Well he was an hour late, which was an issue seeing as the previous owner was still living in the home and had to vacate. When he did arrive he went through the house very quickly. I followed him and asked what questions I could given my limited knowledge of plumbing, electrical, and construction and all of his answers were clipped and vague as if he did not care and was in a hurry because he was behind schedule. He missed several major things, such as the fact that the irrigation system had been turned off and gutted because the previous owners did not want to pay to have it winterized. He missed that the pilot lights were out on the gas fire places, the water was hard and several of the shower heads were plugged, he never entered the attic because it was sealed. I understand that this could inconvenience the previous homeowner but I now know that it was an excellent way to hide that there was water damage due to hale damage to the roof and mold that had never been cleaned up. There were also cracked and broken slats on the exterior fence that were glued together but of course with the Summer's heat they are now popping. The seals on the windows also fell out after I opened the bottom floor for the first time. This guy was too busy and too rushed to do a good job. I would NOT use him unless you have a good knowledge of plumbing, electrical, and construction yourself.

John came in for the inspection. It only took him one hour and fifteen minutes to inspect the whole house. He didn't open the furnace to check the inside. We purchased the house after his inspection. However, a recent furnace tune-up by another company shows that there are cracks on the heat exchanger. We have to spend another $5000 to replace the furnace!!!!! If he inspected the house carefully, we would not purchase this house. My friends have other inspection company to do inspection, and it cost 4 hours for the whole inspection. The cost is the same. Don't waste your money on this company!!! Worst inspection!!! This the second report for the same inspection service that was done on June 2010 (see my report on 10/15/2011), but different problem - INSULATION!. During the house inspection, the inspector reported that the attic insulation was from R-28 to R-34, with recommended value of R-38. During the whole winter that was just gone, I felt that the house was cold, even with the newly installed furnace. I had also got a big ice-dams problem. In March, I had an energy audit to check my house. It turned out that insulation in the attic was only R-15!! And the energy auditor suggested R-50. I have to spend another $1700 to redo the whole insulation, which should be done by the previous house owner if this was found during the house inspection. Not professional service at all. I would suggest that all Angie's list members to stay away from this company!

Home Inspection was performed by John Kaiser. I called AmeriSpec and John answered. He took time to explain the cost, what's covered, and offered an Angielist discount. He also answered my questions about Radon. He was punctual, professional, and thorough. He answered questions prior and during inspection. A printout and summary was provided on site. I requested an electronic copy and it was provided that afternoon. I would recommend AmeriSpec.

They were good. It didn't cost me anything because it was apart of the purchase of my home. What was nice was that they left you with a nice home repair manual. The gentleman that came through seemed very knowledgeable and answered my questions. He was very courteous.

John Kaiser did a great inpsecting a home for my clients. He was willing to go on the roof (always check this with any inspector), thouroughly inspected the property, went over basic home maintenence, was respectful and knowledgable with my clients questions, and provided a detailed report at the end. Amerispec was extremely flexible on getting an inspector to the home on short notice and on a weekend! Mark Slotvig performed the inspection. He showed up early and was prepared to do work as soon as we got inside. Mark was extremely insightful and welcomed any and all questions I had. He also encouraged me to come along with him so that he could explain what he was looking for and what he found. The inspection was very thorough and I felt very confident in the property after receiving his verbal feedback and the outstanding/thorough report he printed on-site. Also, Amerispec included a helpful homeowners manual and coupons for home services that I am sure will come in handy! All in all - I was very impressed - and so was my Realtor who was also on-site for the inspection! Great job!

He did a very good job. He showed up early and set up his "shop" (printer & laptop) very quickly. He carefully explained to us everything he was doing and fielded all of our questions with patience and insight. No defect was too small for him to include in his report to make sure we were aware of all damages to the condo. He also had a binder with explanatory material on what we should do in the future at time tables. For instance, he recommended that we change the air filter every 3 months and showed us the proper size of it as well. He had a lot of recommendations when it came to practical things we can do to touch up the place from paint to spackle. Overall, very patient and intelligent man.

Kevin was very informed and freely expressed his opinion pointing out the need for back flow valves on the water faucets in the laundry room and outside hose facets. Kevin also performs inspections for the city so this helps us to be prepared for the sale because the city required an inspection before the house can be listed for sale. Kevin found dark area in the attic where water was starting to cause damage and suggested a Qualified Professional be brought into evaluate the situation. This lead us to have a HVAC company out that found and repaired the water leak around the furnace exhaust caused by cracked caulk and a missing exhaust cover before it became a big problem. This one item alone was worth the cost of the inspection. Kevin suggests that he not be the inspector that comes back for the presale inspection. Of course I would expect him to recluse himself because this would be a conflict of interest.

I am in the process of purchasing my neighbor's house and I knew it was not in good condition. I was reassured at every step by Steven, the inspector. In very neutral terms, he explained what he was seeing, how to fix it myself or what to tell a repair person or technician. The inspection took a long time and was exhausting. He was even adding notes and corrections in pen, after he had printed out the report! We didn't have access to the garage, nonetheless he did a detailed exterior examination and didn't speculate about what might be inside, which I thought was very professional of him. Overall, I was left feeling that I had a pretty good grasp on the condition of the house and that I had detailed information on the important issues, roof, electrical, furnace. Additionally, both the receptionist I spoke with, when I first called and the inspector were very courteous and Steven was very prompt.

Used Amerispec on the advice of my realtor and was pleased. The house was a mixture of new construction and 45 year old original and they seemed comfortable with both. They made certain to answer every question and left us with an easy to read manual with specific finding and general maintenance tips. They also helped us understand the differences between "normal" wear and tear and other things we should watch for. We were also able to follow up with a question/issue that arose after they were done.

THE PRICE IS BASED ON SQUARE FOOTAGE WITH THE AVERAGE INSPECTION PRICED AROUND $280. THEY ARE PROMPT, THOROUGH, & FRIENDLY. I WOULD HIGHLY RECOMMEND THIS COMPANY TO ANYONE IN NEED OF A HOME INSPECTION.
