We never got our home inspection report from Darcy. He left the country the day after he did the inspection and did not provide the report. It's been three months and I haven't heard a word back from my calls, texts and emails. We got a home warranty that requires the home inspection report to process our claim. Since we don't have an inspection report our home warranty is worthless.

Darcy showed up an hour late which was frustrating. Besides that after the inspection was done it took him a full five days to send me the report which given the current market is a huge problem as it gives no time for negotiations. Fast forward a month and I moved into my new home only to find my water heater was not putting out full capacity, only half. The previous owners didn't flush the tank and the debris build up reduced the capacity of the tank to about half. So I'm out $2000 having to buy a new one. Also, Darcy charges top dollar so I expected the best.

Wow - wish I would have seen these reviews before I signed him up. Came out on a Sunday on short notice, which was great and said he would have written report to me the next day. Later in the week said he was having formatting issues. Emailed me report 8 days later in a format that I could not open. I texted and called asking for a pdf version, but he has not replied to me.

Darcy botched the first inspection, missing common items that 2 other contractors found easily. The home had some major issues and one contractor wouldn't even perform any work on the house, the other needed to repair the existing structural issues first. There were several problems missed by Darcy, and we ended up having to back out of the house under a week before closing because we found more and more issues Darcy missed. We made an offer on a different house and were hesitant to use Darcy a second time, but my realtor said he's usually good, and I reluctantly agreed because we had a time constraint of the lease being up on our existing house. We needed to get the inspection done quickly to not hold things up. Darcy was able to come out the day we made an offer, so we reluctantly agreed to have him do the inspection. He found no issues with the home, and only made note of one problem AFTER I told him about it. The house got a good inspection report, and I naively believed Darcy's first botched report was a fluke. My realtor and I noticed the master shower had what appeared to be a grout issue, but I assumed it was just cosmetic since my inspector didn't make ANY note of it whatsoever. Fast forward to closing and moving in, and it rains in the basement laundry room whenever the master shower is used. We immediately contacted Darcy, and he didn't respond for 3 days. Once he finally did, he agreed to come out at 7:00 pm July 28th. I stayed home all night and he never showed up. He asked to come at noon the next day, but I couldn't take time off work to stay home for another potential no-show. Eventually he came out on August 7th. He was supposed to be there at 6:00 and arrived at 6:30. He stormed into my home, came into the bathroom with me, and sat down on a bench in the shower. He looked down at the drain for a few minutes before I said, "I think you're sitting on the culprit." as I was told the bench would likely need to be rebuilt or replaced by another contractor we had out to look at the shower. He looked at it, turned on the water and went and stood in my basement waiting. I wasn't fond of this approach as I really didn't want MORE water damage, but I didn't say anything. Darcy stormed back upstairs and came in the bathroom. This is where it gets REALLY unprofessional and rude. He began screaming at me in my own home. He yelled that the shower was built wrong, and he could have told me that over the phone. He yelled that he's done this for 29 years, and that he can't catch everything because he would have to run water and stay in a home for hours. He yelled at me about my contractor who is scheduled to come today to fix it, and questioned his abilities. (We've hired him for many projects and he's always been amazing) He was extremely disrespectful to me in my own home. Then he stormed out and left. When I came back, a person who was in my kitchen asked if Darcy had been yelling at me because he could hear it. I never raised my voice at him, or said anything to him, except, "You should have caught this." I wasn't rude or disrespectful in any way, and did NOT deserve that treatment. So, now after buying a new home and moving in 7/18, I now have to pay to rebuild the shower. This should have been caught, and will be a very costly thing for me to undergo now that I have closed and can't go back after the sellers. This is why a home inspection is performed. To prevent exactly what happened to me. I could have had a buddy out to glance over the home and paid him with a beer and been ahead of the game.
Description of Work: Darcy was hired for 2 home inspections on properties I had purchase agreements on.

Shceduling was confirmed in advance but was somehow confused by the day it was supposed to happen. In the end we were the first inspection of the day. I followed Darcy throughout the process taking my own notes. The inspection was for a home built in 1984 so we were prepared with the comments that addressed the age of the home. The issue at hand is the condition of the shingled roof. During the inspection Darcy went onto the roof - day was clear and sunny and dry as noted in all the reports. His only comment verbally was that the ridge shingles did not match the color of the main roof. Otherwise all was well. His written report says the same thing. He uses 3 levels of goodness - nothing needed (which was checked), minor repairs required, or not functioning and or replacement needed. In actual fact, after closing and becoming the owner, it has been determined that the entier roof had experienced significant past hail damage and was in need of replacing. The vents were never installed properly, the rubber boots are disintegrated, the chimney is not capped, and the hal damage is so bad there is exposed fiberglass visible thru the shingles with complete missing stones. Gutters are also full of the missing stone. I have not had any luck in reaching him directly since this has been discovered and he has not returned left messages. I contacted the realtor who recommended Darcy and this has not helped in being able to have any discussion about his error. In the end this is a $10,000 out of pocket unexpected expense incurred from someone who has no business providing the assumed serviec he advertises. Stay away.

Horrible!! An inspection is to find things that could be potential problems that are not obvious. More often than not, the things that are obvious and visible to the eye, can be part of the negotiations on the orginial purchase price; not used as reasons to back out of the agreement or further reduce the price. I was also negotiating the sale of my parents' 65 year old home and the inspection on that was was much more professional and pleasant than this one....and there were many more major issues with that house.
Description of Work: We were selling our home and this is the inspector that the buyers used prior to finalizing the purchase. He documented problems that were not there. - We had just had the concrete driveway replaced four months earlier and he said that it was in need of repair. The listing agent walked the driveway to check and couldn't find any problems. - We had just completely redone the master bathroom and her said that it was in need of replacement. (It seemed like he was just responding to the buyer telling him what they liked and didn't like, whether it was in good condition or not). - He said that some windows that had been replaced in a remodel needed drip guards (the extra piece along the tops) and when I contacted the contractor he said that those windows already had it included in them, they didn't need it. - He said that the entire front exterior of the house needed to be relandscaped and we had just had it all done the previous fall. He insinuated that there had been previous moisture problems and we had never had any moisture problems with the front of the house and had lived there 14 years. - He actually wrote that the garage floor was ok and it was terrible. That was the part that we were orginially concerned about. The buyers agent even said that he was rude and very unfriendly and wouldn't recommend him. The whole experience was terrible....the inspector was definitely biased for the buyers and was trying to find reasons to reduce the selling price....which we had already done. Our agent said that she would never recommend this inspector and would put him on their do not use list for the agency.

I bought new house in Twines Cities Minnesota. Just for making sure that what builder promise I get all those features for verification purpose I hired him. He did not inform me that the day he begun test. He arranged called with my buyer agent directly and started home inspection. He charged $ 350 for home inspection and did not complete Attic test. He told me that its new hose so no attic test required. Then why charged $350? He put Radon test equipment in basement. He charged $150 but he did not give report on Radon test. I called him many times he never responded. He is not all worth service provider and I will not recommend any one for Home Inspection. Beware he work with Seller and Buyer agent directly. If you are engaging Realtor agent please ...please make sure you interviewed your Home Inspector. It’s your money. I have informed to my employer not to allow him or use him under corporate deal.

Our Realtor chose the inspector, and he came highly recommended by her. If I would've known who she chose beforehand, I never would've had him inspect our house; because we had such a bad experience previously with this company in April 2003 on our last house (see previous report). Darcy was late (apparently he got a little lost, but I don't understand that after inspecting homes in Minneapolis for as long as he has). Every issue but 1 that we negotiated with the sellers on were problems we found, not him. An example of such a problem was that the front door did not latch when you closed it, and only did so when you lifted up the door. Also, we had to ask him questions as we went along, instead of him explaining things. (Such as what the green panel was in the floor of our utility room, to find out it's the sewer backup line.) Darcy might be great on an older house, as our Realtor said, but definitely go with a less expensive inspector on a newer house, or maybe on any house.
Description of Work: Darcy Westlind inspected our home after signing a purchase agreement. The house is 4 years old, but in an older neighborhood.

We were only in town for the weekend, so we needed an inspector in a hurry. It was nice that they were available. After moving in, however, we quickly noticed several things that were not part of the inspection report and that we definitely would've liked to negotiate with the seller. For example, no air goes to the 2nd bedroom because the one vent in the bedroom is either blocked or not connected. Also, water leaks in from the second fireplace into the bedroom when it rains. Additionally, and this would've been the most obvious thing, the original windows were on the house, and in several places the wood had rotted out so severely that you can see outside between the window itself and the window base. We had to replace 3 windows immediately after moving in. Although Mr. Becklund helped us by informing us of some things (the drain was clogged, some exterior wires needed capping), he missed some pretty major things.
Description of Work: We had our home (built in 1929) inspected in April 2003, after signing a purchase agreement but before closing. Mr. Becklund went through the home with us, and explained things as he went along.

VERY PROFESSIONAL AND KNOWLEDGEABLE. DARCY'S BACKGROUND IS IN STRUCTURAL ENGINEERING AND HE KNOWS A LOT ABOUT RESIDENTIAL HOME CONSTRUCTION. HE IS KNOWN FOR UNCOVERING UNSEEN PROBLEMS THAT COULD AFFECT YOUR BUYING DECISION. IF YOU WANT A ''KILLER INSPECTION'' ON AN OLDER HOME, HE'S VERY METICULOUS AND INFORMATIVE. BE SURE TO WALK AROUND WITH HIM WHILE HE DOES HIS INSPECTION - YOU'LL LEARN A LOT. PUNCTUAL AND PROFESSIONAL.
