HE INSPECTED IT FOR THE SELLER AND HAD HIM INSPECT IT AGAIN FOR ME. HE HAS NO CLUE ABOUT WHAT HE IS DOING. WE FOUND MULTIPLE PROBLEMS AFTER THE PURCHASE AND WE WENT BACK TO SELLER. HE TOLD US WE HAD IT INSPECTED SO GO AFTER INSPECTOR.

We are in the process of purchasing a different home in an adjacent state and decided to have a home inspection before finalizing the purchase. It was the best investment of $300 that we could have made. We wanted to finalize the deal and so I did some reasearch and called several home inspectors. After determining that I wanted to work with 1st Class Inspections I indicated that I needed to travel to the home (4.5 hours), attend the inspection, discuss the results, and travel back to my home state all in the same day. When Mr. Cleland asked when I wanted to do this, I gave him the day of the week and the time for the appointment. He indicated that he had another job the same day. After I told him I would get with a family member (who also wanted to attend) and see what other day would work, he decided to readjust his day to fit me in. He and our realtor came to the house earlier than the scheduled time, set up his equipment, and did an initial walk around the property while he waited for me to arrive. He asked if I had any initial questions before we got started and when I showed him the list I brought, he was perfectly comfortable with it. The actual inspection was unbelievably thorough, covered every inch of the property roof to basement, crawled into cubbby holes and behind appliances, lifted ceiling tiles, unscrewed electrical panels, peered into and down pipes, tested temperatures and emissions, all the while explaining what he was doing and very patiently answering all of the questions I had. If he found something that was an issue, he took a picture of it, described the issue, and classfied it as deferred maintenance, a safety/health issues, or something that might need attention in the future. He wrote down models and serial numbers and estimated the age and condition of appliances and continued to enter notes into his computer. I learned so much throughout the whole process. Upon completion, we walked through the pictures he had taken as he explained the issues he found, provided me a 95 page describing how to best maintain your home (lots of pictures, diagrams, and tips), and explained that he would complete his summary and send it to me that evening. The entire inspection took 3 hours and 45 minutes. Sure enough, by the time I made the 4.5 hour drive home, there was an email with an attached 20-page document outliing every system he checked, what he found, pictures of the issues, and all of the appliance information. There was an additional note encouraging me to call him if I had any additional questions. What did I do with this information? i read it from beginning to end, determined the issues that were most important to me, and completed an amendment to the purchase agreement, and sent it to the realtor asking for a reduction of the purchase price for replacement of a major appliance and outlining the other health and safety issues that I wanted the seller to fix prior to close. I would not have been aware of any of these issues unless I had done the inspection. The summary information will also be useful if I do finally purchase the home. I will then have a list of "deferred maintenance" items to prioritize and address.
