Anderson Builders out of Sparta, MI does not have a clue about what they are doing. The owner does not want to do it the way you want it done; he does it his way. He had six code violations on his concrete work, and according to my engineer, there were many more things that the city did not write up. The City Inspectors do not protect you as many of them side with the contractors. It should be the other way around. There is a buddy system going on in the City of Grand Rapids Permit Department. By the time all of this was done, I had two people removed from that department, but the corruption still runs deep. Anderson Builders poured concrete over and above my window sills allowing water to come into the basement. They broke interior walls and had several yards of concrete flow into my basement and left the majority for me to clean up. They never repaired my walls. My porch cracked in 5 places where the rebar was improperly placed. (ACI 318) He used no chairs to place the rebar, so it ended up at the bottom of the concrete, thereby making the concrete crack. They also left about 15 yards of debris, including soil, rocks, concrete all over my property. The lawsuit lasted for three years, costing us about $40,000 in Lawyer fees. Yes, we settled out of court for $10,000 which in no way was going to fix the issues that Anderson Builders caused. Do not use Anderson Builders out of Sparta, MI, you will be sorry and aggravated if you chose this contractor. He does not have the experience or patience to do a good job. He rushes through the process with that final payment in sight.

I felt overall the prices were okay. The level of work was decent. But getting an itemized list of materials and what was expected was a bit of a challenge.

Permit was not obtained until 28 days after Porch project was completed. This is a code violation. Exposed re-bar, no positive connection to the walls, porch cracked in several places allowing water to leak into the basement. Very poor finish work on concrete surfaces. Contractor used heavy brooming to cover the defects. The project is riddled with major code violations and very poor workmanship. All of the topsoil was not removed and sand was not properly compacted. Areas of concrete do not meet the thickness and fiber mesh was not added as per contract. Poor consolidation other concrete, damaged due to neglect of the contractor. Interior walls under porch curve in and ceiling in basement has a very poor finish. I asked the contractor questions throughout the job concerning many of the issues; he said: "It is fine, I am the expert"! He threatened to quit several times, he is rude, yells and has a lackluster attitude towards quality and customer satisfaction. Insisted on final payment.
Description of Work: Remove old concrete Porch Slab, Pour a 6" thick wall in the basement to help support porch. (porch has rooms underneath with windows that used to open and close properly) and replace porch slab to meet code. Remove and replace concrete steps to meet code and pour approach from city sidewalk to porch. Remove and replace existing driveway which is approximately 100 feet long. Remove and replace a 3 foot x 75 foot sidewalk on the east side of the house. Remove and replace City Sidewalk and part of the approach to the driveway. Add a small section of sidewalk in the back of the house attaching the large deck to the driveway and garage. This work was expected to be done according to Michigan Residential Code and at least meet or at best exceed industry standards.
