"F" across the board....Would not recommend this mortgage company, next time we will go through a bank. Day before closing date of 3/13/15, the underwriters wanted us to cash in hubby's 401K for $5000 closing cost and put into a separate bank account. H*** to the NO!!!!! Ending up being without our home and lost the $400 application fee. Do not use Quicken Loans; go through a reputable bank.

I dealt with Joe Caruso initially, my husband is self employed and has an irregular income stream, this was all explained to Mr Caruso in great detail and he was questioned repeatedly as to wether this would makes problem. He assured us it would not. Ultimately, the details about the income that we had been so careful to explain at the very beginning was exactly the reason that they disqualified us. They didn't return phone calls and would not tell us what we could do to be able to qualify, we suggested a larger than 20% down payment, but they refused to discuss any options, ending the process abruptly.
Description of Work: They preapproved us for a home loan, took us through weeks of requesting reams of paperwork, were completely disorganized, and then "unapproved us just days before closing.

They're a good one. We used Quicken when we owned the house in Virginia too so we started probably five or 10 years ago. We've always been satisfied with them. Their charges are very competitive and very good. We like them a lot.

They are quick and you can do everything from your own home. They will even send a closing agent to your home, you don’t have any time out of your day, there are no inconveniences, and they really pay attention to their customers.

There was nothing I disliked about them. Although they're based out of Detroit, they have appraisers here and wherever you are in the U.S. Everything was seamless. We had a webpage to see what paperwork was needed. You can upload all your paperwork, so you have less scrambling to find a fax machine. There's an app for your phone also. It was so easy. You can take a picture with your smartphone, and boom -- you can send that out to them. You can send out whatever you needed. They made everything super easy, especially for people who are really into technology. So if you had a smartphone, then made it real easy. They also gave constant updates on the process of your loan. They check to see if you had any questions that hadn't been addressed yet. Although you didn't go like to an office, you felt like you were really being cared for like an individual, and you really were. Like you had someone who did the refinancing and mortgage part and you had someone who did all the documentation work. There was someone else who followed-up with the closing and any questions.

I refinanced my investment property with Quicken Loans and I was very unhappy with their service and product. It wasn't until I went to my accountant to do my taxes and he told me that I had been "fleeced" by Quicken Loans, that I realize how unprofessional they were. I had paid over $6,000 in fees. DO NOT use Quicken Loans.

Quicken Loan is an unethical company. My husband and I are a military family who recently completed a transfer to the northeast from the DC area. Mary Cohen was assigned as our loan officer and Amy Burch was the processor. My husband and I applied for the loan together (joint) and we both provided all of the required documents including our pay stubs, W2s, proof of downpayment, ect.... The week we closed I asked for a copy of the HUD 1 Statement. Mary Cohen was on vacation so Amy sent us the official HUD 1 Statement. We reviewed it and thought we were all set for the closing. To our surprise, when we showed up at the lawyers office to close, the terms of the loan had changed from the HUD statement that was provided to us just days before. We called Quicken Loan and were told it was just miscommunication and it would be fixed. That was 4 months ago and dealing with them has been a nightmare. Every time we try to talk with our loan officer, we get set to Jennifer Reed who is rude, unprofessional and lies. Please stay away. What Quicken Loan did is unethical and illegal. Lenders are not allowed to change the terms of a loan application without formally informing the borrowers. I will be refinancing with another bank so Quicken Loan does not get anymore of our money.

After the initial contact, I was surprised to learn the Quicken Loans could re-finance a rental property for me with a very low interest rate. I should have known better being that no banks in my area would do rental property refinance without charging me a higher interest rate. The initial loan process is where the problems began. I was told that a $500.00 good faith deposit would start this loan application process. I was hesitant about this because I had been told that my rental would have to appraise out at a certain value in order for the loan to be approved. At that time, I was assured by my personal banker that the actual appraisal and other fees would not exceed $320.00 and that if the homes appraisal fell short, the remainder would be returned to me. As the loan process continued, my application was transferred to several people. During this time frame, I was being asked for personal financial information that no other local bank, or Loan Company had ever asked me for. Although I was relaying to the representative from Quicken that the info would be faxed to them at a future date, I was called continuously until the info arrived at their site. The appraisal was completed and the home did not appraise out at the needed value. At this time, I had asked for a copy of the appraisal in which I did not receive. After turning my loan application over to the division of Quicken loans that deals with denial of loans, I once again asked for my appraisal, this time it was emailed to me. I had asked this representative from Quicken when my partial deposit would be returned, I was told there was nothing to return because it had cost over $600.00 for the appraisal and other paper work. I was then referred to another representative to hear my complaint. This last representative changed his tune so many times during our conversations; I was confused as to what was really going on. To summarize, I was told that the conversations I had with former representatives were reviewed, yes they record all the conversations, but only tell you that they are recording it about half of the time. Huh, thought that was illegal. This representative agreed that it was said that the cost of the appraisal and other paper work, would be about $320.00. At first he had agreed that the information was misleading and was going to talk to his supervisor in an attempt to get a refund back to me. . As time and the phone call and emails went on, he stated the appraisal was put out to the appraisal companies in Erie, he continued, at the time these companies were very busy, therefore only two appraisers agreed to take this job and charged them a much higher amount than what was first relayed to me. I called the appraisal office in Erie and asked them, can you tell me why you changed so much for this appraisal, their response summarized, we have a contract and cannot give you specific numbers but yes we charge more for the rental appraisals. . This information was given by me to the Quicken loan representative in whom he replied, you should not be calling them and they should have sent you directly to us with any questions. He also said they really do not know what will be charged by the appraisal until the get the bill! Really, not buying that one at all! He did provide follow up on the paperwork from the billing portion. Resolution, I never got a penny back and they were willing to talk to the end of time with me, but made it clear they are unable to come to an agreement with me. Beware, stay aware from this company, what looks like it is too good to be true usually is.

Not good we did not get worked with because of the way my husband gets paid !! HE GETS PAID MORE THAN THE HOURLY WAGE HE WAS BEING PAID!! He has been paid this way for about a YEAR! And not once has his gone less than what he was being paid hourly, the lowest his check went was a $100 dollars MORE than his hourly wage checks but mostly they are 300 more a week!
Description of Work: At first Quicken Loans was great, but because of the way my husband gets paid he took a pay rate that gets him over a 1,000 dollars more a month they refused to work with us, their exception team is bull! All over the way my husband is paid?!?!? that is the stupidest thing I have ever heard "well even if your husband makes more money we will be able to do a home loan for you at this time." But if he would have kept the hourly rate he was paid a year ago and made a lot less we could have gotten the loan. I am not happy with the service this place provides.

During the refinance I received many calls and requests for information they should have had access to. The closing isn't done at an office but at a location you pick. Rates were higher than other companies so I paid off the loan. Since the pay off I'm receiving numerous calls, sometimes twice a day, to refinance with them again at lower rates. Even after telling them about the loan being paid off and putting me on a no call list they continue to call. If you want to avoid harassing sales calls avoid Quicken Loans.

Quicken has some nice TV commercials and fancy Internet and phone apps, but it's too bad that their level of service and professionalism doesn't match up with the technology. I won't bore you with the whole story, but leave you with just a few highlights: 90% LTV loan of ~$211,000, credit scores above 720. - Quicken claimed to "eliminate" PMI insurance with a "PMI Buster" program. All this is is an upfront payment of the PMI premium and monthly PMI payments built into the loan via an inflated interest rate. They don't get rid of PMI -- they slam it into the loan rate. The problem is, you can NEVER get rid of (PMI) because you're stuck with the (higher) interest rate for the life of the loan. - Quicken attempted to charge us a higher PMI rate (percentage) than what the current *published* PMI rate card/tables indicated it should have been based on our credit scores and LTV ratio for the loan. I had checked MGIC, Radian and others (there are only 6 or 7, I believe). When I asked Quicken why he's quoting a substantially higher rate that what I found, they claimed it was because Quicken used Genworth, not MGIC. When I presented him with THE actual Genworth rate card/table, he had no answer as to why he tried to charge us more, claiming it was out of Quicken's control. Bologna! - Quicken bad-mouthed other lenders, telling me I'd NEVER get the loan I was asking for at the rates I told them I was offered by another. Guess what? I closed on that refinance with the OTHER mortgage broker/lender two weeks ago, EXACTLY as Quicken told me I wasn't going to be able to do. We were actually withing DAYS of closing with Quicken when I became totally turned off and talked to another lender. The other lender told us they could absolutely do the loan faster, at a lower rate, and with much lower closing costs, but they actually told us we should close with Quicken if we were "that close" to closing already. Quicken's response was "To me, it sounds as though they're not confident in their loan." What a narcissistic, egotistical jerk! We dumped Quicken and went with the other lender. Things closed quickly and easily. Suffice it to say, if Quicken Loans was the last mortgage lender on the planet, I'd start shopping for homes on Mars.
Description of Work: What did the provider do? They attempted to swindle us into signing on to an overpriced loan program when we attempted to refinance our existing home loan.

I was completely turned off by the sales tactics. The loan officer trashed other lending companies, said that I should be happy to get an interest rate that is WAY higher than others and buy a point so they could match. Their origination fee was much higher and their estimated cash required for closing was way more than the other lenders. The high pressure and argumentative sales approach continued. Do your research, find the best loan for you, and don't just go to Quicken because they have TV commercials. I found a much better deal through a local bank that services all of its mortgages.
Description of Work: I contacted them as part of my search for a home loan. I received a pre-qualification letter from them that was about $10k higher than other lenders. Quicken wanted me to purchase a point for the lowest interest rate. Their loan officer in Virginia then argued with me about how it was impossible for me to get the low interest rate and that 4 other lenders were lying. He was very argumentative.

It was good. Fortunately enough, I'm a veteran so I was able to get a VA alone for less than 3%. I like their professionalism and the way they expedited the original loan and this refinance.

They have an app and website (MyQL) that allowed us to follow the loan process through each step. When I first purchased this house, the entire process was painstakingly slow, mind-numbingly painful and about as frustrating as could be. So when I started thinking seriously about doing a refi for home improvements, I reached out to my family and friends for suggestions. My sister recommended Quicken. So...I gave them a call and before I knew it, I was in the process of doing a refi!! I had to wet sign a couple of papers, e-sign a few more and upload a paystub or two. All of this was done by the end of day two. By the end of the week, their appraiser had come to my house and before the end of the next day, the appraisal was posted to MyQL for me to review. The rest of the process pretty much went the same way. No stress, no agonizing, no searching for long lost files to send for review. It was just a beautiful smooth process! When it came to closing, the notary came to MY house with the appropriate paperwork and we did it at my kitchen table. If that's not convenient, I don't know what is!!!!
Description of Work: We refinanced our house through Quicken Loans in under 30 days. My original banker was promoted during this time, but even with that, the loan process was fantastic. My new agent, Kerrianne Mackin, was incredibly thorough and so responsive...although it appears that all of their agents are just as good!

Couple who bought our house were approved for loan in late April and submitted contract which we accepted. House was supposed to close on 06/30/14, but it has yet to be appraised. Quicken Loans continues to find reasons not to order an appraisal. Because couple sold their trailer, we let them move in under the assumption the closing would take place. We have yet to hear when there will be an appraisal and when we will close.

They called us about 5 or 6 months later to see if we wanted to go through them, they told us we would have to pay $500 us to reappraise our house. We decided not to do that.

This is the absolutely worst company to work with. There are far too many people involved in the process and one does not know what the other is doing. I have submitted the same information multiple times, only to be called by a completely random individual and asked to submit it again. Their web site is a farce, I am not sure what their underwriters do but I can assure you whatever it is they do it poorly. They claim to have won the and quot;J.D. Powersand quot; award several years in a row. Either the category was and quot;substandard abilityand quot; or the award was in error. Stay away, stay far away.

They were unable to find a loan to meet my needs. It's sometimes harder to refinance a duplex than a conventional home. I think they did everything they could to try and provide what I was looking for.

Turned out the interest rate was higher than our local bank and the fees were stated as "free" but were actually rolled into the loan....very evasive when confronted about costs. They were very quick to take a $500 "deposit" and have been extremely slow in refunding it after I cancelled the process. I was told it would take 7-10 business days. When that time passed, I was told I needed to speak to one of their "specialists". Turned out this was more pressure tactics to get me to reinstate the loan. He then informed me that it would take 7-10 business days "after he pushed the button"...well that has been another 8 business days now and no refund. Not sure what they consider a business day because they called me on Sat and Sun, seems that they have a double standard on what they consider business days....I wonder how much they earn on my money in the month that they have it. I will not do business with Quicken Loans in the future because of these practices. Their people were polite on the phone and I even heard cheering in the background, no doubt it was another $500 being transferred into their accounts.
