See above. I would not recc. this builder toanyone. There are many other local builders who could have done this for the same cost but on time, more professional, and less problems.
Description of Work: Contracted to build a garage structure with upstairs apartment. The project took much longer than estimated. Did not know the building code which added cost and time to the project. Very difficult to deal with after they got the job. Refused to perform punch list items after agreeing to do so. Major problem with the apartment Pergo flooring buckling and refused to repair it. Blamed it on cheap flooring which it was not. I now am having another contractor repair it. would not recc. this builder to anyone. I think the father who ran the company was better and had more integrity.

1. I have fixed your member’s issue to his satisfaction. This was done in April/May of 2012. I have an email from him acknowledging that the floor is “fixed”. Your member continues to not keep proper climate in building, which causes the building materials to swell. 2. Since I’m not able to control the climate in the building, I have told your member that there is nothing else I can do. 3. N/A 4. Williams Buildings, LLC has been serving SW Michigan for over 35 years. Specializing in post frame buildings, we have over 4,000 satisfied customers in both the commercial and residential zones. a. We contracted this project in the spring of 2010. 3,600 square feet of finished space took just over 5 months from start to finish. b. The building code issue your member referred to pertains to whether or not the walls in the storage space below the “apartment” needed to sheetrocked. We’ve done numerous buildings in other municipalities that required only the ceiling to be sheetrocked (for a fire-break) and this is what we were hired to do. However, this particular building inspector interpreted the code differently than any other inspector we’ve worked for. Regardless, our company covered 50% of the additional cost to sheetrock all of the walls in the lower storage area (over $3,000 in added cost on our end). c. The flooring issue your member referred to is in regards to laminate flooring. Originally, the contract was for carpet but your member changed his mind and wanted “hardwood flooring”. After giving him an estimate on real hardwood flooring, your member went out on his own and found laminate flooring at a local box store for $1.49 sq. ft. My real hardwood quote was closer to $4.00 sq. ft. for the material. Against my recommendation, the customer decided he wanted to cut costs and directed us to install the laminate flooring. At the end of the project, we completed the punch list as scheduled. Aside from a comment on wanting the project to be completed in August/September instead of September/October, your member paid his final invoice and said he was happy with our work. Once we had completed the project, over the next year your member was so happy with the outcome that he allowed us to show the project to other potential customers. In fact, he allowed me to keep a key in case I wanted to show it while he was out of town (which he frequently was). The following summer (August 2011) your member contacted me to say that his laminate floor had “buckled”. We visited his building the very next day to see what we could do to help. Upon inspection, it was discovered that your member had the upper space closed off for the entire summer, with no AC and no humidifier. In addition to the floor buckling, all of the trim in the entire space had buckled and swelled. The laminate flooring had 3 spots where it had lifted off of the subfloor about 1/8” of an inch, causing a bubble (about 2’ in diameter). I immediately said something about the 90-degree temps and high humidity, to which your member’s own wife stated “I told you we should have had the air on up here!” A few days later, I had a professional flooring installer with over 40 years experience examine his floor. His response was that with this type of fake hardwood flooring, it’s important to keep proper climates and that the buckling is evident of high humidity. We all agreed (the installer, your member, and myself) that the proper next step was to get the space conditioned to see if it would return to normal. Within a few days all of the wood trim went back to normal. 80% of the fake wood flooring went back. I did not hear back from your member again until February 2012 when he once again called to state that not all of the buckling had gone away. Keep in mind, I have continued to assist your member for a project that was built two years ago. Once more, I returned to his building to discover that the space was still not being conditioned. This time, your member had completely shut the heat off. Again, I told him that he NEEDED to condition this space. Regardless, I told him we would return to perform relief cuts to see if that would address the remaining buckled areas. We did this work and I received an email from the customer the next day thanking me and saying that the buckling had disappeared. Later I found out that he had a water heater malfunction, and all the water from that spilled onto this floor. On a final note, I think it’s important for your subscribers to know that I had two subcontractors refuse to work on this project because of stories they had heard about issues with sub-contractors who performed work on your member’s new lakefront house. Now I know why. Here are the facts: 1. For over 2 years I have gone above & beyond for your member. 2. Against my recommendation, your member wanted to cut building costs by installing a low-grade laminate floor. 3. Against my recommendation, your member wanted to cut his utility costs by not conditioning the space. 4. By not keeping the space cool enough in the summer or warm enough in the winter his floor will continually have problems.
