I contacted this inspector based on good comments here. He is slow in responding to my message. As he asked, I clearly told him that the house is 2300 ft2 plus about 700 ft2 of finished basement. He gave me a price based on the finished square footage. He came back two days later and almost double the price and said he also need to charge for unfinished basement square footage. I told him the square footage number is wrong and I already confirmed with the listing agent that the finished space is 3000 ft2. He refused to listen or talk with the listing agency. In sum, he just tried to find excuse to gorge more money as he can. We have to find another inspector and that delay our inspection for several days and we have to break the contract of inspection deadline. It is not about the money, it is about an inspector totally unreasonable and inhonest.
Description of Work: This inspector is totally unreasonable and not honest. He wanted to double the price for square footage of unfinished basement, which no one ever did in this industry as I confirm with other inspectors. In sum, he just tried to find excuse to gorge more money as he can.

I am the Owner/Operator of InspecteX Home Inspection Service and a member of the American Society of Home Inspectors (ASHI). I want to comment on the statements made in the above report. It appears that according to this individual, I assess an extra fee for inspecting unfinished basements. As a home inspector, I am required by the ASHI Standards of Practice to inspect all areas of the house that I can safely access. This includes the unfinished basement. In the unfinished basement I inspect the condition of the foundation walls, water and gas piping, main floor structure, structural columns and drain and waste piping, etc. Also, I can determine if there are leaks in the foundation walls since I can see them, and they are not covered over in the finished basement area. This is a critical part to an inspection since the foundation carries the load of the house. All of my inspection fee's are based off of the total square footage shown on the Multiple Listing Service (MLS) information I receive from either the Buyer's Agent or the Listing Agent. This square footage includes the finished areas and unfinished areas. In this case, the figure of 3000 sq. ft. that the buyer told me is inaccurate. The total square footage of the home is 4,752 square feet, as shown on the MLS report I received from the Listing Agent. That is a very large difference of 1,752 sq. ft. I contacted the buyer and told him that there will be a different price because of the extra square footage that he did not tell me about. He mentioned that any extra square footage was unfinished and that he could not understand why I would inspect any area that is unfinished. NOTE: The statement made in the Description of Work in the above report regarding that I double the price based upon an unfinished basement is untrue. My additional fee in this case was based on the addtional 1,752 sq. ft., not just because the home has an unfinished basement. As I mentioned earlier, my fees are based on the total square footage of the home. I tried to explain over and over how important it is to inspect and unfinished basement, for the reasons I stated earlier. The buyer would not listen and continually would be talking over me. The other claim that I refused to talk with the Listing Agent was based on the fact that this buyer wanted to have the square footage changed to 3,000 square feet, not the 4,752 square feet shown. This would be unethical for the Listing Agent to do, because it would misrepresent the facts of the accurate square footage (2,324 up and 2,428 lower). It would also be unethical for me to ask the Listing Agent to change the square footage, something that I have never done and will never do. The last statement made in the Members Comments that it was not about the money, but because I was unreasonable and inhonest, is also inaccurate, based upon what has just been said in this response. All of the comments made in my Angies List member listing has been based upon me inspecting the total square footage of the house. I take inspecting a home VERY seriously, because it is the biggest investment a person will make, and I want to help them make an informed decision. Thank you.

Dave started with the roof, and invited me to examine the roof with him. He showed me upgrades that had been done with the new water heater, and showed me areas that needed to be sealed in order to keep the roof in good condition. He then performed an inspection of the basement and main floors. He did test every outlet that was accessible, and placed small stickers on each outlet that required repairs. He also took a digital picture of each area of the house, including outlets, that needed attention. Dave completed his inspection with an evaluation of the attic. 48 hours before the inspection, he placed a radon meter in the basement of the house. He retrieved this at the end of his inspection, and included the radon measurements with his report. Our inspection took place at 3pm. The next morning, we had a summary of all areas that needed attention in our email which was very useful to our Realtor so she could ask the seller to make the needed repairs. A few days after the inspection a full report was emailed to me and a full report was bound and sent to me in the mail. Dave also included some very helpful guides on home maintenance and safety. We were VERY happy with the services that Dave performed for us. We have already suggested him to a friend who is in the process of buying a house. The services that Dave provides are absolutely necessary if you are buying a house. We would not hesitate to call upon him again in the future.
Description of Work: Dave performed an inspection of a 1960s home that we plan to purchase. He performed a very through inspection of all accessible areas, and gave us several tips on things to fix and things to keep in good repair as homeowners.

Very well, the inspector(s) answered many questions I had as well as pointed out additional future issues that will require attention.
Description of Work: The inspector(s) went through the main house in a detailed manner. Climbed onto the roof, examined all the basement, bathroom, kitchen plumbing, electrical wiring(from entrance wires to the service box), insulation( as able) and roofing. They submitted a well written report with any issues found which require attention.

Dave was at the house setting up when we met him. He was courteous and professional to my wife and myself. He encouraged us to walk with he and ask any questions that we had regarding the house. The inspection was thorough as was the report. Dave was able to identify areas of concern for us and explained in detail what the problems were and what would be needed to correct them. The money we spent on this inspection saved us thousands of dollars we would have had to spend had we decided to purchase that home. Dave is a professional and we will definitely call him again.

I had sold my home in another state and went into contract on my new home and had a very tight turn around to get the inspection done. The realtor was on vacation so decided to check out Angies list and see who was recommended. Inspetex had the highest rating and is quite deserving. He went from the house from bottom to top. As a single female, I have had prior bad experiences with inspectors who try to dumb it dowm or try to over complicate easy issues. He was patient, answered all of my questions. It also turned out that he was at the top of my realtors list as well which gave me even more confidence in his inspection. He did find issues that I could identify to the sellers that could have cost me thousands in the long run.

We left a message and Dave called us back immediately and set up an appointment within a few days. He was prompt and very thorough. He gave me instructions on how to do maintanence on various things - which was very helpful as this is our first home. He went over everything he was doing so I understood. I was very pleased with the whole experience and would use him again.
Description of Work: Dave inspected the condo we are buying. This involved a radon test and testing the water heater, furnace, ect. but did not involve structural or roof inspections as it's a condo.

Description of Work: Dave did a thorough job of inspecting a potential purchase of a home. He inspected the outside structure, siding, the inside foundation, plumbing, electrical, heating and flooring for defects that could cost to have repaired. He identified two key points for further negotiation with the seller. His work and report were professional and complete.

I believe the inspection took about 2.5 hours for my 2 bedroom/2 bath/full basement ranch house and 2 stall garage. Dave was very informative and very helpful with advice. My only disappointment was that I was hoping for an answer about a ceiling in a bedroom. It looked like there was definitely a past problem of some kind, but he didn't know what it could have been. He walked through the attic to inspect the roof above that room (which I commend, because the attic was full of fluffy insulation) but the roof showed no signs of water damage. So he didn't know what could have caused the ceiling problem. All in all, I am happy.

It was a very valuable service. To be honest, the list of possible trouble areas Dave found with the house was a little overwhelming by the time we were done, but his helpful explanations during the walk-through and especially his detailed final report were easy to understand and helped put my mind at ease. The report was outstanding. Room by room, the inspected areas are itemized, and color-coded to help clearly indicate areas that were found satisfactory, areas where potential trouble spots should be monitored, and areas where repairs or service are recommended. Overall result: I learned a lot about the house and its condition, a lot about the type of things to watch for and how they could cause problems in the future, and a well-researched to-do list for repairs & services. All of it was easily worth the money I paid.
Description of Work: David began the inspection with a walk around of the exterior of the house and garage, explaining areas of potential trouble, then noting them for inclusion in a later report. He also gave an assessment of the safely-accessible areas of the roof and the condition of shingles. Next, he went through the interior of the house, starting with the basement, checking the furnace, water heater, plumbing, electrical panel, ventilation, and the general condition of the foundation work, again giving helpful explanations of his findings. From there it was a room-by-room inspection of the rest of the house. Each room was observed for electrical outlet functionality, safety issues, functional exit windows, moisture testing in areas of apparent ceiling leakage, sink/toilet/shower drainage, safety concerns such as handrails & ground-fault circuit interrupters, etc. until he had taken notes on every room. Afterward, he detailed his findings in a very detailed several-page report and summary.

We hired Dave Czarnecki from Inspectex to perform a home inspection on a house we were looking to purchase. We were extremely impressed with his attention to detail, thoroughness and level of professionalism. He spent a great deal of time on each portion of the inspection, explaining to us what he was doing and what he observed during every step of the inspection. He followed this up with a summary and a detailed report, both including pictures, which covered everything he had gone over with us in a high level of detail. He also provided us with recommendations for who to follow up with for any of the issues he found.
