Our experience with One Step Realty was a disaster. They failed to screen the tenants as promised and rented our house to individuals with criminal convictions and a history of prior evictions. They failed to collect the full rental payment and owe us more than $2,000 in unpaid rent to this day. The tenants they put in our house trashed the property inside and out, causing several thousand dollars worth of damage, One Step Realty did not put a single dime of the security deposit toward repairing the damage. One Step also lied about their accreditation status with the Better Business Bureau and was kicked out of the Grand Rapids Association of Realtors for their unethical behavior. One Step relies on predatory business practices, making it very difficult to terminate an agreement with them. More than a year after we provided the required 12-month advance notice of termination, they tried to rent out our house to new tenants (after the old ones were evicted), despite the fact that our agreement had expired and they had no legal right to manage our property. One Step Realty is a scam. If you are a property owner, they will leave your home in shambles.

As the owner of the unit, they aren’t responsive to me, and they weren’t very responsive to the tenant, either. I’ve had to email and call so many times before I ever get a response. A previous tenant was evicted, but they haven’t followed through with getting a summary judgment for the back rent. I also have suspicions with the people they send out to clean the unit between rentals. The unit doesn’t seem to be cleaned at all between the rentals. They charge 10% of the rent, which seems to be the standard for this type of company in that area.
