I can be a difficult person to please. I need to know exactly what is being done and why. BCLM explained every single step of the process, what it meant to me as the homeowner, and why it was important. Our job was a custom installation that some other companies didn't want to touch. BCLM made small work of it. They were in and out in two days and their price was extremely competitive. I highly recommend them.

Awesome. The guy was not only on time, he was early! He did not come across as a creeper. In fact, he was so polite and well mannered... He told me what he was going to be doing and he fixed our leaky walls. It has stormed and no more water coming in. We are quite happy with his work.
Description of Work: We have had basement cracks that have been leaking for years. Inspector mentioned injection as a possible method to fix instead up digging up our huge cement patio. I scheduled some people to come quote the work. Fixed 3 cracks that went from ceiling to floor and leaked when it stormed and you needed to seek shelter. More scary to be in basement with water flowing than upstairs to see the storm...

My first estimate said I needed helical piers and near $20,000. I hired a structural engineer & he said no piers needed and spelled out in detail how to repair the problem. Jay from basement cracks & Leaks was the one I chose after a few estimates. They were on time, completed the work early, did not disturb my plants and cleaned up well. They did the repair exactly as the engineer stated it should be done. While I paid the bill one man went to the basement to fill the crack, but it was a real sloppy mess. I paid and signed off, so had no hold on them to fix the mess. That night Jay stopped by in his own truck on his time off, cleaned up the sloppy mess & neatly refilled the crack. Legally he did not have to as I had paid and signed off. This company does what they say, does it well and stands by it's work. Highly recommended

I had a substantial amount of water coming in my (broken) floor drains from the spring snow melt/rains so I called my plumber first and he instantly recognized it was a waterproofing issue. He highly recommended BCL, and I trust him, so I called them first. The owner came out and did the inspection and provided a very thorough explanation of the process. I had a LOT of questions and he answered them completely. He also left a nice folder of information that filled in some of the details. He noted that one wall was bowing inward about an inch and recommended stabilizers, but I opted not to install them at this time because the problem isn't severe. As a dutiful consumer, I called one other local company (competitively priced but gruff and unfriendly) and two national companies. Both nationals came in at $2500 - $3k higher. (They have to pay for all that advertising somehow.) The job was quoted as a two-day job and 4 workers showed up exactly on time and quickly got to work. I peeked in a few times during the day and they were very friendly, showing me what they were doing and answering my questions. The trench was dug, drain tile installed, inspected by the city, and operational by the end of the day, which made me thrilled since I still had water coming up through the drains. It was all gone within an hour. They came back at 9 AM the next day to install the channel cove and pour the cement to seal up the system and were done by 1 PM. It was messy and noisy during the process but they cleaned up pretty well when they finished, and they even threw in a bonus job: I had to do a lot of prep work, including pulling dozens of planks of wood that the previous homeowner had nailed onto the walls (no idea why), and BCL hauled it all away. That part was huge for me since I don't have a truck and would have had to somehow get it to the city dump myself. I was quite happy with the overall process, starting from the friendly and informative inspection all the way through completion and cleanup. Thanks BCL!

Description of Work: Jay came to my home and took a look at my garage whcih had some water issues. He gave me solid advice, recommended someone to help with the next step, and suggested a money saving alternative to having them do the work. Granted, it would be a small job for them, but he was so helpful and didnt even charge me for the call.

They were excellent! Prompt scheduling (within 2 days), worked with our time & availability (weekend!!), were punctual, professional and thorough. It's been a few months now (tentative date of service was October 2014) .... but the work has held, and our overall experience was great. Very reasonable pricing and no attempt to oversell anything. Will surely use them again. Recommend highly.

Service was acceptable but not impressive. Workmanship was messy. For example some holes filled were not cleaned of dirt and as injection material expanded dirt was falling out. Also had to call them back on warranty as a crack continued to leak. They did return and add more filler, but left me wondering why more was not used the first time. Overall not bad but would look elsewhere if this needed arose again.

Hello (removed member name), Your original call to us was on 7 24 14 and we came out for your your estimate the very next day! We scheduled your repair for 8 4 14 as requested and showed up as scheduled and on time. I hope that at least gives us an "A" for fast and on time service? The type of repair we completed was an Epoxy Urethane injection. This type of repair unfortunately is not a "pretty repair patch", in fact the material is highly expansive and often discharges out of the repaired crack or rod holes after the repairs are completed because the material reacts as water, moisture or earth interact with it. We do try and inform our customers of this before completing the repair by providing a "repair disclosure" and discussing this also. We do give a life of the structure warranty on most repairs and when you contacted our office on Dec 29th, 2014 we showed up to your home on that very SAME day, as we take any warranty call seriously. We came out and re-injected the leaking area. We have not heard back from you since that time and assume your repairs are DRY! :) So overall we did respond quickly, showed up as scheduled, promptly and very quickly honored your warranty call. If I could ask that you do a quick google images search for epoxy and urethane injection images I believe you will see that the repairs completed are actually typical of the nature of this repair. The guy needed to go around the whole basement to do the evaluation. He wanted me to take out all of the heating vents, which would cost me $500. I also have a pantry with extensive shelving that he needed removed. He also wanted me to remove 4 concrete steps. None of the other companies required this. I would have had to spend nearly $1000 dollars to just have this preliminary work done.

Hello [Member's name removed] We just wanted to take a moment to respond to your review by saying that when a Basement Cracks & Leaks Estimator comes to your home it is VERY important for him/her to do an entire evaluation of your foundation, inside and outside to get an accurate picture of the water/moisture/foundation problems you may be experiencing. We also many times need to remove and replace shelving, appliances to gain access to the repair ares. (Many companies do not take the time or effort to do this and simply "go around" the areas needing repair) This actually takes more time out of our day, but we do it as a service to you and it's just good business! I took the time this morning to call you (June 8th, 2015) and followup and you were kind enough to answer my questions. As you told us this morning, the contractor you selected did not require you to remove the personal items blocking access to the perimeter walls and that you have had to have them back for re-leaks, you also mentioned that the contractor you selected who did not require access to the perimeter, did not pull any permits and that you have had to involve the building inspector and get permits "after the fact". We can honestly say that we are sorry you did not choose to do business with us and yes, we do an entire basement/foundation inspection with each estimate and we do require the removal of most personal items blocking access to the perimeter walls when installing a sub-soil interior drain tile system. Description of Work: I called Basement Cracks & Leaks to inspect some areas of our basement and give me an assessment of whether or not I needed to be concerned, or have some immediate repairs done. I wasn't getting water in my basement, it was just some cracks along the floor that I was wondering about. The technician was very helpful in explaining how those types of cracks can occur, what to look for if things got worse, and what I could do myself to make the fix. He was very professional and knowledgeable. I would definitely call them down the road if a problem occurs.

Their estimator was very knowledgeable about foundation problems. He was thorough in his investigation for the estimate, and explained everything in an understandable way. He came back again to talk to my father, who was footing the bill. My problem was that the house was sinking in the area of the basement fireplace, and the first-floor fireplace sat directly on top of it. There was about a 2" crack on the stairwell wall which backed up against the basement fireplace. The basement floor along an exterior wall had cracked and separated for about 25 feet by 6 feet. On the first floor, walls and door frames had shifted out of square. Before the repair work could be started, I had to remove about 7 steps in the stairwell behind the fireplace, the stairway landing, and the hearth, which was about 18" high and 7' long, so they could get to the concrete underneath. (This was not part of their estimate.) The men arrived on time with everything needed to do the job. They started work immediately, and worked hard. I had not imagined the intense labor involved in digging up the foundation, and removing the concrete. When the supervisor started installing the piers, he discovered that 25 feet was not deep enough to secure the piers, and the piers went down to 46 feet. This was just the nature of the earth beneath my house. So I signed a change order for the additional labor and materials. By the time they were finished, everything was exactly level. I was very happy with the work. The job lasted about 2-1/2 days, and each day they cleaned up, and put away their tools. Not part of the contract was rebuilding the stairway, and plaster repair. I was fine with this, and hired a local carpenter. I would definately hire Basement Cracks and Leaks to do foundation repair or waterproofing.

They repaired cracks on the north side of the basement by injecting and sealing them after grinding them out. Jason was very prompt, polite, and just a all around pleasant person. He was here on time did the work and cleaned up in just about the time that I was quoted. Would definitely recommend them!!!

Technician showed up on time, was courteous, and efficient. He injected epoxy into a crack in my poured-wall basement that showed signs of seeping water. After the injection process he patched over the crack with a body-filler type material. Wasn't really prepared for the strong odor of the chemicals used in the repair but the smell only lasted for a day or so. The best part of this is that their work comes with a lifetime fully transferrable warranty.

The crew was incredibly polite, hardworking, and conscientious. The process took two days, from about 9AM to 4PM each day. They minimized the mess and did a great job cleaning up too.

The crew arrived on time and with 3 jackhammers going managed to get the foundation dug out in no time at all. The crock was installed and the new system up and running the same day. The following day the new tile was laid, and the rest of the process was completed. They did an excellent job from start to finish and although I expected a huge mess, there was very little clean up after they left. I have called with questions about the system and have been met with the same courteous response and concern as I received when they came for the first inspection and estimate. I can't say enough good things about this company and all of the employees I had the pleasure to do business with. Thank you for an awesome experience and total peace of mind!
