Let me start by saying, right after the inspection, I had the impression that while this guy had his hang ups, he did a thorough job of inspecting our house. The only reason I did not give him a failing grade is because as a result of the inspection, we got something fixed by the buyers that cost more than the inspection but that is the ONLY reason. I was looking at homes in the area from out of state, and when our offer was accepted, contingent on this inspection, we had to make the 6 hour trip to be present during it. The inspector had full knowledge of this. We were recommended this inspector by OUR realtor, which in hindsight is crazy to me. I called him on Friday and made the appointment for Monday at 9am. He called me midday Saturday to let me know he made a mistake in scheduling, and could make it to the house at two at the earliest. My partner and I had planned to drive Sunday, stay the night in a hotel, and be there bright and early Monday. As a result of the appointment change, we decided to drive up early Monday morning, do the inspection at 2pm, and then stay the night, returning home Tuesday. We got up at 5:30 and started driving, only to get a call from the inspectors around noon saying that they were already there starting the inspection on our property's outbuildings. Not cool. Considering that he said 2pm at the earliest, I felt this was extremely inappropriate, as he had full knowledge that we were driving up the long side of Indiana to be there for it. I let him know my concerns, and he that even if we got there by two, he would still not be two the house. Again, he was wrong, or simply lying to cover his mistakes. When we got there at about 1:20, he had already been in the basement and first floor of the home. I made him take me thru the parts of the home he had "completed" but he was rushed and it was hard to follow everything he said. My realtor arrived shortly after, and began asking him good questions and pointing out things he hadn't noticed. When we went up stairs, he did not notice that the chimney was leaking moisture until the realtor pointed it out (this is what the seller fixed), which astounded me. We then went down to the kitchen and he went over his findings. He said the biggest issues in the house were the electrical (on four different boxes, old fuses, etc, and the flashing issue, which he then took responsibility for finding (give me a break). He said our plumbing was fine, though needed pipes replaced, and that the septic was fine, despite signs that we didn't know at the time that there were issues. Within two weeks of moving in the home we had to get septic work done, and had an electrician out to give us an estimate on the electrical, which he said was functioning great and that an update was completely unnecessary. Reasons not to use these guys? Not thorough, not punctual, not knowledgeable, and not especially friendly.
