"The customer is in denial and thinks his home is worth a lot more however the data does not show a higher value. He has it for sale and if it was worth more he would get more which is why he ordered an appraisal only to find out it is listed to high in this market. He had an offer of a much lower value than what he listed it for."
"She is just upset because she is trying to screw her husband in a divorce and she was hoping the home was worth a lot more however it is not. She is a vengeful person as it is obvious from this review and seems to hate men because her husband is divorcing her after many years. I did go in the basement and a new furnace and hot water heater does not ad any value. Even if it did does she think it adds 10 or 20, 000 to the value. The only value would be in a finished basement which is was not. The appraisal value she got was fair market value."
"This customer is only upset because he thinks his house should have a higher value. Even his realtor told him the same value as I appraised it at. He won't accept any explanations and doesn't realize the parameters an appraiser has to adhere by."
"The customer is not happy with the value which is why they wrote this review. There were no recent sales that were within the past 6 months of similar size, style, age and construction. It is perfectly acceptable to use sale within 1 year. Although the market may be increasing, it did not increase enough to make a difference in 6 months. Once again this customer just doesn't like the fact that the value was not higher."
"They never asked any questions or gave any comments themselves. Also I have 25 years experience and I know when something has been updated. Not everything you do to a home has value like a new furnace or roof etc. These are routine maintenance things. Your home did not have any recent updates in the past couple of years that would add value. If you would ask me questions I can explain everything but you never did and never contacted me after receiving the report to ask any questions."
"People need to understand an appraiser does not do a home inspection. We do not check attics, mechanicals or anything else. It is just a walk through observing what a home has and condition and any updating. Also I typically do not remove shoes as it is a hazard for me as I do not know if anything might be on the floors and in the basements that I could step on as this has happened before."
