrived, the technician looked at the exterior of the furnace, opened the door and then refused to clean it due to the color of the soot present. He said it was not safe to run; subsequent inspections by 6 heating contractors all agreed that the furnace should not have passed any inspection as the lack of it's safety was visible from 3 feet away (the pile of black soot on top that spilled out of a duct and was present when Mr. Leahy's inspection was done). I had to purchase a new furnace, Mr. Leahy said I would not have to do this for 5+ years. Had I been given this info prior to closing, it would have affected my purchasing the property.

The home inspection was very informative. As a first-time home buyer, Mr. Leahy pointed out all of the important shut off values, gave instruction on maintenance of the furnace and water heater. Furthermore, he provided me with an extensive information about home maintenance tasks that will keep my new house in great condition.

Pat was punctual and performed a very thorough inspection. He pointed out several minor problems and discovered a defective sump pump that the owners agreed to replace at a price of more than $150. In addition, Pat reviewed the major appliances and how to maintain them. I would highly recommend Pat for a home inspection

THE INSPECTOR WENT THROUGH ALL THE PARTS OF THE HOUSE, POINTING OUT POSSIBLE PROBLEMS AS HE WENT. THE PROCESS REALLY GAVE ME A GOOD INSIGHT ON WHAT I WAS GETTING INTO BEFORE BUYING MY NEW HOUSE.
