Applied with Quicken Loans for a mortgage refinance. First sign of potential trouble was when I was told how lucky I was that I had just gotten in under a rate increase, and that everything would have to move very quickly if I wanted the lower rate. I provided all paperwork as they requested it and was forced by them to increase the coverage on my home insurance. Everything was a crisis and needed to be done right away, which came off as a very not so subtle tactic to try to build anxiety. Next came the appraisal. The person showed up, spent 10 minutes measuring my house, took a couple of photos and then left in a hurry. I didn't hear anything more from Quicken Loans for over a week until I called to ask for a status. I received an email from my contact telling me that I could no longer deal with them due to a low appraisal and I would have to talk to a "Specialist". This apparently is another term for a hard push salesman, who called me shortly after I received the email. I was told my house appraised $50k below the value used to model the loan (and $40k below an appraisal I had done by another lender two weeks earlier). The salesman rattled off a bunch of nonsense until I hung up on him. I requested a copy of the appraisal and have yet to receive it. Based upon my experience, I feel that Quicken Loans does not operate in good faith. The whole process felt like the high pressure tactics of a bad used car dealer, and the fact they will not share the appraisal only confirms my suspicions. A co-worker had a positive experience with them so I thought I would try despite the negative reviews on Angie's List. I wish I had taken the advice of the reviewers instead and stayed away.

Phone contact and contact thru Internet were effortless. No difficulty getting clear explanation of costs and process. Quick turn around. I used Quicken three other times to refinance to lower interest rates as they came available and were in my favor. They sent a paper package with the closer who came to my home. Felt like the mortgage super performer led us on to spend $550 or so on an appraisal which was very low. So it did not work out for us. The numbers were very optimistic early on in the process, and then not so much and we opted to not refinance. we heard from others that they are the most expensive refinancers..so i would not reccomend them in the future.
Description of Work: described what we would gain by refinancing and convinced us to do an appraisal. in the end we ended up with 500 out of pocket and not refinanciung.

At first the call was typical of a mortgage inquiry. Information was exchanged and he asked for information so he could run a credit check and give me a detailed estimate. When he came back on the line he gave me the rate, closing costs, and monthly payment. He then asked if I wanted to use a debit or credit card to start the loan process. I advised him that Quicken was the first company I had called and I still had others to call and research. Suddenly he turned very aggressive asking me why I wouldn't sign up. I told him I had concerns because there were a number of negative reviews on Angie's list and Lending tree.com. He said although he respected those sources they had won a JD Power award and that should mean more than Angie's or Lending Tree. The more he hard sold me the more I pushed back. Finally I told him if he didn't respect my process of research I was hanging up the phone. After the call I found a good lender who gave me a better rate, lower closing costs, a better monthly payment and had excellent reviews. I relayed this information to him and received an e-mailed survey asking why I didn't choose Quicken. I gave the above stated reasons. I got an e-mail back from a VP again suggesting I look at site that, paraphrased, were favorable to Quicken. I also told both the loan agent and the survey I was going with the other lender and had already committed.. Despite the survey and telling them I was committed to another lender, we have been receiving 2-3 calls a day from Quicken leaving messages that they have a great deal for us! I can't imagine how the loan process would have gone but I'm glad I did my research and went with the other lender.

The Quicken Loans representative quoted a monthly payment on a new mortgage loan in three different places in writing which we have retained a copy of and also indicated his VP had approved the rate which must have been a lie since, when we we reviewed the application we were esigning, the monthly payment was $103 higher than we were quoted. When I pointed this out to the Quicken representative, he said the lower rate was a mistake and they couldn't honor it. He apologized and our discussion was over. The representative never brought this discrepancy to our attention. Luckily we caught it. When I called Quicken Loans Customer Relations to complain about this incident, they seemed interested in what had taken place and asked for documentation which I sent them. At the end of the day when I again contacted the Customer Relations representative to inquire if anything was being done about this incident, she informed me that she was not an mortgage banker and we would have to go back to the original loan representative if we wanted to discuss it further. So what was the point of complaining to the Customer Relations representative! In the end she did nothing for us but file our complaint with no feedback or apology. All of this was not what we expected from Quicken Loans, a company we used to think was an asset to the Detroit area, but this episode has left us thinking they are somewhat unethical in their dealing with customers.

Their representative used a bait and switch on us, quoting us one monthly payment amount and then showing a higher payment amount on the application they were asking us to sign without pointing out that the payment was higher than their quote. I called Quicken Loans so we could find out about refinancing our home at a lower interest rate. It is at 5.35% now and is a FHA loan. They asked for records we expected to provide first, i.e. income, debts, bank statements, etc. Then they said they needed a more recent appraisal than 2009 which would cost up front in addition to the $400 they promptly took from our credit card. Then they wanted our property evaluated to see if there were any changes, that would cost extra too but they would be "willing" to roll it into the mortgage! After over 4 months going back and forth with them, we decided it was not worth the aggravation any longer. Many phone calls later, they finally got the hint. I would never recommend them to anyone!

If you like being able to conduct everything online (including electronic signatures) this process is outstanding. They have a very thorough website that is up to the minute on all documents, requirements, and outstanding issues. The client specialist that I got assigned was extremely nice and helpful. Unfortunately I had a few snags with the VA for my loan which made me have to work with a "licensed specialist" from Quicken loans who is supposed to help with difficulties, but he ended up being rude and provided no assistance to my situation. I almost think he made things worse as I had to work directly with the VA to clear up all issues. After that was cleared up things were smooth again and I made it to closing which was the best part...they either meet you at your home or a public place with all your documents and you're done within 15 minutes! That's the way to close a home loan! Overall I would use them again, but if you run into problems it may be best to handle them on your own and not let Quicken try to handle it.

I was referred by our local bank and they took my application on the phone and really wanted to know what we were looking for to provide the best option of refinancing. I had many questions and doubts. They always were prompt to return our calls. Underwriting was different, they seemed to be one size fits all. What that means is they did not really understand business owners very well and what documentation we needed to provide. It was a bit annoying to be asked repeatedly for items we did not have or couldn't provide do to our class of business. It would be nice if they knew more that we did when it came to underwriting. However, in the end,,it was fast and complete. We have not received our closing cash yet, it has been over 10 business days.

I read a little blurb on veterans website about specialty they have for veterans that have mortgages they had no closer cost. They are very professional. They just have everything set up. It is all internet based. I have no issues nothing with them.

I noticed the properties that he used in his evaluation for over 1 year old. Properties have inccreased in value by almost 20% the last year. When I questioned the quote I was told that I could provide details of the other properities in the area. I provided up to 10 examples of other properties that sold for a much higher value. The appraisor did not change the appraised value of the property. Quicken Loans told me if I wanted to go forward with the loan I would have to put up an additional $2600 at closing to maintain the rate. When I told them I wanted to cancel I was told that they were going to keep my good faith deposit for the cost of the work they had already done. When I asked to speak with a manager, I was told my the representative, Melissa that she reported to the CEO and that their was no other person I could speak with. From my perspective their loan process is deceptive and boarders on running a bait and switch business. I would never use Quick Loans again and I also intend to let friends and family know that they should avoid Quicken Loans in the future. Based on their deceptive business practices I would be surprised if they are still writing mortgages a year from now.

Everything went as expected. Any and all of the people I talked to were polite, professional, and more helpful than one would normally expect. They did nearly everything with minor exception of a HUD requirement. While it was a bit confusing, they supplied way more details than you would normally expect to the point it was a bit hard to understand, but they walked me through every single step without issue. I highly recommend them without question!

I wish I would have read even a couple of reviews on this company. There is a reason they are rated "C" and it should be lower. They are not recommended at all. Communication is horrible. When they do communicate, it's not clear and often they ask for the same docs over and over. I got my loan closed but what a nightmare it was. Don't use them.

Quicken Loans? Not my choice I needed refinancing for my home mortgage. Knowing this is big deal, THE big, I looked for some ?Top 10? lists, which all put Quicken Loans ahead. Luckily, I did ask, simultaneously, for more estimations? Quicken Loans found to be quick. Too quick. And pushy. And dishonest. Using HARP program they asked for 3.75%, which seemed far better than the original 5.875%. There was an issue with PMI, which almost ended, so I wanted to postpone for 2 month, after PMI end, but Bryan, the representative, said its not a good idea, as HARP is going to end in 2012 end. He said he?s HARP expert, so I went ahead and signed the initial contract (and paid the 400 appraisal fee). Sure enough, when checking online, I found HARP DOESN?T end in 2012. I tried to call him, no reply. Contacted the customer service, got Mark, who was very nice yet, basically, only said 3.75 is a good price? I ended with another lender, Reliance, for 2.75%... Calling Quicken Loans to cancel they wanted to improve their offer, which I didn?t even want to hear... Just didn?t trust them any more? From Mark, who initially was VERY friendly & responsive, never got any response any more... On the positive side: they paid back the whole 400$ fee for the appraisal (that never been done). Total refinancing saving: about $90,000? Bottom lines: 1. I don?t know how companies are getting high in those ?Top? lists. At least in my case, they weren?t ?Top? at all (only in speed). 2. Friendly salespersons sometimes disappear when you cancel 3. ALWAYS create more than one option, especially in big deals like this

Lot's of promises in the beginning. Had no idea who I was dealing with most of the time since the people calling changed constantly. Documents sent were lost on several occassions and had to provide them several times inspite of the fact that I had received confirmation that the documents were received. In the last 10 days before we would lose our guarenteed interest rate, we were asked for many many docu,emnts that should ahev been asked for weeks earlier. The last few days were frantic as we were asked for even more documents. The gentleman that was the last one we delt with did with did work hard to get it finished. In my opinion, we had too many loan specialists that asked for the same items and I had little confidence after a while that we would get this loan done in time. Not a pleasent experience. The final closing went smoothly.

Am in the process of a refinance and things were going well until I got the appraisal amount from Quicken Loans' affiliated appraisal company. It was definitely a low ball. Put the whole loan process off track, since I was expecting at least LTV of 80% and appraisal was 88%. Not happy. Everything is online with Quicken Loans which is very handy, but not the appraisal. So I was unable to see what could be wrong with the appraisal. I finally received a copy a couple of weeks later of the appraisal and found that the appraiser only used square footage to value our home. I thought real estate value was about location, floor plan, materials, etc., but not with Quicken's appraisal company. If a pure square footage appraisal works for you, then this is your company. However, if you have any updates, better location, floor plan, etc. go with someone else, since none of that will be considered. If your property backs up to woods it is worth the same per square foot as one that is next to the entrance gate (I had thought location, location, location was the motto, but not with Quicken). Forget hardwood floors and better kitchen as they will add nothing. I am very disappointed that I gave them money for this appraisal. There was a lot of pressure to start the refinance, since rates were going up. Wish I had done a little more research before using Quicken. Initial checks seemed positive. However, I can see many negative reviews. Now I am out the cost of my superficial appraisal and very unhappy.

My wife and I decided to refinance our home in order to advantage of lower rates and save money. I contacted Quicken Loans and we came up with with a very good deal. The mortgage officer gave the numbers to my wife while she was at work. When she came home, she told me the deal sounded good, but Quicken had a reputation of changing numbers at the last minute. She said that when he called us to prepare to go forward with the refi, the numbers would be different. And, Lo and behold, they did! The monthly payment changed by over $300 a month because he claimed that taxes and insurance were not added into the quote. This was a topic that had been discussed, and should have been figured properly. I received many apologies for the error, but the bottom line is; such an error should have been caught and corrected if they were the top mortgage company they claim they are. They original percentage was quoted as 3.5%. I called back a week later and all the numbers changed again. Quicken claims it was due to changes in the market. I disagree. The market had not changed so much in one week that now I was quoted a 3.99 percentage rate. Quicken plays too much with the numbers, and ultimately it becomes confusing. In the end, you don't know if the deal is the best you could do. My advice is; pass on Quicken.

After initial contact, the mortgage officer was very persistent. I shopped around and took about two weeks to make a final decision, during which time I was out of town twice, and was therefore unable to devote my undivided attention to reviewing all options. He was always pleasant & professional, but he called on an almost daily basis, sometimes leaving messages twice a day. It became overwhelming. During this time, the mortgage rates varied, but overall moved up only 0.25 to 0.5 percent. On the final day of contact with the mortgage officer, I spoke with him at 9:00 a.m. and received a quote of 3.5% on a 15 yr fixed rate loan. After my husband and I reviewed our options we decided to go with Quicken, and I called them back at 2:30 p.m. that day. In those five-and-a-half intervening hours the mortgage officer told me rates had gone up, and the 9:00 quote was no longer applicable. To get that rate we would have to buy down the rate with points, ultimately costing us an extra $1400. He made no offer to offset this new cost in any way, and while he may have been honest, it felt like a bait and switch technique. Five-and-a-half-hours would cost me $1400, and there was no way around it. So I said "Thanks, but no thanks," and that was the end of our interaction. Again, I would say that the mortgage officer was always polite and professional, but was very good at applying subtle pressure to lock in the rate "right now." He seemed to want my business until our last phone call, and then became inflexible and unwilling to negotiate better terms.
