It was good. The job went well. They just kept their promises, did good work. I must say in retrospect it was higher priced. Their plumber was not the greatest. But finally everything was resolved and a little pricey.

They came in under their initial estimate and the work turned out quite well. They finished in less than one day and their work was very thoroughly cleaned up.
Description of Work: Response to a roof leak complaint. Removed a section of roof, replaced an old furnace chimney with a modern stovepipe, move a sewer vent from a problematic location inside a valley to a normal location, re-roof section.

It worked out very good. I thought they were very professional and on time. They got here when they were supposed to and finished the job when they were supposed to. I had no problem whatsoever. We got several bids and it was sort of like the mid-point, but we thought they just appeared to be very professional.

Everyone I worked with was extremely professional. Workers were fast, quiet (as they can be, they were replacing a roof), and very respectful. Communication was great, they let me know what was going on every step of the way. They also came in at the lowest estimate, but be aware, the cost of materials if you have any extra issues was the highest out of all the estimates. Our roof was not up to code and so they had to replace plywood boards around the entire house which ended up costing an extra 2,000. Overall, I was pleased with the work.

Dale was prompt in arriving to do the measuring and wonderful in answering questions, although more than once he stated he would have to defer to his boss for answers. Dan, however--who apparently does the estimating and communicating with potential customers--has been less than impressive in his communication skills. His first contact with us included the information that they were too busy to give estimates on all the options we had questioned; instead, he gave a ballpark on three types of window (vinyl, fiberglass, and clad wood) to help us in narrowing it down. This was reasonable, although difficult because we still had questions about quality of various options, etc, and how to best piece the various elements of the project together. But, based on the information about what brands they usually offer, I looked online and then I provided two models with specific options such as hardware, etc., and asked for a price. I also let Dan know we wanted to redo the interior casing/trim in some way. Of course, now I needed an idea of cost again. Cost is a variable in making such a decision, is it not? Do I want to spend more on windows and less on casing or vice versa, for example? Do I want to spend more for windows that will last decades, if I can find them? Dan e-mailed me back promptly the first time but said only that the interior casing would "add significantly to the bottom line." He also stated that people who asked about vinyl with a lot of options usually ended up going with wood. But he did not provide an estimate, instead saying that it would be best to start with a budget. I e-mailed back and explained that our budget had some flex and I wanted to get an idea of the pricing for the ideas I had presented. That was last week, and I have not heard back. I e-mailed again earlier this week with pictures of some trim I found on the Home Depot site--to give ideas--but there has not been a response. I understand that it is a busy time of year for construction, but I would expect at least a response, even if that response is "I will get back to you in X number of days." But nothing? This company might do great work...if you can get them to give you enough information to hire them. The overall impression I have is that they are too busy for anything but the most lucrative jobs. We are looking for someone to replace 16 windows, install interior trim, and wrap our exterior trim in aluminum. It is not a mega job, but it should allow a decent profit. If they are too busy to provide estimates, though, I have to wonder why. As my review is not the only one to reflect this experience, I hope that the company either changes its advertising to reflect the clientele they are hoping to attract --those for whom apparently cost is not an object when considering options--or hires more staff to communicate with prospective clients. As it stands, I am less than impressed and plan to look for a company that actually tries to attract my business. UPDATE: I did hear back from this company on June 2nd. I had sent an e-mail to Dan explaining that I'd prefer to work in the direction of getting prices for the options, then making decisions, rather than provide a budget and working within that--as our budget has some flex. That went out on May 22nd along with a request to use my home e-mail rather than my work e-mail for a response. The response was sent to my work e-mail on the evening of May 30th (a Friday), so I did not receive it until the following Monday. But, as I did hear back--although without a formal quote, just a range--I should note that there was a response, which is encouraging in terms of the company's professionalism. The prices seem high ($15,000 to $16,000 for vinyl with wood interior trim that would be installed and painted or stained, 16 windows)--and there is no indication of what the cost was for various options I had asked about. Without that specific information it is difficult to tweak my ideas--maybe going with white rather than wood grain, for instance, or maybe using a different hardware--should I want to use vinyl. I should note that any other company I have contacted has had no problem giving me figures for various options on a particular window, whether wood or vinyl, and for itemizing what it would cost for labor for installation. Unless I find a window that only Palmer can provide, I feel more comfortable going with a company that is transparent in its pricing.
Description of Work: We contacted Palmer Construction for an estimate on replacing windows. We read the good reviews on Angie's List. They were very responsive at first. Dale came out and measured and took notes on questions we had--which were many. We have old single-pane wooden windows and needed information--and estimates--on various options for replacements.

We are careful with every formal estimate to make sure that it reflects what the homeowner wants to put into their home. With thousands of product options in the market we try to make suggestions based on budget and design ideas. At this stage we will often give ballpark estimates to help narrow down the estimate to the most desirable options. We do our best to get each estimate out in a timely fashion though sometimes complex projects require further research and pricing from our distributors. Ultimately we want to help our clients repair and update their homes within their budget without sacrificing our quality.

Had some roof and gutter damage in a storm last winter. Called and asked for an appt. The empl arrived at the date and time we agreed on. We reviewed the repair work to be done. I also wanted an est on gutter guards - the "caps" on gutters that don't let leaves build up in them. He said he'd get back to me with an est on both services. Never heard from him/them after that. SUBSEQUENT NOTE - After this review was submitted, I took a phone call from Palmer. The caller (id unknown) was very apologetic and freely admitted they had erred. He offered a (to me) sincere apology. While he admitted they were prob out of the running for this job (correct assumption) he asked if they could be considered in the future. Most of the time I can be tough to deal with and would have dismissed him but I was impressed with his frankness, outright admission they had goofed and his request for future consideration. Took some integrity and courage to do that. Might have to give them a second chance.

The whole thing was handled through insurance from December when our basement flooded because there was no power. It was about $6,500. They did a very nice job. They were courteous and thoughtful. They were here when they said they would be here and they did a nice job. Their pricing was very fair and they were very good with regards to their punctuality.
Description of Work: Palmer Construction just finished up in my basement. They came to do some last minute things today that needed to be taken care of.

The estimate was fair for the work. It was slightly more than a couple other quotes, but the professionalism, communication, and quality of work is worth it. They showed up on time and completed the work within the specified period. The estimate was accurate and fluctuated due to some unexpected damage to boards under roof. This was expected and discussed in advance of what problems might occur, and the cost. They took picures of the roof and showed us damage. The didn't sell us on additional features, but did explain some pros and cons of installing certain things. Not pushy one bit. We are extremely happy and pleased with our roof. I would do business with this company again.

They got back to me with a detailed estimate in a just a couple of days, and started work later that same week. It took about 2 days to finish, and was painted the next week (probably would have been done sooner, but they contract painting out). This is the second section of wood siding we've had to replace and we couldn't be happier with the quality of the work.

We did the above major projects one at a time over the course of about 8 months. First started with the insulation and decided then to do the new roof, and then in the spring we added the exterior siding. They provided excellent direction on choices of high quality materials and provided superior workmanship with very personalized, friendly services.

They did an excellent job. They are going to make siding for one of our houses again this year. They will probably post it to August. They are excellent. They came back and took care of their mistake because one of the shingles loosed. The price is apparently high but I paid it because I knew that they did a good job.

After I placed a request, a staff came to take the measurements. Two days later, they sent me a quote of about $ 4,000.00. I tried to negotiate, but they were absolutely unyielding. I thought that this was just too much and requested quotes from two other companies for the same work. The second one quoted about $ 2,600.00, and the third one quoted about $ 1,700.00. At the same time, out of curiosity, I went to Home Depot and checked how much it would cost for the raw materials. I knew the measurements and had a fair idea of what I would need if I were to do it myself. When I added everything up, the standard raw materials would cost about $600 only. In other words, the third company wanted just $1,100.00 for labor (2.5 men worked for two days), and we thought that this was very reasonable. Naturally, we contacted the third company and they provided an extremely detailed proposal and explained how they would go on about fixing everything. They started work on time, supervised their staff, finished on time, and cleaned up well afterwards. Their work was flawless and our house looked really beautiful. Also, they took full payment only when the job was completed. Palmer construction demanded 50% down, 25% when the construction materials were unloaded on our property, and the remainder before job completion! What a difference in the approach! They just wanted to get hold of our money. The good thing around Lansing is that there are people who will do the same job for much less, and in our case, we saved $2,300.00 THEREFORE, SHOP AROUND AND SAVE YOUR MONEY. DON?T HIRE PALMER CONSTRUCTION. Angie's list seriously needs to review how this company continues to get a rating of A. They deserve an all time F.

I am sorry that (Member name removed) is not happy with the price that we gave him. We never got a chance to actually meet with him in person to go over the scope of the work. I would hope if we had been able to meet, he would have seen the value of our attention to detail that would have been given to his project. It is our goal to be competitive in price without sacrificing quality and customer service. We have seen problem after problem do to corners being cut in construction projects and make every effort to avoid these problems on our jobs.

Palmer was Very responsive. Did a great job. Pointed out things that needed to be done and things that could be done but not needed. They were very fair. They gave me choices. They just did not tell me the price and leave it at that. They explained everytihing they were going to do and asked if I wanted to do some different things that would imporove the roof but not needed. They even apologized after they saw the roof. They felt so bad that it was going to cost so much; they were empathetic. They understood my pain and I felt like they were on my side. The roof is fantastic. I feel a big difference inside the house and after the last big ice storm - the roof stood strong. Thank you palmer construction. I highly recommend them. You will not be disapointed.

We contracted with Palmer to replace most of our windows. Our experience with Palmer was excellent. Our interactions with our Project Manager Steve were first rate and the work and professionalism of the crew of Dale, Jason, and Neil more than met our expectations. The attention to detail set the team apart from other contractors we have used previously. When removing the window trim to do measurements, Steve noticed that the builder had neglected to properly insulate a couple of the windows. Even though these windows would be replaced, he brought over some insulation to seal the windows from drafts while we were waiting for the new ones to arrive. The whole crew took the job very seriously and were meticulous in their attention to the little things. It was a pleasure working with them. We would definitely use the services of Palmer Construction again and would wholeheartedly recommend them to our friends.
