Everything was super professional and up to par. They actually found two additional rod holes and filled them at no additional charge. Also, their lifetime guarantee/warranty is transferable to whoever owns the house, so that's a great bonus!

We had water in our basement about two weeks ago following the melt of much snow, experiencing our first flood in a 14 year old home. Another company took care of drying out the furniture and floor, removing carpet and drywall. We had discovered the source of the water, a vertical crack running the entire length of the wall. We had 4 companies provide estimates, and the approaches varied from painfully expensive to not much cheaper than this for a fix that didn't sound like more than an exterior bandage. Ted from HomeSpec did a good job explaining the process that they would use, and why it should work in our situation. In addition to the large crack, there were small cracks/leakages in another part of the basement that would be addressed with the foam injection as well. Jack came to the house this morning to complete the repair. The company had estimated 5 hours of work time, but he was done in about 3.5 hours. Right now the foam is seeping a bit through the concrete patch, but we can knock off the excess in a few days after the seal dries. Both the estimator and the Jack were very punctual and only time will tell if this fixes our problem. I'm certainly hopeful it will.
Description of Work: Injected urethane foam into cracks in basement walls following flooding. Cemented over the holes drilled for inserting the foam.

The work seemed fine. Yet when I attempted to get some information from them for the company I was refinancing with they were very unresponsive. This may be because I had already paid them, or maybe it?s just standard in their front office. I don't know. But I would never use them again.

Overall, the work was done quickly, although plan that it will be noisy as they drill into the basement walls. I still have one leak after the repair, so I will be calling them to get that looked after. Workers are professional, and the whole process is pretty painless. They warranty the repairs. Given that this was 4 hours of work, the price seems pretty high. On the other hand, I think that paying for a warranty made sense since they will have to come back out.

Brian came out to assess our issues of flooding from several locations. He gave us an honest assessment of what we could do to solve all our problems forever and then gave us another estimate for what we could afford to do and still solve our current issues. He was incredibly kind and helpful. We had our sump pump replaced and had rod holes and a foundation crack filled. The installation guys had a few issues getting the emergency backup system to stop beeping during setup. They fixed it, but we later had a power interruption which caused the backup system to start beeping and we couldn't get it to stop by following the instructions. Coincidentally, Brian called the next day to check on our installation and he was able to get the guys back out to solve the problem for us right away. They were great and I highly recommend them. They really worked with us to make the repairs possible within our budget.
Description of Work: Installation of a deep well sump unit with an all in one 1/2hp sump system and battery back up to replace a gravity fed system. High pressure injection of 1 crack and 6-10 rod holes using expansive urethane.

The company was extremely professional, they arrived on time (before I did even) and the job was done in less than 30 minutes. The gentleman that arrived was pleasant and polite, he cleaned up the mess before he left and was extremely courteous. Update 11-5-13 - The leak came back. We entered the home on 10-31-13 and much of the basement had been obviously flooded. It was clear the leak was in the same spot as before. The company sent another guy out to check it out and he discovered the original repair had only gone in about 4 inches into the wall, not through the entire wall. He drilled it out and repaired it again, saying that he would like to leave it uncovered (usually concrete is put over the repair) until the next rain so we could be sure it held. Will update after we get some rain. Update - After the issue with the second leak, the company sent out an inspector to review the issue. Turns out, we should have initially had a full repair, versus a rod hole repair. We had initially been prepared to pay the additional $80 to have that repair done, but we were told the rod hole repair would fix the problem. The inspector, was extremely professional, and helpful. We were very happy with his analysis and review. It was determined that we really needed to have the full repair completed, and they were willing to do it free of charge. Since then, even with our lovely Michigan weather, we have had a leak free basement! This is definitely a company I would recommend, just be sure to ask a lot of questions.

Brought Homespec in because we had begun experiencing seepage into the finished part of our basement after heavy snow melt and rains. They came right out, assessed the situation, explained what the fix would be, and gave us a quote. I was surprised at the price - it was much less than I had feared it would be. : They got to work within a week of us accepting the quote. : The work required digging up the concrete along the perimeter of half the basement, installing a channel to capture seepage and direct it into a sump pump which they installed in a closet, along with a small cistern in the back yard to receive the water. : Since this was a finished basement, they had to cut away about 6 inches of drywall all around the area; I wasn't happy about that, but they explained everything to us before hand, and so it wasn't a surprise when they were done. The nice surprise is that they cut away the studs and bottom stringer in large pieces, then removed the drywall from these lengths of wood, and they left the wood behind for me. So putting the basement back together only involved fitting the wood back into place (kind of like a jigsaw puzzle), then supporting it with short lengths of two-by-four to re-integrate it back into the rest of the wall. : I still had to cut and install more drywall, but I figure that Homespec saved me a couple days' worth of work and lots of money by being mindful when cutting away the drywall, and saving the structural pieces for me. : We had a few good gully-washers not long after they did the work, and that basement stayed nice and dry.

We had water leaking into a finished basement near an exterior door. Brian told us what the problem was, how to go about fixing it, that as it wasn't a foundation problem he didn't need to do any of the work himself, and refused to accept any payment for his inspection - totally professional - can't ask for better than that.

Outstanding. After a heavy storm, there was standing water in my basement. I traced it to a vertical crack in the concrete wall. I was concerned this would be very expensive to remedy. I had not yet joined Angie's List. I searched online, and saw great reviews for HomeSpec. However, I was skeptical it was a reliable source, so I joined Angie's List and saw the "A" rating. I then called (on a Friday.) When I described the vertical crack, they immediately quoted me a flat rate of $350 and said they could be there first thing Monday morning, and it would take a little over an hour. The technician arrived right on time, took just over an hour, spackled the wall when it was complete (which I did not expect) and left things immaculate. He left me with a lifetime guarantee that is transferable to the next owner. Normally I wouldn't be thrilled with $350 for just over an hours work, but I feel this could have been way more expensive and it was well worth it. If you have a similar crack and are in their service area, I wouldn't hesitate to hire them.

Inspector was knowledgeable, communicative and professional. He provided an estimate that was reasonable. I had several conversations with the office manager who was professional, friendly and helpful. We did not decide to have the drainage system put in until we had further analysis by a structural engineer. In the end we did not need this service.

Got an estimate for water coming in our basement from cracks,rod holes,etc..... Brian came to inspect our basement. THANK GOD WE FOUND BRIAN!!!!! We had just bought the house a few weeks earlier. Brian came and said he had already given an estimate at this house in the fall. He told the seller and her realtor of the basement issues and of a structural issue which the seller and her realtor DID NOT disclose to us... Had we not of found Brian we would have NEVER known!!! We contacted several other contractors and a basement inspector and all told us of the structural issue... Brian even gave us a letter of his findings and what he found back in the fall so we could submit that to our lawyer. We have not hired this company as of yet. we found out our neighbors hired this company and said their leaks have stopped. We are just waiting on our lawsuit against the realtor which might take a while.

Ann Arbor is just full of terrible basements and foundations with water issues. If you think you need foundation work and water mitigation DON'T WAIT! Put off that new kitchen or remodeling project. A house that is not sinking is worth much more than a bunch of shiny expensive appliances. And make sure any work you have done has all the proper permits. Homespec didn't even ask me about permits they just pulled them. This is the way it need to be it will save you a ton of potential legal problems in the future!
Description of Work: Over a week ago we had heavy rains on top of frozen ground and snow with lots of melting. I went into the crawl to inspect a mess of a job I had hired done on part of the house that was sagging and realized there was a good 2 inches of water flooding the south side of my crawlspace. I was so upset with the poor job of the floor leveling that the new found flooding sent me over the edge. The next morning I called Homespec almost in tears and they had someone here in 40 min. The man was very polite and went right to work inspecting the foundation and water intrusion. Turns out foundation was fine and the water was seep up from under the house since this area of Ann Arbor is very wet and high water table. He immediately worked up a quote and I found it reasonable and had a sump pump system installed along with drain tile in half of the crawl within three days. They even dug up and placed the outdoor drain a little more level to the pipe coming out of the house without a second thought when I asked them to. Now I am all ready for the spring thaw and no more built in swimming pool. They also gave me good advice on how to approach the botched floor leveling job another company did and I am having them look at the engineering report to see if they can fix the mess in case the other company won't.

We've had water on our basement carpet after heavy rains/thaws for a year. We had tried a number of fixes including snaking out interior drains, having a french drain installed outside, and improving the grade. We had been reluctant to rip off the drywall in the finished basement and so had been trying other more obvious fixes first. Once company we had out for an estimate recommended an interior drainage system for over $10,000, but we didn't want to spend that kind of money unless it was absolutely necessary. We had Brian from Homespec out to inspect the basement after the latest attempt to stop the leak failed. He inspected the floor, baseboard and the exterior of the house to try and determine the cause of the leak without having to remove the drywall. He told us he thought it was probably a crack in the wall and that he had to see behind the drywall to be sure. He did not charge for this inspection. We did have the drywall removed (another cost of over $1500 to get this removed and replaced, sigh). We could see immediately that there was water seeping in at the tie rod holes. We called Brian and he was able to come out within a couple of days to inspect it. This was over the Christmas week, and we were pleased to get someone out on a week when a lot of people aren't around. He confirmed the problem was the tie rod holes and was able to arrange for a repair that same day. After the huge thaw we had earlier this month along with heavy rain, our basement is dry! We were very happy with the service we received from Homespec, at a very reasonable price. We would whole-heartedly recommend them to anyone needing help with a leaky basement.

I was very nervous at first to spend this kind of money but after the job was done I felt very good about everything and would recommend HomeSpec to anyone that needs this type of work done. I did my research and was impressed with the fact that this company has an A+ rating with the Better Business Bureau as well as 18 years experience. I am very happy and satisfied with my decision to hire HomeSpec and look forward to having a dry basement and now being able to finish it off!
Description of Work: I had the inspector out to the home who was very honest and detailed about the work that needed to be done in my basement. He thoroughly explained everything in a simple matter that made sense to me since I did not know what the source of the problem was. He was very fair with the price compared to other estimates I received from other "sales companies" which I felt very pressured by to sign a contract the same day they were at my home. I was very impressed by the products and people from HomeSpec and was very comfortable making the decision to hire them to do the work. I had an interior drain system and a sump pump installed in my basement and have been beyond pleased with the outcome of the work done. The crew that came out was very professional and clean and left my basement in very good shape. We had some leaking in one of our rental properties. I called Homespec and spoke to their salesman Brian. We scheduled an inspection for later that week. Brian arrived on time and was very professional. He quoted us what I believed was a fair price. The work was done just as it was explained to me. The invoice arrived with no extra costs! The true test was the next week when we had 2 days of on again off again rain and our basement stayed dry. I would highly recommend his company.

I was very pleased with the professionalism and politeness of all involved: the agent who drew up the proposal, the office phone staff and the installation team. The odd specifics of our house unfortunately prevented us from installing the sump pump and water trek we contracted for but it was difficult to anticpate the problems in advance. I am particularly impressed by the willingness of HomeSpec to refund our deposit even though the installation team spent considerable spent time at our house trying to find a solution that would be acceptable to us and even uncovered and cleared a drain in the boiler room that was obscured by sediment. I would definitely turn to them again if we encouter a problem that they deal with.
Description of Work: Water occasionally enters our boiler room and over time has been damaging the base of the boiler casing. We called two companies for estimates. The Homespec representative did a much more professional examination and provided a much more detailed explanation. Both suggested sump pump installation but Homespec not only proposed what I belive is a beter one also would install water trek around the base of the boiler room which seemed very apprporiate. The price proposed was quite reasonable ($2620). I provided a $520 deposit. Unfortunately when the installation team came they determined that they would need to deviate from the original plan given the specifics of our house in a way that would result in water spilling on our outside walkway leading by our front door if water froze in the exit pipe backing up the water flow. Since this could create a risk in winter of someone slipping and falling, we cancelled the sump pump installation. In the course of their examination the team leader discovered a drain in the boiler room that had been almost entirely obscured by accumulated sediments from water. He uncovered this drain and flushed it out. The team spent considerable carefully examining all aspects of the situation, were very informative, and understood my concerns. At no time did they try to pressure me to go ahead with the installation. Despite all this, HomeSpec returned my deposit without argument.

Craig was on time and delivered the services as promised. The home inspection was extremely detailed and he caught many things that I would not have noticed. Craig is quite thorough and knowledgeable. He took the time to answer our many questions (including followup questions, days later) and gave informal recommendations when requested. He provided many photographs showing the various issues he observed. We were able to use his findings to negotiate a lower purchase price with the sellers of the house. I don't think our realtor liked him (naturally...but I think she just wanted to close the deal). I would absolutely hire Craig again and I happily recommend him to others. The wood-destroying insects inspection is an additional charge (around $50?). We paid for this service as well, but we felt like we were only paying for a filled out Wood Destroying Insect Inspection Report form, and not for any additional inspection. In other words, we got the perception that the actual inspection would have been the same, even if we had not elected for the insects inspection. We felt that the only thing we got in return for paying for the insects inspection was the inspector writing down the things he would have observed anyway.
Description of Work: Craig performed a standard home inspection of a house I was under contract to purchase. He also conducted a radon test and a wood-destroying insects inspection.

Homespec's Craig Cecarrelli was referred to me by my Realtor. Craig was very courteous and on time for his appointment. He did a very thorough inspection and clearly pointed all areas of concern. He pointed out something in the first home that could have cost us a great deal of money if we had bought that house. He gives a very complete report with three copies and one such copy can be given to the home seller and try to use as leverage in further deal negotiations. He also emails pictures of the problems he points out in the report a day or two later. He did the same quality job in the second home he inspected for us which we proceeded to purchase. I highly recommend him for a top quality job because you need that peace of mind buying a home. I really felt that paying him was money very well spent. In the meantime, I have asked him for some more referrals for others who do house related work and Craig always responded timely and each referral has worked out great.
