In response to an offer from this company, while the customer service rep was prompt in responding, he was clearly trying to dupe us into a higher than market rate. When I requested the market rate other companies were offering, he then said he could provide that to us at a cost of 3 points. He then tried to cajole us into believing the rolled in points would be virtually little in the context of the remainder of the loan (refi). I'd recently just financed another property with a different company at that lower rate with no points so I knew he was blowing smoke. With so many mortgage companies vying for your business, I recommend going elsewhere.
Description of Work: Attempted to initiate a refi for my house via phone. The explained refi conditions by the customer rep were too slick and not in my best interest. No refi was initiated based on that.

They are very good at closing loans quickly, especially if you have good credit. They sold my mortgage to GMAC immediately. They make the refinancing process really easy. I was very pleased with their service and would highly recommend them to others.

They are extremely responsive and easy to reach. In fact, when I realized I needed to take a business call the loan officer and I rescheduled a time. She then sent me a calendar invitation for that time as well as information I needed to fax to her. She was then prompt for the call time. Everything was well organized and moving smoothly. The way they operate is to take this information and then call you back with your loan options. I was ok with that, however when she called back it felt more like I was at the auto dealership. very high pressure sales tactics are in play at Quicken. Still, I was pleased with the rate and responsiveness until I found out the origination costs and the number of points they were going to charge me to get the rate they were offering! While I went on the call I was ready to just start the process, but after hearing the costs I decided I needed to shop around more. That is when the even higher pressure sales started, which really turned me off. Bottom line is I then checked out Lending Tree and found several I talked to with much softer sales approaches. They also significantly beat the rates and at significantly less cost. I also then checked BBB and Angies List on these lenders (which I should have done before calling Quicken as they have mediocre ratings on Angies List). Overall I would not call Quicken Loans given their fees and high pressure sales approach.
Description of Work: I am looking to purchase a new home and due to slowness with my current lender (Bank of America) decided to shop around. We have great credit and have no issues qualifying, but wanted to get a good rate and know we would close timely. Based on name recognition I called Quicken loans to get their quote and pre-approval.

Company was very pushy and very aggressively asked for my debit card 3 times during one phone call in order to start the process of refinancing. I told them I was just looking for quotes and I was looking at 3 different companies and had not made up my mind yet. The company was very eager to get people to immediately pay them $400 instead of offering the services and impressing the buyer to go with the company. Any company that operates like them will never get my business.

There's nothing quick about Quicken Loans. I was strung along for two months, after having been told there was "no problem" with my credit application. After providing about 50 documents they requested and paying $500 for an appraisal, I was instructed to rectify two challenges I had filed on my credit reporting agency reports three years previous. The credit bureau had never followed through on them, and so Quicken derailed my application process on that basis. After waiting on them for two months (and seeing interest rates rising), I gave them a due date and began applying with other companies. Two days before my deadline, the management finally woke up and offered to give me a closing date. By that time, I had an offer from a different company at a lower interest rate, and with no appraisal. After explaining the false credit bureau info in an email, I received a closing date from the competitor in less than two weeks. I don't believe Quicken has a good, customer-friendly process and they definitely didn't have the best product available for my needs. Do yourself a favor and seek out a regional or local lender first: with people who treat you like a paying customer instead of a numbered entity to be jerked around at their whim.

The loan initiation and closing process, although rocky at first, went well overall. My situation is a bit different than the usual as I am a distinct co-owner of the property with each of us paying from different accounts. Quicken allows only one payment at a time online so we have to be careful about scheduling payments. When calling to make a payment by phone, the other owner of the property was treated rudely by Quicken customer support and told that the entire balance MUST be paid and was not willing to do a partial payment (Again, my payment was already scheduled for 3 days later.) The other co-owner explained that my payment was already scheduled for the balance. Quicken customer service finally relented and allowed for my co-owner to make the partial payment. Extra principal payments are equally difficult as the principal payment MUST be made first. MORAL OF STORY: Make sure that you are firm and unrelenting when dealing with Quicken Loans. Else, they will try to control you and the process to your detriment.
Description of Work: This was a refinance of our primary residence. The loan process got off to a shaky start when the initial agent I worked with claimed to be CPA. A quick check of the NMLS Resource Center ( http://mortgage.nationwidelicensingsystem.org/Pages/default.aspx) found that she was anything but. Spoke with her supervisor and got assigned to a different "President's Level" agent. The process went a bit smoother from there. Quicken's closing costs were reasonable compared to other mortgage companies. The closing process was great as the escrow agent will meet you at the place of your choosing.

Quicken Loans is by far the easiest mortgage experience I have ever had. We were able to complete the mortgage application and upload all documents online which was easy and efficient. When it was time for closing they sent someone to our home for a closing that took only 15 minutes. At any time during the process I could go online and see the status of my application. Simple, easy, competitive rates. I would definitely use Quicken Loans again without hesitation.
Description of Work: We used Quicken Loan to do a VA refinance. The entire loan process is done online. My husband was overseas at the time and was able to complete the loan application and sign documents online which was easy and convenient. The whole process took about 5 weeks from start to finish. When the loan was complete they sent a notary to our home for the closing which took 15 minutes.

My husband, Bill, and I LOVE QUICKEN LOANS!!!!! They refinanced our house a few years ago and they were wonderful!!!! I saw someone mention Nate, and he was the one that ultimately handled our loan. We didn't experience ANYTHING negative from this company. They told us what we would expect, how much we would expect, and they were right on the money...not one penny more. We have been VERY PLEASED with this company and we would use them again if we ever decide to buy another property.

The first time we used them in 2002, I was quite impressed with the speed and ease of refinacing without leaving home. Everything was fast, professional and took less time than driving to the bank. One person took care of everything from start to finish. The second time in 2011 was a totally different story. We had to deal with several different people and do twice the paperwork and submit twice the forms to different divisions and I was almost ready to cancel the refinance if they would have asked for anything else.

I will never use Quicken loans again!! I purchased a townhouse for my parents to live in due to an unexpected move across the country. I applied for the loan at the beginning of April and was supposed to close Friday, May 18, 2012. I gave Quicken the home owners insurance information (bought the policy on April 11) on April 12 and they called me May 17 (day before closing) asking for the information! I had uploaded the info, sent hard copies by mail, emailed it and given it over the phone! This was not the first time it happened either - I had to send multiple copies of everything they asked for. I would upload and email signatures then get a call 3 days later asking for the same signature I had already sent! Also, my Realtor had to go up the chain of command (went as high as the VP) because they were asking for a termite treatment (cost $1600) that is not required for my state - also not required because the townhouse just completed construction 2 weeks ago. Because of these delays and Quicken Loans ineptitude, we are now closing on May 23 - the day AFTER the moving company is arriving with the furniture! Guess who has to pay the moving Co extra money to wait until we can get the keys? Moving across the country was already stressful for my parents (who are in their late 70's), this has just added more unneeded stress for them. PLEASE save yourself the headache and use a different loan company!

I called about re-financing my mortgage. I spoke with a very courteous woman who was obviously following a canned sales approach. She was very reluctant to provide much in the way of details of the loan and was more interested in getting my credit card number to secure a commitment right away. Their process didn't seem to allow too much comprehensive review of the loan details prior to committing. That wasn't too bad - what bothered me was the fact that they called back an excessive number of times trying to get me to use their services.

They did okay. The first person I talked to Nate was awesome. He was great through out the process.What he told me the first time we talked was almost exactly the way the numbers worked out. The rest of the people I dealt with were nice enough, but were not very good at their jobs. There were 3 or 4 times my customer care rep asked me to submit documents that I had already submitted. Every time once I told her that I had submitted them and the date or method in which I submitted them she would put me on hold and 5-10 minutes later come back to the phone and say that she had found them. There was a lien on my house through the electric company for a heat pump purchase. Nate and I discussed this via email and it was determined that we would just add this on to the refi amount on the house. No problem. My customer care rep was unaware of this despite the fact she was copied on the emails with Nate. So she said you are going to have to pay the 5000 lien or we aren't going to be able to get you closed. So at this point deal over in her eyes. I explained the emails and the plan to just finance the 5000 in the loan. As I said she was nice, but she should possibly consider a career change. After closing another lady called and said that I was going to have to resign my papers because the print out was too light. I raised my voice to her and told her it wasn't going to happen, she called me back about 30 mins later and said that it was okay that we didn't have to resign.

The mortgage originator messed everything up, but they gave me my money back. He wouldn’t release any information or anything to me until I paid him $400 for the appraisal. After I had paid him for the appraisal, I noticed some errors on one application, because I used to be a loan originator myself, and I notified him about it. I told him that he had put down $35 a month for taxes, whereas the taxes for the property were $1700 a year, and that doesn’t add up to $35 a month. He was trying to get my expenses and my income. He also said that I had been working for this company I work in for two years, whereas I had been working there for only six months, it was a lie. I told him that he was falsifying federal documents, and he called me back a couple of days later, after I had sent him the money and they had already cashed the check. He called me back and said that they couldn’t do my loan, so I had to go and pull teeth to try to get my money back. He said that the appraiser had already been here, and he had to keep $175, but the appraiser was never here. I told him that it was a VA loan, and the appraiser has to come inside the house, he can’t do an outside-only appraisal. But he said that an outside appraisal was done and it was enough, I told him that nobody had called me or informed me about the appraisal being done, and when I asked him who had come and done the appraisal, he wouldn’t give me the person’s name. He wouldn’t answer my phone calls when I called him, and I had to communicate with him through emails. I had to go through an arbitrator to get my money back, and he admitted that he had made mistakes, so he sent me the entire $400 back eventually. I would caution everybody else to read everything that they get, especially on a mortgage loan, not to sign anything until they have read it, and not to do internet signatures. Have them send the documents and get them checked by an attorney. They have to be very cautious when dealing with Quicken Loans. I already knew what was wrong, so I didn’t need to take them to my attorney. Had I not been experienced, he could have taken my money, and I wouldn’t have known what to do after that.

I had a very good experience dealing with quicken loans doing a re-fiance of our home. We originally had an 5 year ARM and the % kept climbing after our 5 years so we decided to re-finance to a fixed lower rate. The process was very smooth and so easy. I would definitely use them again for our next home loan.
Description of Work: Make sure you have all your documents and forms ready when they need them. Be prepared to be on the phone quite a bit because everything is done over the phone until it's time to sign the documents and then they come to your house to do the signing.

Quicken promised me a "no cost" loan. All I had to do was give them $500 "up front," for appraisal, etc. and I would be reimbursed at closing. I have an excellent credit rating and yet it took them nearly two months to process the loan application. After several iterations with multiple representatives, it finally occurred to me that they were some of the most incompetent and/or unethical "loan officers" I have ever dealt with. Each time I was sent a new Good Faith Estimate, new charges would appear that clealy showed that this was anything but a no-cost loan. When I first questioned them, I was told that they would start off with an initial credit of $2,400 toward the costs and adjust it as necessary. When it came time to schedule the closing, I was told to bring a check for $1,230, making my no-cost loan costing me over $1700. Finally, at my request I was given the HUD statement which showed clearly the additional costs. Again, when questioned, I was told that these costs were for setting up a new escrow, even when the HUD statement showed that that was not the case. Even with my pointing out the "inaccuracies" in their statements, no one would go over the HUD statement with me; they just kept repeating their story. Only when I notified them that I was canceling and wanted my deposit back did they then try to negotiate a lower cost for me, still avoiding the fact that we had agreed on a no-cost loan! When I refused to negotiate, explaining that it would not be possible for me to continue working with them due to their unethical behavior, they then terminated my application, but still refusing to return the $500. Although for the most part Quicken refused to put anything in writing I was able to document their behavior sufficiently I believe to document their scam. By the way, when I first started suspecting that I had been lied to, only then did I go to Angie's List, hoping that my faith in Quicken would be restored. Obviously, just the opposite occurred. But noticing that someone named "Kelly" was replying to the other victims, and not finding anyway on Quicken's website to raise my concerns over the folks dealing with me, I actually wrote "Kelly" asking him/her to get involved as soon as possible to help mitigate this horrible situation. "Kelly" never replied. The only good news in this is that I was able to find an excellent mortgage company through Angie's List (Cobblestone) who processed my loan in less than 3 weeks, at a lower interest rate and saving me at least $1200, even after losing the $500 with Quicken. This whole experience has been both a joke and a nightmare from the very beginning.
Description of Work: I applied for a "no-cost" loan through Quicken. When it became clear that they had no intention of honoring our agreement (in the end, they wanted $1,730 to process the loan, I terminated the application but they refused to return my $500 deposit. When I clearly demonstrated to them that they had not honored our agreement, I was told that they would keep most of the deposit in order to pay for the costs they incurred in processing the loan. When I explained that the only reason we weren't completing our agreement was due to their dishonesty, I was told that it didn't matter, they were still keeping the deposit. To date, I have received nothing back from them.

If your mortgage application is denied, or if you decide not to go forward with your loan, we’ll refund your deposit minus any outside costs we’ve incurred up to that point. For example, if you gave us a $500 deposit, and we spent $300 on an appraisal and $10 on a credit report, you will be refunded the difference of $190. You’ll receive a copy of your credit report and appraisals, assuming both have been completed. Not good a very bad experience will never use Quicken.
Description of Work: Quicken promised they would be able to assist with the new Harp program. I told them my situation of how much I was underwater with my two mortgages. So they took my application ran my credit report only to find out they couldn't do the loan as our Loan to Valua was over 125%. Was I was upset when I already knew what my LTV was and they are obviously not doing the Harp program as laid out by our wonderful government. Not quite sure who is not telling the truth Quicken, the Government who came up with the program or both. But like everything in the mortgage business it's a mess.

Over the course of nearly 2 months I worked with (literally) 6 different people - all of whom gave me a different version of what I could do in terms of our loans. In the end, despite having well above the amount of equity in the property that we were told at the outset (before paying anything) that we needed to bring $0 to closing, we would have to bring an additional $31k in order to close the loan. That however, is after I was repeatedly told we were waiting for one thing only to find out we weren't waiting, it had never been submitted, etc. I was given inaccurate and incomplete information throughout the process. With one exception, the people I worked with were friendly and I believe they were trying but the various departments within the organization were so disjointed that they basically don't know what the right and left hand are doing. The result is poor service and frustration - even though I think they probably do intend to give good service. Really disappointing.

I prepaid three fees of $500 apiece to refinance three separate mortgages for a total of $1500. I was promised lower rates, less paperwork, close in 30 days, and a guarantee to refund the fees if the loans were denied. I received preliminary approval within minutes of electronically submitting my application and tax returns. The process then slowed down by repeated requests for arcane documents. This was always prefaced with, "underwriting just needs this one additional piece of information". I was never denied nor did I ever receive final approval. Eventually I secured my loans through Wells Fargo that matched the Quicken quote. They closed two months after I started the process with Quicken. Since I was only delayed and not "denied", they maintained I was not entitled to a refund. Quicken was very prompt in their denial of my refund request. It was almost like they had experience in this bait and switch technique. Be warned. Do not prepay mortgage application fees in general and avoid Quicken loans in particular.

Quick and easy. Not sure why others are complaining about their service. I compared their rates with other lenders anq Quicken Loans offered th best rates.
Description of Work: Excellent customer service. I was looking to refinance my 1st mortgage since my house was worth less than my combined 1st and 2nd mortgages. I was looking to refinance under the HARP loan program. Loan was processed within 6 weeks. The only reason it took so long was due to the subordination approval from my 2nd mortgage provider. One can always check the status of the loan online and what needed documents for submission. Got an excellent interest rate and would highly recommend giving them a call. NO pressure salesman. The amount I spent of $2,600.00 includes the closing costs for the new loan. I am now saving close to $200.00/per month on my mortgage payments.
