I have been a Full-Time Realtor for almost 15 years. I had worked with a different well-known company for many years and our business relationship meant Nothing to them when I had a stressful, escalating dispute on behalf of my clients. That Survey Company, that I will not name here, had done the survey for A LOT of money and one of the 4-corner stakes was missing. That company wanted to charge my clients $1700 to replace one stake. I went to Facebook and asked for recommendations for someone else. The owner of this company, David, and his company came HIGHLY recommended with about 35 responses for my request for help with this EXTREMELY stressful situation. Not only did the owner himself (David White) take my call: he LISTENED patiently while I explained the intricacies of the situation. He was so reassuring, understanding,professional, and knowledgeable. He charged, what I felt w/ my experience in the industry, an extremely Fair Price and was out there to complete the job THE NEXT DAY!! When he got there he found that the driveway was nonconforming and that's why the stake was not there!! I assumed he would charge more for having to drill into the concrete and he told me that the price he quoted is what I pay and that's just Business Integrity! I LOVED that!! I will only use this company for ALL of my surveying and property line issues in the future!! Highly recommend!!

They would not be ideal for someone outside of their own local area. I'm sure they would be great for the city, but up here in LAPEER county a lot of what they wanted to do, for a lot more money, was not needed. I would have given a 4 star because the stake out survey and the team was very good. BUT the owner David White was very argumentative with me and tried to talk over my head. AND my designer, excavator and foundation contractor found him also a pain to work with. Very "know it all" personality.

Dave was awesome to work with in getting my property surveyed and creating a site plan for my garage. He offered by far the lowest price for a survey and had a very fast response time.

Quick response time, very professional team that came to my house. I received survey report and drawing the same day via email.

although I did not go through with the project, this company went above and beyond. It was a complicated residential issue and David did significant research and was patient and very helpful. If I ever find the need to have a survey done on my property, I will absolutely go to them first!

Did a great job in cold conditions

David was awesome. His communication was great. He delivered on everything as promised and made it very convenient for me as a client. I'm working with a contractor to build a new construction detached garaged in a historic neighborhood so there were multiple points where I needed clarity from the contractor on what to request and David made sure we had everything we needed!

Land Development was very competitive on their price, however everyone in this area is about double the national average, so not a great value. In particular they prefer to work off of existing property markers as opposed to going to a county source and working down. All of this is typical by the way, just diminishes the value in my opinion.

This land survey was requested after a contentious situation with a back neighbor. The survey generated other minor disputes from other less contentious side neighbors, and requred 3 rechecks. Land Development Services hung in there, did thorough research and ended up surveying my property four times to make sure it was accurate. Getting a proper survey is expensive, but Land Development Services put in the extra research and provided excellent customer service to me as well as making sure my neighbors were kept informed. This company works hard to make sure they get it right.

They were prompt and professional. Two thumbs up.

I called six surveyors to obtain bids for my job. Within one hour David had submitted a professional scope of work with a firm price in writing. The only company to do so. The job was started ahead of schedule. In spite of the fact that my job required two visits to the site, it was completed on time. The field crew was professional and took the time to explain to my tenants the purpose of the visits. Everything was done as promised, on time, and at the stated price. No surprises and everything was done right the first time.
