Two weeks prior my basement was flooded with 4 ft of water as the result of very heavy rainfall (6" in less than 3 hours). Most of this water poured in through this opening. I found Gardner in the Yellow pages, checked out their website (very well done) and followed up with Angie'slist. I talked with Rob and set up an appointment for the 24th and he called that morning and arrived within an hour to check out the job. I liked his suggestion and he said they could do it that afternoon as it wasn't that big of a job and he had a crew available. I suggested the next Thursday am since I could be home at that time. Rob called back in less than an hour and said he could be back in 20 minutes with his guys and have it done in 2 hours; I agreed. They arrived at the appointed time and filled in the hole with blocks, rebar and cement and it did in fact take 2 hours. I was impressed with how well the 3 of them worked together and did a good job. Also, Rob gave me some good ideas on what could be done to solve future water problems and a good quote on a new basement floor. I told him that after the previous 2 weeks dealing with the water damage I was in need of a break. I would definitely call on Gardner again for any future foundation/concrete work and probably will as the repair will keep out the 4 ft of water but my basement will still have some leakage should another storm flood my neighborhood like this one did. Thanks Rob, Joe and Roger.
Description of Work: Sealed off a 2' diameter "tunnel" through my basement wall with concrete block and cement.

Rob called me the same night. We connected on Tues. the 24th to include all info that I would need to make the correct choice(s)/recommendations for my needs which included a reasonable price. He was able to fit me in Wed. the 25th. The crew was on time. Rob Gardner came and with his crew of Ryan plus 3 others. They did a SUPER job and gave me peace of mind knowing I won't have to worry about wet walls, soaked carpets, etc. when it rains. All were very courteous & professional and endured with patience questions & concerns that I had. Rob told me what to expect during the whole process. Ryan showed me at the end of the job what my part was: plug in unit when the cement settled, baseboard installation, and floor prep for replacing new carpeting. Did I cover all the areas Ryan? Later on in the day Rob called back to make sure I was satisfied. I am - VERY much so! Thank you, Rob, Ryan & crew! Highly recommended; Excellent! I'll be calling Gardner Construction for my future needs. Thanks again! Rae Gust * Lakeville, MN

GREAT! The crew arrived on time, were extremely organized, were easy to talk to, provided lots of insight as to why they were doing what they did, cleaned up everything when done. The finish of the sidewalk, steps and garage floor is 3 times more professional that any other concrete contractor I've ever hired. The quality of the concrete is much better. They definitely know what they are doing, they work smart, and the owner of the company gets right in there and helps out. I am having them estimate a second, much larger foundation and garage floor replacement job for me very soon. There is no question in my mind that I would hire them again.
Description of Work: Remove steps, remove double garage floor, remove sidewalk. Replace sidewalk, steps and garage floor. Stucco coat retaining wall. Build wall of decorative block to frame in small garden area. Get building permit for all work.

Excellent work. Appt. phone calls were promotly returned and Rob worked with us on price. His crew was very punctual, polite and organized. They cleaned up any mess they made and worked quickly and effectively. We are VERY pleased with our new steps and would recommend Gardner Construction to family and friends. In addtion, Rob recommended a railing company since we would be requiring a new railing with the new steps.
Description of Work: Rob and crew removed our 3 cracked bottom steps as well as landing area then repoured. Afterwards, resurfaced the other steps that did not need repair.

Gardner Construction was fabulous! Bill Kuhn was my primary contact and he was out to my house immediately the day we spoke and quickly assessed and spoke to me and, among others, my patio installer about how to address the issue. Within two days Bill and the entire crew, which included the owner, were at my house digging, releaving the building water pressure, trenching and installing draintile. Also within that two days they were done and my yard was cleaned up! Lucky for me, a freeze started in the next couple of days.
Description of Work: Installed draintile in back of house, plus heat system, to address water drainage that was potentially damaging to my house.

Excellent - came quickly to give estimate, were able to schedule us within a week after giving them the work. Theycame out and gave us an estimate that was $1,000 less than the three other quotes we got because it was Jerry's professional opinion that we didn't need a sump pump, that - given the amount of water we were dealing with - the drain tile would take care of the situation given the soil in our neighborhood. We went with this firm because we respected Jerry's opinion and also knew that if we needed to we could go back and add a sump pump. The other three companies gave resonable quotes, but they all suggested a sump pump.

Bill Kuhn from Gardner came to give me an estimate the same day that I contacted them. He was straightforward in his communication and explained the reasons for his recommendations. There were two possible approaches. Either would provide the strength needed. One approach would also correct a cosmetic defect, but cost much more. Bill suggested that we used the less expensive technique since the repair was to a garage, not a home. Bill also came back to discuss the work in more detail after I concluded that I probably would use Gardner for the job. The work was scheduled within a week. The work crew was prompt and considerate. They went to extra effort to avoid blocking our dead-end alley with the cement truck, which prevented likely inconvenience to our neighbors. Bill took photographs of the reinforcement process, which I will keep to show potential buyers whenever I eventually sell the home. Overall, the work went very well.
Description of Work: Reinforced the cinder block walls on the foundation for my detached garage. Installed reinforcement rods and filled the blocks with concrete.

Had been getting occasional leaks from snow thaws around foundation. Had Gardner appraise the situation. He said he thought it was just loose mortar on the top row of concrete blocks on the foundation. He recommended removal of the stucco in that area, then patching the cracks with hydraulic cement. Estimate was $500 to fix an area of about 2 or 3 sq. ft. The $500 was the final bill as well. Re-stuccoing over the concrete patch was not part of the job.
Description of Work: Repaired the cracks around the top layer of blocks on one corner of the foundation.

I had a good initial conversation when I hired them. They main contact person seemed to understand the problem and know a good way to fix it. He also said a patio could be done at a reasonable cost since they would be pouring concrete. Once the work actually started, the workmen themselves did seem to be very responsive and focused on doing a good job. I talked with them a little as they got started. It was a good thing because once the main contact got there, he told them to take down some brick work he and I had originally agreed to try and keep. The workmen were supportive of what I wanted so that didn't have to be re-done. The work was done within two days. The other thing the main contact and I had agreed to was that I would be able to look over the work to make sure they had resolved the sinking before the work was finalized. I was never contacted to come and view this or be a part of this process. I had asked how much I needed to be there and was told it was fine not to be around the whole time. Work was quite busy at the time, so it is hard to take off time. They did seem to resolve the sinking so it is stabilized, but there is still some drop in the floor near this corner of the house that I thought would be resolved. If this wasn't possible, I would have hoped they would have talked with me about this. Once the work was started, it did seem that the priority was getting the work done as quickly as possible and moving on more that making sure it was done as we had talked about. This was the first time I had this level of work done, and in retrospect I should have probably known I needed to be around for all the work to make sure it happened as I was told originally.
Description of Work: I had a corner of my house where the foundation was sinking. They also put in a small patio in the back yard.

The original person who was going to do the driveway could not get the work done in a timely manner. After two months I called for new estimates. I accepted Gardner Construction's estimate because the estimator new exactly what I wanted and how I wanted it to look. He also gave me some ideas about the sidewalk. They were the most expensive of the estimates, but they could also start the next week. They finished the job in two weeks. There were never less than six people working on the project during the bulk of the work. They were professional, they cleaned up after themselves, and they came when they said they would. I love the end result and think that it is an excellent job.

Jerry was nearby and was able to come to my house the same day to look at the situation. While he was impressed that the floor had 6 rebars for support, he evaluated the overall picture and recommended replacing the floor. He would build a sub-floor, rip out the concrete, put in new green bars for support, pour new concrete and seal it. I am sure I missed a few steps. He gave me an estimate of $24,000 for the garage floor and another amount for the driveway, which also needs to be replaced. I was very impressed with Jerry's knowledge and professionalism. He was courteous and responsive, when I asked him to see if there were any other options. Another contractor had suggested more of a repair and seal approach, so I wanted to see if Jerry had any ideas along that line. Jerry felt that this was really the best solution. Later the other contractor backed out without providing a bid, so Jerry was probably right the first time. While I haven't yet had the work done, I expect I will probably need to make this investment and will go back to Garder's Construction.

We had had intermittent water in the basement (maybe 2-3 times a year), and were taking the usual steps to remedy it. Bill came out and actually spent time with us, giving us advice about other steps we could take without drain tiling. I felt that he was honest with us about the fact that we probably did not need drain tiling. When he gave us our estimate, he told me the price was good for 8 months. Ultimately, we did decide that if we ever wanted to sell this house, we would need to be able to say we had taken every possible step to mitigate the water situation. When I called Bill out of the blue several months after he had given us the estimate, I was able to schedule Gardner to come out and do the drain tiling on the day I wanted. The crew was on time, the work (especially the finish work on the concrete) is very well done, and the employees were very patient with my questions after they were done.

Seth carefully evaluated our problems, all of which were related to subsiding backfill around house and garage. He came up with logical, workable and affordable solutions and brought his boss over to review his proposed plans. He and his crew arrived on time, kept us appraised at each step of the process and explained all new issues that only became evident during excavation. They obviously worked well together and completed all phases of the project on time. They removed all the old construction material, dirt, rocks etc. The day after completion there was a severe thunderstorm which they anticipated and had covered the newly-poured concrete before the storm hit! They checked back 4 days later to check the work, install the drain covers and to inquire as to whether we had any questions or concerns. They were all delightful to work with and extremely competent and professional.
Description of Work: Resurfaced crumbling garage foundation, repaired crumbling foundation blocks, poured a new garage driveway apron to slope away from garage floor and foundation, installed graduated drain to drain water from apron and created a 6X6 ft rock-filled drain-field. Reinstalled sidewalk along side of garage to slope it away from foundation. Regraded area along 3 sides of house with fill and river rock cover and cleaned out window-wells and filled with rock.

It went alright. The first time I called I left a message, nobody called me back. So, I called again a few weeks later, mostly because I could not find any other company that repaired foundational concrete. The owner did call me back in a few days, and came out for an estimate on a Saturday, and one of his guys did the work on Monday. I didnt get any other estimates because I couldnt find any other companies who do this work. The job seemed to take his worker less than a day, so I thought it was expensive for that amount of time, especially since the owner did not do the work himself. Also, on the window sill repair, I thought the original estimate had involved more area than they repaired, but since the written estimate was so vague, I really could not argue about it. I have made the mistake with other companies to not get more specific written estimates, and I made the same mistake with this one. My recommendation is to get a very specific written estimate from the owner, spelling out exactly what areas are to be repaired. Also, he told me the estimate was $1,200, and it really was $1,250; but a big deal, but I found it to be a little dishonest.

The owner, Jerry Gardner, responded quickly to our inquiry for a recommendation to correct a water problem in our walkout level. After reviewing the exterior and interior of our residence he proposed a modified drain tile installation for inside the house. He explained that with an existing building it would be more costly to waterproof the foundation from outside the house. Job was completed in one day and within a week of accepting Gardner Construction's bid. Jerry supervised a very hard working crew and performed a lot of the labor himself. Reduced price $100 with Angie's customer coupon. The basement has remained dry through several rainstorms.
Description of Work: Drain tile installed in finished interior walkout level of our house. This required stair removal and replacement, jack hammering existing concrete floors, digging trenches and repouring concrete floor (about 12" wide following two perpendicular walls.) Also removed and hauled away old concrete and dirt. Provided lifetime guarantee on performed services.

Jerry Gardner was responsive, prompt, explained my options to me up front, then got me on the calendar within a couple days of my making a decision to go forward. On the scheduled day, the crew arrived on time, took care to lay down cloth to protect my flooring and went to work. They started out as four men and ended up having six working toward the end and it went very slick and quick. They were in and out in 4.5 hours. They swept and mopped up after themselves. The price was exactly as quoted and, thus far, the ditch worked with the first rainfall of the season. We'll have to see how it holds with heavier rain; the project was only done a week ago. Jerry offered me some other tips on pulling water away from the side walls of the house that I'll employ as an adjunct. The repaired step and wall in the garage are just fine.
Description of Work: In the front basement area of my 1931 home, they jackhammered the existing cement flooring, dug a large trench that could accommodate about 8 gallons of water, placed a PVC pipe in, filled the trench with rock, used poly to form a plastic lip at the edge, then poured new cement flooring over that. (The pipe was placed in the event the ditch alone doesn't completely handle my water problem in that part of the basement, necessitating a connection of the pipe to a sump pump. I chose not to go with a sump pump at this time to save money and because I don't think I've ever had more than 5 gallons of water leak in). They also repoured a cement step from my basement to the attached garage and repaired the crumbling cement of the sidewall of the stairway up into the garage.

Rob Gardner came out that same day I contacted him. He looked over the area and came up with several ideas that would correct the problem. He bid on the well room work and on drain tile for the corner of the basement. He told me that he thought the well room and window well deepening may take care of the issue. He gave me a bid with and without the drain tile. I had an air conditioner on top of the well room that had to be dug up, Rob had an idea that saved me from having to pay for the unit to be disconnected and reconnected. Rob really seemed to be trying to do the work the most economical way. I got two other bids for the job. Neither of the other contractors came up with all of Rob's ideas on their own. The other estimates were also significantly higher than Rob's, for the same work. They had the job completed in 1 day (one week after I got the estimate). They did great work, mostly cleaned up after themselves and were very respectful of my home. No water so far.
Description of Work: Since I bought the house, I've gotten some water in one corner of the basement during spring thaw and rain storms. In the last couple of years it had gotten a lot worse. The water was coming up from under the foundation and down through the seam where an old well room bumped out from the basement wall. The work included sealing off the old well room with concrete block, breaking up the concrete in the well room and filling the hole with gravel and dirt. They also dug out two basement window wells and filled them with gravel. At the last minute, I had them install one glass block basement window.
