First off, the appraiser, when looking up at the floor joist from the basement, he did not know what the dried glue was. I had to explain the dried, drip-like, red stuff was from glueing and screwing down the floor boards. Second, he told me that my modular home (stick built 2x6, indoor constructed home) was nothing but a "Glorified Mobile Home". Third, he said that no-one would pay extra for an attached and heated three car garage nor would they pay extra for a brand new steel pole building, therefore, he applied no value on the $40,000.00 pole building and only a 1/3 value on the completely finished and heated three car garage. Fourth, he said there was no value in a Ground Source Heat Pump and using ICF forms for our walk-out basement (10' Walls). I found him unknowledgable in construction and definately not professional.
