Based on a recommendation from our realtor we called TNT to inspect a house we wanted to purchase. Todd arrived on time (actually early) and immediately started work. I shadowed him throughout the entire inspection and he talked me through every aspect as he went down the list. He answered every question and gave me a lot of info about systems I had never dealt with before such as the well and septic. He actually went out to the septic field and dug several inspection holes all the way down to the gravel to inspect the field itself. Keep in mind this was in the middle of February with a good ten inches of snow on the ground. Didn't phase him one bit. I think a lot of people would have skated on that part due to weather and conditions but Todd did everything he said he would do and then some. The report he provided was thorough and well documented and we were able to use it to negotiate with the sellers for additional work at their cost. Finally, his wife baked us some cookies just for being customers. We couldn't ask for more and the additional work the sellers did at their cost more than paid for the cost of the inspection. We will definitely call TNT again if we purchase another house in the area.

This is the second time that I've hired TNT Inspection Services for a home inspection. The first time, Todd caught a HUGE problem with the foundation of a home that the owner was obviously attempting to hide from potential buyers. He's extremely thorough and knowledgeable. In the end, I walked away from purchasing that home. When I found another purchase possibility a few weeks later, I wouldn't have considered hiring anyone else for the inspection. Todd showed up promptly and began work. He walked me through possible issues and helped me understand what issues in the home should be completed immediately and which could be completed at a later date. I never felt like he was rushing to get through the inspection. In fact, we were in the home for well over 3 hours. He brought pre-made labels to tag shut-on and shut-off valves and stickers to remind me about settings and future maintenance on furnace, etc. Luckily, he only found a few issues in this nearly 50 year old home. I'm confident that if Todd says the house is safe and well-maintained that I will not have any surprises related to the condition of the home. In less than 48 hours, I received the written inspection report via email. Wow! That's especially impressive during this busy time of year; he had two other inspections that same day as mine. Todd is very professional. He takes the job serious and has his customers best interest in mind at all times. He also takes the time to explain all of his credentials and also explain his findings in detail, along with proper fixes. Todd is confident in his work. Our inspection was on new construction and he managed to find things that needed to be addressed. I do a lot of remodeling myself and normally do not even hire inspectors for purchasing a home. This time I did and because of my experience with Todd and his company I will never buy another home without having him look at it first.

I put an offer in on a home in Fenton, MI so I had the inspection performed by Todd from TNT Inspection Services. He was very easy to schedule with and very informative right from the start. Since this was my first time buying a house and getting an inspection done, it was nice to have someone that explained the process and an overview of what he will be doing and what to expect before we even met at the house. He went to the house a few days in advance to set up a Radon Test, which he does with a state of the art testing machine. When we met at the home he was VERY thorough, not afraid to crawl into the tiniest corners of the house to make sure he didn't miss a single thing. Anywhere he noticed something he made me aware and gave me an overview of what I can do to prevent problems in the future. The report he provides with photos was very easy to follow and provided not only notes on possible problems in the house, but some helpful tips and advice. I would recommend him to anyone in need of a home inspection and would be the only call I make if I were to look at buying another place in the future. As an added bonus, his wife bakes awesome chocolate chip cookies that he brings for us at the inspection. They definitely go above and beyond with customer service.

Todd did a great job inspecting our house. He was extremely thorough, inspecting every area of the house with a fine-toothed comb. He was very patient answering all of my questions, and I had LOTS of questions. He provided extremely helpful answers in such a way that I felt comfortable with everything I needed to know. He even continued to answer my questions via email after the inspection was over, which was very helpful. He clearly is a very knowledgeable inspector, understanding all aspects of a house. I would certainly recommend Todd, and would use him again if I needed another inspection. Todd was friendly, professional, punctual, well-prepared, and good to work with!

Todd is an excellent inspector. I've now used TNT for 2 lakehome inspections. Very detailed and knowledge, yet efficient. It's clear that he knows where to look to find even little issues so that you'll be aware of even small repairs that could be needed for safety/upgrades. He's prompt for appointments. He also provided a lot of good advice for good maintenance practices as we walked through the inspection such as how/when to check operation of appliances, etc. This was my first experience as a home-buyer, and I felt much more comfortable and confident about what I was getting myself into after experiencing this process. I'd recommend TNT to any of my friends and family looking to purchase a new home!

Todd from TNT was early to the home to be inspected. When my wife and I arrived, he had a warm welcome and even brought homemade cookies! He conducted himself in a very professional manner, all of his equipment was clean and organized. He described what he was going to do then executed the plan accordingly. All water/gas shutoff valves were tagged. The smallest issues was noted and photographed. We received a detailed inspection report the following day with photos and text describing the issues along with recommended solutions. I would highly recommend Todd From TNT!

This guy rocks! Todd did a very thorough and professional job. He took his time and and also took the time to answer all of our questions and concerns, as well as providing tips for home maintenance. The 64 page inspection report was delivered promptly in a sturdy binder and is easy to read. He also included a dvd version of his report. The homemade chocolate chip cookies he presented us with were a nice surprise and very appreciated! We highly recommend his services.

It went absolutely great. I placed a few calls to other inspection companies but decided to go with Todd. When buying a home this is some of the best money spent. He was beyond knowledgeable, extremely thorough and a very personable individual. He labeled much of the pipes and left little maintenance tips that are very helpful. I felt very comfortable in asking him questions and in the same token felt comfortable in his response and the knowledge behind it. Once compete he provides a very nice and complete book of the inspection. I was at ease buying my home and I knew exactly what I was getting. If I could give TNT an A+ rating, I would. I called TNT because of the stellar reviews on Angie's List. I hired TNT because of Todd's background and expertise he explained to me when we spoke. Todd is organized and smart. His work is methodical and thorough. His demeanor is patient and calm. Most importantly, his report was effective in helping renegotiate the Purchase Agreement for our property. Even our seasoned Real Estate Agent commented "I've never seen anyone so prepared." Should I need a home inspection in the future, TNT is the only company I will call. Excellent service and results. I highly recommend TNT and have zero doubts about using them again in the future.

He was very thorough and detailed. He had up to date equipment. I was very satisfied with the service. He followed up promptly. I would use him again and I recommend him to anyone.

q0 Todd (the owner of TNT) was on time and prepared. He had every tool imaginable with him. He was very friendly polite and professional. We started the inspection on the outside. He went on the roof and inspected it. You can tell he is a roofing expert, he used to inspect roofs for the city. He highlighted multiple issues on this house, beyond just the obvious ones. He noted that they were not installed properly (not connected with a 4th nail, therefore could flap up. He noted a few missing peices as well. He also noted some trouble spots. He takes pictures of everything. He also carries a voice recorder to take notes for his report later. He also noticed some issues with the chimney. He spent about 20 minutes on the roof. Next we did a walk around on the outside. This was also very thorough. We looked at some drainage spots that were not easily noticable. He also noted that the trees were close to the house and the roots were invasive. There was also some issues with the downspouts, the walkway, the driveway as well as some water pooling. Very thorough with great explanations. He never minded stopping and explaining issues to us. He then went under the deck (only about 18" of clearance). He shimmied all the under there and tool pictures of structural problems under the deck as well as draining problems for the house...very thorough. We then went indoors and went into the basement. Todd took a very close look at all the walls looking for water issues. This house had plenty and we spent a lot of time going through the water issues. The basement was partially finished, so some parts he could not look at, but anything he could get access to he looked at. There were multiple signs of drainage issues as well as water damage and mold. He marks all the shut offs and the valves for you, which will probably be helpful in the future. He has a tool that checks for gas leaks and checks all the pipes for leaks. He then looked at the sub pump and found roots in the drains meaning the drainage system had roots in it. This was a huge problem to find. We talked at length about the water issues and how to remedy them. After the basement Todd checked all the bathrooms. He turns the water on full blast in all the tubs then checks for leaks both above around and in the basement. He then went in the attic for about 10 minutes checking for leaks, insulation and other issues. He found a few minor issues in the attic as well as some missing insulation. He then checked all the windows and found multiple issues in the windows. He checks all the lights and found some odd wiring issues there too. He checks the carpets for stains and finally he checked all the appliances. After the inspection was done we chatted about the issues and the risks in the house. It took about 3.5 hours. At about 11pm that night I got a PDF of the inspection. It was written very clearly, in detail with detailed pictures circling and pointing to the issues. This report was written specifically for my house (not always the case with home inspections). It included a helpful summary at the end. Also it was nice that he gives tips on upkeep as well as how to fix some of the minor issues yourself and recommended products. A couple of days later i received the report in the mail. a 3 ring binder with it printed out in color as well as a dvd with the report. Excellence all the way through. He helped us move on to another house.

We were given an inspection report from the seller. They had the house professionally inspected by a Inspection chain. The inspection they provided us was 17 pages. We previously had an inspection from Todd (TNT) on a smaller house that was about 85-90 pages in length. We decided to pony up the extra money and pay Todd to do another inspection. This time we started inside. First Todd tested all the appliances. Then we went in the basement. We looked very thoroughly at the furnace and water heater. Todd found evidence that the furnace's heat exchanger was cracked (missed by the other inspection), that the humidifier was not functional (missed by the other inspection), nor was it properly connected to the vents (missed by the other inspection). Additionally, he found a gas leak to the water heater (missed by the other inspection). He also found corrosion in the water heater (missed by the other inspection) as well as 2 leaks (missed by the other inspection). He found improper patching of rod holes in the foundation as well as improper fix of a crack of the foundation. He found some dry rot, which was a simple fix but missed by the other inspection (like almost everything else). He found a couple of other minor issues. Then we went back upstairs and turned on the gas fireplace (the other inspector said the gas was turned off and the home owner said it worked, so they said it was good). The gas fireplace control valve was engulfed in flames and was dangerous to operate. I guess it wasn't good afterall. Todd also noted missing CFGI outlets in the bathrooms/outside/kitchen. We then went to the outside of the house, he noted a cracked driveway, drainage issues as well as pooling issues. He then went on the roof and found some other more minor issues, all of which were missed by the other inspector. We then went to the sides of the house and found pooling of water (missed by the other inspection). We saw that the back deck was improperly graded (missed by the other inspection) and that there was some rotting on the outside of a window that looked to be patched over (missed by the other inspection). After that he answered some Q&A. This is the 2nd time we have used him, please read my first review as well. The homeowners insisted that the HVAC was functional but old and that they would not replace them or give us any money to fix them. We provided them a copy of the report with the issues listed and showed them that the house is unsafe to live in the current condition and they gave us $3,700 off the price to fix the issues. $340 to save us $3,700 was worth it for sure! The next day around lunch time we got a PDF with the report and a couple of days later we got a 3 ring binder with the report printed in it and a dvd. Again, excellence through and through.

Great. Todd explain everything he was doing and all issues he found as he was inspecting the house. We received an email copy of the report and a mailed hard copy of the report. I would definitely use him again.

From start to finish Todd was very professional, courteous, informative and thorough. He clearly knew his stuff. As we went through the house he carefully and thoroughly explained items of interest or concern. Took loads of pictures, made voice recordings for his report. We especially appreciated how he tagged and identified all valves/on-off levers on furnace, softener etc. Very helpful to us in the future. He worked cleanly and neatly giving the utmost respect to the sellers home. Even made sure he turned off lights in rooms when done. We also appreciated the fact Todd did well and septic inspections. Still waiting on lab results for those. Supposed to be within 24 hours. Todd is a highly experienced and very knowledgeable inspector. He even helped advising on some issues with our current home. Was very open and helpful to the seller's questions too. Total of 5 hours for total inspection. We would hire him again in a heartbeat. Highly recommend! We hired Todd to perform water testing and inspect a well on a property that we were in the process of purchasing. He was very professional and it was obvious that he really knew his work. He took time to explain the different filtering systems the house had. He answered all the questions we had and even some we did not. We received the results the next day. I would definitely hire him again.

I hired Todd Arnold with TNT Inspection Services to inspect a home that we are purchasing in Brighton, Michigan. I found his service to be exceptional. First, he made his schedule work with ours as we are relocating from Indiana. He fit in a mid-afternoon appointment and worked late to finish. I appreciate that consideration. As far as the inspection service itself, I will highlight these points: Pre-Inspection: - Todd asked for my realtor's contact information and worked directly with them to coordinate all inspection appointments required to perform the well water and radon test in advance of meeting us there for the home inspection. That saved me a bunch of time. - The water and radon tests were done before we arrived for the structural/system portion of the inspection. Home Inspection: - Todd was extremely thorough in his inspection and stepped me through everything that he was doing and stopped multiple times to field questions from both me and my wife. He was extremely patient and courteous at all times. - The inspection was very comprehensive. I left that inspection completely informed of exactly what is right and what is wrong with the house. - He gave tips on upkeep, maintenance and watch areas of the home. - As we worked through the house, Todd affixed labels in the mechanical room that indicated important on/off valves, switches etc for us when we move in. Very handy. Post Inspection: - The detailed inspection report was emailed to us the next day. A hard copy along with some other great information was mailed out to us a few days later. The Value: The inspection price was comparable to any of the other inspection service's pricing, AND a huge bonus is that TNT is certified to perform all types of inspections a potential home buyer may need. Coordinating with one individual for this step in the home buying process is invaluable. I would also like to point out that Todd was the most experienced inspector that I contacted. That is very important to me. Bottom line: Todd's inspection was worth every penny that I paid. His findings were spot on and confirmed by the seller's independent inspector.
