Some Home Inspectors just want the inspection fee. Recommended by my realtor, my first hint that something was strange about the home inspector I hired is that he did not want the homeowner around when he did his inspection. Apparently, he wants to do his inspection uninterrupted and then go over everything w/ the homeowner. However, his "going over everything" means standing in the living room and explaining his report. But the real kicker is that there was a raccoon living in the attic and the insulation was totally destroyed. His report did indicate that there was only 4" of insulation in the attic, and in some places less, but the reason why there was so little insulation is because it was matted down by a 45 lb raccoon. And if the matted insulation wasn't enough to tip off the inspector that something was amuck, the raccoon feces should have given him a hint. The bottom line, he claims he did his job as required by the fine print of his contract and that he would not do anything to correct the situation. Instead, my realtor took it upon herself to hire two people who worked 3 hours removing the old insulation, cleaning up the feces, and installed new batt insulation.
