Response from DAN BRADY PAINTING & WOOD RESTORATION
We take pride in both our finish products and our superior customer service and are very sorry you are unhappy. We have apologized numerous times; however, your review is lacking accuracy. We did not "bait & switch" as you suggest nor did we ever state that we wouldn't complete the work unless you had other additional work done for $9,600.00 (we believe you must be referring to the exterior work - not interior work which was specifically stated as a condition of the promotion when you made the purchase from Angie's List. You were given 2 personalized proposals (1 exterior & 1 interior), both of which had multiple options on areas that you requested (listed below): Proposal 1 - Exterior: Pressure wash exterior of house. Remove vines from house. Fill woodpecker holes with Big Stretch caulk or Flec-Tech Repair technology whichever is appropriate for holes. Remove and replace any failing caulking following the same caulking pattern that is currently on the house (do to board and batten construction there is not much caulking on this house). Mask all windows prior to painting, metal clad windows will not be painted, wood window trim will be painted the same color as the house. Apply one coat solid color stain to exterior of house, same color or a green that (removed member name) would like. Investment for above=$9,500.00 Investment to pressure wash and sand all loose paint/stain off exterior decks and re-stain= $4,900.00 Main deck- Carpentry work- remove enough decking boards from main deck so the rotted lower siding can be removed(1-2ft) and replaced with an appropriate size trim board, caulk, prime and paint trim board. Investment for above = $1,300.00 *Please keep in mind that I cannot see behind the rotted boards, if the wood behind the siding needs to be replaced we will let you know and a change order must be put in place. Backside of garage- remove rotted wood, replace with an appropriate side trim board, caulk, prime and paint trim board same color as house(please keep in mind for carpentry work only rotted wood will be removed and replace with trim board, new siding and battens are not going to be put in) Investment for above= $850.00 Proposal 2 – Interior Main floor area (living room, kitchen, hallways, stairway, upstairs hallway, & loft: Walls, ceilings, Paneled Doors (10), baseboards-Doors that are not currently painted: we will not be painting (we will be painting the painted frames). -Above surfaces will get one coat of eggshell paint to match existing color. -(removed member name) will be responsible for moving small items out of our way. -We will cover wall items (Flat screen TV, new wall heater etc. so they do not need to be removed). -As part of proposal we will repair drywall damage on ceiling in living room (apply new popcorn texture) and repaint. -Per my discussion with (removed member name) we will fix small cracks with our crack fix adhesive (works well). *Due to the expansion and contraction in walls due to northern Michigan weather we cannot guarantee drywall repairs. Investment for above= $8,300.00(less 15% winter discount ($1,245.00) less ($400.00) Angie's List certificate) Investment for above with discounts= $6,655.00 Investment for above for just walls and ceilings with Angie's list discount= $4,800.00 As you can see, neither proposal had a pricing option of $10k as you stated. I think the miscommunication came when you did not ask for a third option to have the "high work only" done; if you had requested pricing on that third option, you would have realized that the scope of work you expected to be done (high work) was much more than that could be completed in 8 hours. We were not requested to provide pricing for the high work as you can see above, so we are somewhat at a loss as to how you reached the conclusion that we would be able to complete the high work in the 8 hours allotted. The person you referred to as a sub-contractor (Mr. M.) confirmed this to you on multiple occasions and tried to explain this to you just as we did. In a discussion we had over this situation, Mr. D. estimated that, at most, he would only be able to cut in about half of your room. As stated in your letter, we felt that you would be unhappy with those results, therefore we refunded your money --- it had nothing to do what so ever with trying to sell any of the other options (that you requested) listed on either proposal as you claim. We were also very up front in stating anything over the 8 hours would be charged at a rate of $50.00 per hour. Additionally, we gave you special pricing for the interior work even though you were using the Angie’s List promotion which you purchased for half the cost it normally would be priced at. We invite anyone who is considering working with us on an upcoming project to go to our website and review our Report Card System in which we welcome feedback from our clients.
