Description of Work: Inspection of Crawl Space. | |The inspector failed to report issues with the lack of proper support. Reported no issues. Another company has inspected the crawl space with picture support regarding the structure support issues in the crawl space, they have a contract to correct the issues and encapsulate the crawl space.

I have been in the foundation and waterproofing industry for over 30 years, and you have one of the driest crawlspaces I have been in. Your builder has done a good job on your foundation. In the history of Atlantic Coast Waterproofing, Inc., After serving thousands of homeowners, we have never had a dissatisfaction by telling someone they do not have a below grade masonry, waterproofing or structural foundation problem. We have contacted the Livingston County Michigan Building Department and they also agree. We found the permit for this job obtained by another company, was on Feb 29th 2016, for a crawlspace and encapsulation system but, no structural repair services. Description of Work: I had had a water problem in one corner of my basement for over a year and a half. I finally decided to bit the bullet and find out what the problem was stemming from. Gary came out in the early evening and started checking around on the outside first. Then he came downstairs to check out the situation in the basement. He explained the different possibilities that could be causing the problem. He was honest and professional in his approach. He checked out the possible causes in a methodical manner. Once he determined the root cause of the problem, which was a rod hole leak, (after cutting sections of drywall) he cleaned up everything on the floor and told me when he could come out and repair the rod hole. He was so helpful, polite and professional.He was here for 1 1/2 hours and when we made the appointment for him to come out next week to repair the rod hole, I asked him what the charge was for his visit this evening, he told me there was none. It is obvious that he truly cares about helping people . I am happy that I found him through Angie's List, and I want to share my appreciation with others! Gary is going to come out next week to do the repair. I highly recommend him for any basement water problems that you may have. He couldn't be more polite, informative, and professional!

Description of Work: Bob came and inspected my home for any cracks in the foundation. My home is on a slab and numerous cracks were appearing on the inside walls. We toured the home and no work was recommended, my foundation is intack. For a $49 dollar inspection, my piece has been restored. Bob was friendly, competent and best of all did not try and sell me anything.

Description of Work: Overall: |Gary Lustig at Atlantic Coast Waterproofing was able to identify what was wrong with our basement, was able to fix it quickly, and did it for a reasonable price. I am pleased with the work he did, how his team did it, and would whole-heartedly recommend them to anyone with problems of water coming into their house. | |During the fall rains of 2014, I had to fill a 16 gallon shop vac 2 times every 2-4 hours ALL DAY/NIGHT LONG till the rain stopped in order to dry my floor. After ACW replaced my interior drain tile, I have not had ANY water in my basement, NONE. No water came in during the winter thaw or during Spring thunder storms that flooded my yard. In 2014, I had water coming in during the whole Spring season, but not any more! | |Quality: |ACW, Inc installed a new drain tile under my basement floor. From the size of the tile, to the size of the aggregate they put under, around and on top of the tile to the 2 "clean-out" access ports to clean out the tile, to the plastic barrier placed between the aggregate/tile and the new concrete floor, all of the materials were top quality. They didn't cut costs on materials. | |They did many things to ensure that this was a quality job. They tarped off the basement to keep this messy job's debris to a minimum. After breaking open the floor and removing the old, failed tile, they dug an even larger trench in order to accommodate all of the extra, large aggregate they placed around the new tile to ensure proper water flow without clogging the tile with dirt. They drilled holes into the block foundation walls to drain the water from inside the walls. They sanitized the walls and floors to eliminate mold (6 months later there is still NO mold). They reinstalled new concrete that looks nice in my basement. | |Punctuality |Gary arrived early for his visit to examine our problems and quote a solution, and he stayed for more than an hour to answer all of our questions. Gary and his crew arrived each day at exactly the designated start time or early. They worked a full day and didn't leave each day till they had put in over 8 hours of work. | |Price |Gary saw the urgency of our water problem and was very competitive in his pricing. Some people might have taken advantage of our urgent situation, not ACW. | |Responsiveness |My wife has significant allergies, and Gary "bent over backwards" to accommodate her needs, to minimize dust, and only use chemicals that would not bother her. Gary also brought us downstairs multiple times each day to explain each step so that we were comfortable with what they were doing. | |Professionalism |They were timely, polite, courteous of noise and dirt when passing through our house to the basement. This is an EXTREMELY messy procedure, and they worked very hard to contain it. While their power tools were very loud (as expected) the workers were very quiet and respectful of my family that was home during the day.

Water leaks into our garage which is a cement block construction. We are on a hill that ends at the Flint River. There is a golf course that acts as flood control at the bottom of our street but we are 3/4 of the way up the hill. This spring was very wet and I had to squeegee water out of the garage 8 times. I called to see what a basement waterproofing system might do given that the garage is slightly below grade. Water also comes into the house, also cement block construction. The representative from Atlantic Coast was the original owner who has retired but helps with estimates when they are busy. He was very knowledgeable and proud of the business and their reputation. He spent much of the two hours he was in our home impressing us with his business success. When it got to our job, he recommended putting in two sump pumps (one for the garage and one for the house) and installing a multi level drainage system. I had two issues. First was the cost. His initial estimate was $8,000 plus which he lowered to $6200 by (he said) giving up his commission and giving us a discount because they had another job in our area coming up in two weeks. The second problem was the "hard sell" approach. He wanted me to sign an agreement that day in order to secure the price he was quoting. He added a hand written note stating it was contingent upon my husband's approval because he did not want to have to return another day just to get a signature. Since it was not binding, I signed it. I called the next day to tell him that we were not going to move forward and that I had discovered that water came into the house under the door and not through the foundation as previously thought. He called back to lower the price by $1400 since the second pump would not be needed but that price was only good for 24 hours. I declined.

Description of Work: The biggest turn off was that the guy attempted to scare me into giving him business by taking one look at a piece of stained baseboard moulding in my basement and declare that I had Black Mold. He said if I hired them to stop my leak, his company could also get rid of it and no one would have to know. I suggested finding a certified black mold expert but he said if it became public, I would be lucky to sell my $400,000+ home for $20,000. I was a little shaken by this devastating evaluation until I began asking questions. He admitted that he was not an expert but continued to talk like he was, while dropping names of famous past clients. Ultimately, he admitted that there are many types of mold and it would take a chemist to tell the difference. He gave me a verbal estimate for $7,000 and told me they would have to dig up my deck as well as the concrete floor inside. This quote was more than 3 times the highest of my other 3 quotes. When the scare tactic didn't work he attempted to appeal to the fact that I am a single, not unattractive, female. The conversation went way off topic until I ushered him to the door because I had other things to do. When I told him that I didn't have that much money, he said he would ask his son, the current owner, if he would do the job for less, "as a personal favor". He did not leave a written quote with detail about what work would be performed or the price. I haven't heard anything since.

About four years ago my neighbor hired a crew from a licensed waterproofing company to waterproof his crawl space. I was able to hire the same crew to do the same for my crawl space at a discounted price, but over 2 weekends, "off the company books". A few weeks ago I noticed moisture on the garage floor, and I thought it had come from the crawl space. I called the waterproofing crew's leader but he never responded to me. I joined the web site Angie's List for a recommended contractor to seek out another opinion. I called Atlantic Coast Waterproofing. Gary Lustig came to my house for a no-cost diagnosis of the problem. When he saw the moist garage floor and also examined the adjacent walls and ceiling he said he thought the problem was not a leaky crawl space but rather a leaky chimney. He then examined the outside of my home and went down into the very shallow crawl space. When he finally came up he explained what he had found and showed me a few pictures he had snapped with his cell phone. I appreciated this because I cannot go under my home into the crawl space. The pictures showed the prior waterproofer had dug a 4 inch deep trench in the crawl space around the outer walls, placed (very little) gravel and pipe in the trench and connected the pipe to two sump pumps, which were linked to the sewer line. Gary explained that the prior waterproofer had cut every corner he could. For the system to be effective the trenches around the crawl space walls needed to go down to the base of the footing, which, in the case of my house, was over a foot and a half deep. The pipe in the trench was not closed off with end caps. Bleeder holes were not drilled in the hollow blocks around the crawl space to release the water that was accumulating. The sump pump crocks were not installed properly and were standing 6 inches above the crawl space dirt floor. The sump pumps should not have been connected to the sewer line. The pipes used to connect the sump pumps to the sewer were not properly secured, and were angled in the wrong direction, making for a lot of extra work for the pumps. The system as installed did not protect the foundation walls or the house from ground water and excess moisture. The ground level area of the crawl space was not wet because the 4-inch deep pipes and the sump pumps kept it that way. Gary explained that the 14 or more inches between the base of the footing and the near-surface pipes was wet, with water accumulating in the hollow blocks above the footing. I hired Atlantic Coast Waterproofing to do the job correctly. While Gary estimated that the job would take 4 days, it took 5 days. As I noted above, the crawl space is VERY tight. The clearance from floor to ceiling is approximately 28 inches. I cannot imagine digging into the ground under such constrained conditions. Also, three days into the job we had over 3 inches of rain fall overnight. We have never had this much rain in such a short period of time. The newly dug crawl space trenches were flooded and had to be evacuated. 6A gravel and 4 inch perforated A.D.S. pipe with filter fabric were installed with proper gravity flow of water to two new sump pump systems. The sewer line connections were closed, and the sump pump pipes were run out the side of the house. Bleeder holes were drilled into every cavity of every block at the base of the block wall to release stagnant water that was accumulating. A new vapor barrier was placed over the entire crawl space floor. Gary took pictures as the job progressed and showed them to me. He sent me a disk with the entire collection when the job was done. The completed Atlantic Coast Waterproofing system lowered the ground water level under my home by more than 14 inches compared to the previous system I had installed. The work is backed with an unconditional lifetime guarantee, which is transferable to new home owners. I will recommend Atlantic Coast Waterproofing to anyone I encounter who has crawl space/basement water problems. From day one Gary Lustig explained things clearly and kept me informed all along the way. The crew (including Gary) worked hard doing a job which nobody I know is willing or able to do. Thank you Gary and crew!!!

It went very well. The clean up was great. The crew professional and response time was great.
Description of Work: My house is 63 years old. I had water coming into the basement from the perimeter of all four walls. I spent $1050 to take up the carpeting and dry it out. The water kept coming back. I contacted Atlantic Coast and Gary Lustig came out to look at the damage and give me a quote. He explained the problem in detail, explained exactly what they would do, showed me pictures and explained about how long it would take to dig up the basement perimeter, install new piping and egg rock, put a breathing strip in and re-cement. The work is guaranteed for life and is transferable to new owners. The crew of Greg, Brandon, Jason, Billy, Gary, Dino, Steve and Mark arrived on time, were professional and friendly and began work immediately. They showed me each step of the process and I watched what they did and saw where the water was seeping from. They were done in two days, cleaned up perfectly. Made sure I understood that if I had any problems to call them. I am extremely pleased with the work and the price. Other companies wanted to dig outside the house around the whole perimeter. Removing all the shrubbery and plants surrounding the house, then put plastic barrier around the outside walls and fill the dirt back it. This cost was almost three times the amount I paid. I would highly recommend Atlantic Coast Waterproofing.
