We said we would give it 6 weeks on the market, and we accomplished what we set out for. Billy and his team worked hard at getting our house sold, at listing price, all in the time frame we set up in the beginning. We also had some hiccups along the way which delayed closing, but Billy was great in that he stuck with us, and answered all calls and messages promptly throughout the process. They made selling our home as easy as possible for us - which is no easy task with two small children.

After finding Billy Pauling and his team with stellar rating and reviews on angieslist dot com, we made contact with Billy to see if he could help my brother, mother and I, to sell my mother's single family house that was our family home for 30 years. We knew we were a challenging client to take on, as we had tons of tasks ahead in order to be ready to sell, but Billy didn't flinch and took us on full steam ahead. We not only had months of clean out of 30 years of accumulated stuff, but we had a lot of renovation and repairs needing to be done to ensure we got the most money we could from the sale. Billy again was ready to become part of our large team effort to get it done over a years time. While we had to tackle the sorting down of all the contents of the house, Billy become a strong leader to bring in a designer and some key vendors to begin to create the list of what to remodel and what to leave be. We split up duties and each of us took on choosing and biding different vendors for different tasks. We had a $30,000 budget and had contractors all lined up to do 30 days of renovation as soon as she moved out. Billy was great to work with, was easy to communicate with, and we really could not have done this without him and his team. Billy is current with technology and is able to use time saving tools to communicate and organize a complex project. Yes Billy could of passed on helping us and moved on to an easy sell situation, but he was happy to dig in and get his hands dirty with our sale. We went on the market and the house was sold within 5 days. We made it through buyers inspection with a few items to fix, and closing went smooth. I would highly recommend Billy and his team to anyone looking to sell their home.

We worked with Billy and his team for about 4 months to sell our house and purchase another one. As with any major project not everything ran smooth and most of the snags were out of the control of Billy and his team but they worked hard to straighten things out and to try to make sure we were taken care of.

Billy was professional, responsive, and insightful throughout our home buying process. Later we were glad we went with Billy since we found his comments to be helpful in ruling out potential homes. He was able to provide estimates regarding remodeling costs so that we could judge whether or not it was worth it to fix up a particular house. Billy was happy to show us whatever homes we wanted to see and never pressured us to purchase. We probably looked at 20'ish homes before closing on our new house. He was flexible and available when we needed to make an offer. Responsiveness was very important to my wife and me throughout the buying process. With a two year old and busy schedules, we were not the easiest clients. We stopped and then started the buying process six months later and Billy never missed a beat. We were able to call Billy with very little notice to see properties and he would get us in. We requested to see properties at odd times and he joined us or had a member of his team there to show us the places. This included the house that we ultimately purchased. We asked for a second showing and Billy arranged it within a couple hours after business hours. Even after the deal was complete, we wanted to get in to take measurements and he promptly granted us additional access. The negotiation period can be very nerve racking with offers and counter offers. Billy kept us informed every step of the way. He under promised and over delivered with his communication and responsiveness. One evening he told us that he wouldn't call after 10pm but when he got word from the sellers at 10:30pm we got a text right away and Billy was right there to answer our subsequent call as though it was two o'clock in the afternoon. Having an informed agent was also important to me. Billy provided accurate and candid feedback that allowed us to feel informed without feeling like he was pushing us in a direction or making decisions for us. It is a fine line and Billy handled it extremely well. We looked at a few places that needed a bit of work and Billy professionally pointed out areas to consider. He exhibited professionalism throughout our experience. This included giving us assessments on market value. Follow-up is the final aspect of Billy's service that stood out to me. We had a concern about whether building permits had been pulled for work that was done on a house and Billy did the research and got back to us. He and his team left us feeling like we were in good hands and that if there was anything we needed or any questions we had that he would find an answer. I would highly recommend the Pauling homes team based on my experience.

We came from out of state and Billy was very knowledgeable about the various neighborhoods we wanted to explore. He kept in contact frequently and was always available via phone, text and email. It was an excellent experience. I was an out-of-state seller, having moved for my job. Billy handled everything. He had a designer tour my house and make suggestions on enhancing sellability; he found and scheduled contractors to perform the updates I opted to make; he inspected the alterations and worked with the contractors to ensure they were done in the way desired. The house came out looking great. Billy also did an excellent job on the market analysis and coming up with a price that both gave me what I thought was fair for the property and also made the house appealing to buyers. When the enhancements were done, Billy even suggested raising the price a bit to reflect the added value. The end result was the house was sold in three days at list price (buyer did negotiate seller paid closing fees, which was the one variance). I felt Billy was honest and open with me, communicative, and had a firm grip on the local market.

He is responsive, willing to communicate by any means we prefer, uses electronic document signing, was able to listen to our needs and find a house not only for us but for my mother as well. While we were prepared to spend months looking for a home, he was so good that it took us a week. He's is professional curtious and we are currently using him to try and sell another property we own. He supplies professional photos and a professional stager all out of his own pocket. He has also offered to cover the bills of the home until it is sold, when we will pay him back, to help with cash flow problems. Bill handled the sale from start to finish in a very personalized, responsible, and dedicated manner that gave us full confidence that we had chosen the right agent. He gave us great advice on what items in the home to "update" (e.g. interior painting, floor sanding, new storm doors, etc) and which ones we could "leave alone" (e.g. kitchen, bathroom, main entry doors, etc) He also utilized his interior designer consultant to choose paint colors for all rooms, and he even gave us (at our request) recommendations for service providers we needed (interior painting and floor standing/refinishing). I learned of Bill Pauling through the mailings he sent me. I had received many such mailings, but Bill's seemed more personal, and my experience with him and his team have proved that to be true - he cares about his clients and does his utmost to see that they are well informed throughout the entire transaction. He is always available, extremely knowledgable, has excellent contacts that he is happy to share, and is an all-around good guy - a joy to work with. My home was a short sale. Bill has great experience with this type of sale and provided good advice on our pricing strategy, on decluttering, he explained what is possible with a short sale (I was able to keep my kitchen appliances and clothes washer) and kept things on track with the many documents that are required. I expected that, once we had a signed purchase agreement, the process would take many months to close, but Bill was able to accomplish it in 3 -1/2 months - which is remarkable. Had it not been for a number of mistakes on the part of the mortgage company, we would have been able to close several weeks sooner.
