I believe people on the Carnival Cruse "Fantasy" had a better experience. Need I say more?
Description of Work: Quicken Loans behaved like a scam artist. I contacted them in Feb 2013 about a refinance. The pitch was good and I agreed on a closing cost price of $3800.00. 2 days later they tell me rates 'have changed' and they can no longer honor this - it will be $4300.00. I said no, I will wait. Phone calls start. The pitch is the same ...it will only be 36 cents more per month - are you going to give up this great deal???? Blah Blah Blah. Go Away. Then the director calls - says they will honor the price quoted about 5 days later - like an idiot I said yes. In short - The appraisal was wrong on several points - I called thsi out - quicken stated 'it did not matter as it was well above the loan amount to which I say - good - I am not paying for incompetent work. Why did you need it in the 1st place. I received 3 good faith estimates over 2 weeks all had different closing costs. I back calculated the closing costs to the penny - when challenged their costs were 1500 to 3000 higher. It appeared to me they were changing hidden fees to me. I asked multiple times for a line by line breakdown of the costs - they refused with the same story ....we never had someone .... or it's such a great deal ...... Even after I fired them, they are kept calling for 4 weeks! I am now contesting the $500 good faith deposit as they did nothing in good faith - the estimate was wrong - they kept changing the GFE, and could never get a straight answer. Stay away from Quicken is my advice!

We contacted Quicken last year and had a loan in progress. The property appraised at $440k but because of the circumstances, we found out (after weeks and weeks of waiting and paying $500) that we would need to bring $30k to the table to close even with that appraisal (which was slightly higher than what we had anticipated and what was part of all the loan documents). So we saved and came back this year. Same property, no significant changes in the housing market in the area - if anything only improvements as there are nationally in the housing market. At first they said they would waive the $500 fee since we came back. Then the agent said she would split it with us. In the end, right when she went to run the card she said she wasn't going to split the $500 fee but if everything was fine as she was sure it would be, she would credit it back to us as part of the loan closing. We had submitted everything newly again and stupidly agreed, assuming it would be worth it to finally refinance, though we do have the emails where they said they would cover the fee upfront instead of charging us. They chose a new appraiser who appraised the exact same property at $300k (a $140k difference). Quicken loans had no explanation for the vast difference in the appraisal nor did they offer any alternative or help. As they had the year before, they just took the $500 and offered no assistance. We were foolish to assume that our first experience was a fluke. As usual, we got a different story from anyone we spoke with.

It took a very long time to get the inspector there. There was limited availability for time. I needed to call three times to get an appointment. I had emails every day or other day "checking in". When the valuation was finally done, the account manager emailed to tell me the numbers were "borderline" and the underwriters were reviewing. It took another week before I could get someone to respond to my email and it was not my account manager, he was no longer available. They then tried to use high pressure sales tactics to get me to sign up for outrageous mortgage rates. Overall the entire experience was miserable. They continued to send me emails for a month while I tried to close "the account". Of course there is no refund of the money because that was to cover the costs. I would not use them again.
Description of Work: I contacted quicken loans by email, based on some on line reviews, when I was interested in re-financing my home. Due to market changes I had looked into refinancing each year for 3 years and did not have the required equity. This time housing values in my neighborhood had stabilized and I was within the range. The initial contact and staff were very professional an nice when they "opened my account". I was able to fill out all the forms electronically and re-send so the process was very quick. They took an initial payment to cover "administrative costs and the home evaluation". They told me home inspector they use to value the property would contact me. My "account manager" assured me the preliminary numbers looked great and there shouldn't be any problem. I already had 2 valuations and new the current market valuation for my home.

Overall, I was not impressed with this company. I didn't like being told one thing and then later being told other things not mentioned that was of great importance.
Description of Work: The services I wanted to be performed were to reduce my mortgage payment and lower my interest rate. The person I spoke with stated I could do both. They quoted me a price and interest rate. They needed $500 for a good faith deposit. I was going to complete the process when I got home for the evening. When I called and started the registration process some figures were different and then there was mention of the appraisal needing to be a certain amount in order for the loan to be approved. I didn't like being told one thing earlier in the day and something else this time. When I finally made a decision to not go through with the loan before the appraisal being performed I asked that my account wouldn't be charged. The girl was really nice and stated that I would not be charged.

Being in the military, I've moved a lot and purchased 7 homes in the past 25 years. I've refinanced homes 3 times. This is the 3rd time I've used Quicken Loans. The first two times were for refinances. This is the first time I've used Quicken Loans for a purchase. Once again, I'm a believer in the Quicken Loans process, and more than anything else, I've been very impressed with the price of the loan. In the past I've been required to pay an origination fee and an additional processing fee. This would typically pay for the Loan Broker and then the cost of processing the loan was separate. If I wanted a better interest rate, brokers also sell "points". Quicken Loans gave me a good rate, based upon my credit score, without having to buy down the points and did not charge a bunch of other fees. The process was clear and the customer service was responsive to my questions. I will say that the Quicken Loans process is perfect for me. I keep all of my financial documents close at hand on my computer and could easily and quickly upload whatever documentation was requested. If this is done and there are no questions about a borrower?s eligibility, there should be no issues with the loan at all. I can imagine that may not be the case for a troubled borrower with a poor credit rating or less than satisfactory history with credit. If you are prepared to provide the documents required for a typical loan and are not trying to hide anything in the process, Quicken Loans is set up to provide the funds in a timely basis with almost no stress or headache from the borrower. The whole thing was accomplished from the comfort of my home, using my computer and a telephone. Prior to closing, I was able to review all of the documents, get questions answered and correct any issues that needed to be corrected. Closing documents are even brought to my home where I was able to sign them at my kitchen table. No surprises. The notary that was used even commented that Quicken is one of her easiest Lenders to work for and that the cost of the loan is minimal compared to most others. I will use them again so long as they maintain their cost and continue to improve their service.
Description of Work: I used Quicken Loans to purchase a new home. The cost of the home was about $250,000. I also owned a Rental Property in another state, which can complicate the process. I was completely prepared to go through the process, with all documents available upon request. I also made certain that I responded in a timely basis to every request that was made. Prior to purchasing the home, I was able to obtain a Pre-Qual letter within a few hours. I was able to get my loan through underwriting in order to remove the Loan Contingency (with confidence) easily within the 17 day period required by my contract.

Discussed refinancing my house with them to get a lower rate. They said yes, and the rate was significantly lower than I have now. However, I felt the closing costs $4000 on approximately $80000 mortgage were a little high. Also while fast service is their thing, they were pushing me faster than I liked. I wanted a chance to talk to my local bank in person, and see if they could meet or beat the offer from Quicken. The other thing was I had already refinanced with my original banker once. We didn't change the rate that much, but went from a 30 yr note, to a 15 year. I was already a couple of years into it, and while the lower rate Quiken offered was very attractive. I really wanted to rethink the thing about starting the cycle over. I also wanted to calculate the real savings if any offered by the lower rate. Sometimes a lower rate versus longer term ends versus the interest tax deduction, you end up not saving anything. My personal taste is, if I can handle a larger payment and make the debt go away sooner, that is how I am going to do it.

I bought an older home with popcorn ceilings and after scrapping the popcorn off the ceilings, approximately 2000 sq feet, I discovered that the sheetrock was nailed up and almost all the nails (popped) loose. I installed a few screws with a drill but it was taking too long and was to tedious to work the drill overhead. I purchased the screw gun from home depot and finished the entire ceiling

1. Contacted Quicken Loans-Sean Fitzgerald He was outstanding with questions, answers and information. 2. Angela Green took over to tell us what we needed and it was faxed over immediately. Each step was log onto a web site and anything needed would be also on the website. Easy and quick. 3. A mortgage specialist then contacted us with a date and time of closing (AT OUR HOME-convenient). 4. That simply and it was only a very short period of time--all completed within the month of February. 5. MY THANKS TO ALL THE QUICKEN LOANS PERSONNEL FOR THEIR SPEEDY SERVICE-VERY EFFECIENT!

They were great listeners to see what we would need for a refinance, then each step was taken and if we had any questions they were open and receptive. Their procedures and documenting of my information were fantastic. At no time did we feel any pressure or feedback of long drawn out procedures. In good faith I can say this because last March, 2012 I went to my mortgage bank Chase to refinance----In November, 2012, I gave up. TERRIBLE!!! Quicken Loans is fantastic.

Everyone at closing said it was the easiest closing they have ever done.
Description of Work: Excellent job by Quicken! We had problems with student loans that were on the credit reports and they helped us take care of them and get our finances in order so that we could purchase our home. All told it took only 3 months to go from bid to closing.

Description of Work: Applied for refinance in Oct 2012. Have Excellent Rico score and was given approved refinance with locked in percent of 3.99. Now after 4 months still no closing . These people are sloths. They blame outside agencies for their delays. Quicken is terrible and slow. I am in the process of going forward with refund my good faith $500 deposit

It's probably a good thing that I didn't look here first for reviews on Quicken Loans as I might not have gone with them. There's a huge disparity between experiences, but I wonder if that has more to do with individual mortgage issues than it does with the QL company? Anyway, I contacted them near the end of January about a refi. A Power Loan Specialist called me within minutes and we discussed what I wanted and rates and the like. The rate was about as good as I had gotten from anyone else so I went with them. At this point the loan person (Ryan Hand), took my information to get the process started. Something happened here that was the only thing about the whole process that seemed weird; he asked for a $100 deposit as good faith money...kind of like buying a used car. But other than that, I have no complaints. I received that money back in the closing process. By that evening I had an account set up to access and Ryan called me to go over some of the paperwork. I talked to him while I was on-line in the account, signing some of the initial paperwork. This took about 30 minutes. There was a form or two that had to be hand-signed and I printed them off for my wife and I to sign and then scanned them in and dumped them to the web site. Within a day or two I had been transferred to a loan processing person and she was the one I dealt with for the rest of the time (Tracy Broyles). Everything went smoothly especially considering that during the month everything was being processed our old mortgage company sold our loan to another one and we decided to change our home owner's insurance to another company. I had to send Tracey the new declaration page a couple of times as we made changes and that got incorporated into our documents on the web site. Tracy kept me informed as things moved on and when we approached closing - about a month after starting - the notary who was going to handle the paperwork called to make arrangements to come to our home. She showed up on time and we quickly went through all of the closing paperwork and signed everything. Quicken Loans had the paperwork the next day and within four days after that, the check was cut to our old mortgage company. This was the only place that the process broke down even a little. While I was able to monitor everything on the web site or through alerts from Tracy, I was not able to do that with the post-closing process. I had to call them and check on what was happening. While the closing team was very responsive, it would have been nice to get updates on the web site for this phase. I also need to say that we qualified for the HARP program which meant we didn't have to have a reassessment and we saved some closing costs. While the specifics of my situation are unique to me, the whole process of dealing with Quicken Loans was smooth and almost flawless from end to end.

.Quicken loans took over servicing my existing loan I've had for 10yrs with Charles Schwab.
Description of Work: Run, don't walk, away from Quicken Loans. They took over servicing my loan I've had for 10years in good standing with Charles Schwab, and in the course of a couple months, destroyed my life. It's been a nightmare and each department is independent so no one has a clear overall picture of the situation of the loan. Each person i talk to says they will 'look in to it' and not return call with updates. But I'll get a call from someone else, and the ball starts all over again. They are not in resolution mode once the loan books. In fact, 2 seperate employees harassed me to tears.

This is the first time I've refinanced online, and I was hesitant. I insisted on researching my refinancing in great detail. I couldn't believe that Quicken was so reasonable, and so convenient. Someone even came right to my house for the closing--ideal for someone who is strapped for time!!!
Description of Work: Quicken loans was remarkably easy. They were far and away the best deal for refinancing my home. My banker was Ted Sherman 313-373-1502. I can recommend him without hesitation. He answered all my questions, and even explained things that other mortgage companies left unanswered.

I am very happy withHome Street Bank.
Description of Work: I contacted them for information about a Reverce Mortgage. They were very quick and complete in the information they sent me.However the sales agent ,as opposed to loan officer , Tim Jerome,was EXTREMELY RUDE,NASTY,AGGRESSIVE AND PREDATORY when I told him I had applied for a R/M with another lender! He "COULDN'T BELIEVE" I would go to another company! "Why would you possibly go to anyone else when we cost less" Because I didn't want the plan you were trying to FORCE me to get!!!!!!! I did complan to a manager when he called back a couple weeks later .

DO NOT use Quicken Loans. The entire experience was awful. They are very unprofessional. We finally cut off the process and went with another mortgage company. I could go on and on. Just trust me. DO NOT USE QUICKEN LOANS!!!!!!!!!
Description of Work: We approached Quicken Loans through the advice of our financial advisor at Charles Schwab. An appraisal was set up and all documents were sent to the Loan company. The experience was terrible. Delays, documents lost, and prices were constantly changing. Closing cost estimates were never accurate - and the loan negotiator wanted us to sign documents that "would change" at the time of closing. We were very wary.

I was searching for a Mortgage for a home my wife and I wanted ti purchase in the future. I filled out a form on the web, in Novemebr of 2012, and was contacted by a few Mortgage companies. One of them was Quicken. My wife and I had a different situation than most people.. We had lived in Mexico until May of 2012. We moved back to the USA, San Diego California, to be exact. We were trying to sell some property in Mexico, and I told this to the Mortgage agent for Quicken Loans, Michael Ellis. When we get the money from the sale of our house in Mexico, we would buy a house and use the money we get from the sale as a downpayment. Michael Told me that he would check with his superior, and get back to me, when he knew our income and source of funds would allow us to qualify for a loan of $240,000.00. He got back to me and told me we could qualify, if I could prove the income we had and the the source of funds. He even issued a Conditional approval letter. We finally found a house, got our money from the sale of our house in Mexico, signed contract to purchase this home, and notified Michael Ellis, of Quicken. Michael asked for proof of our income and source of funds.We supplied what he asked for. We gave Quicken a $500.00 deposit by credit card. The house we purchsed was appraised for a little more than we paid for it. Our credit score, my wifes and mine were almost 800. We assumed everything would be fine. Then all the documents were send to the Underwriter for Quicken Loans. They came back and asked for more documents. We provided them, Then came the last straw. The underwriter asked for proof we owned the house we sold and proof it was sold. I provided the necessary papers, in Spanish. The Quicken representative said they would have them translated. After that they asked for a HUD statement showing the proceeds of the sale of the property. This property was located, in Mexico. The property was sold and the sale handled by a NOTARIO, as are all the Real Estate transactions in Mexico. They cannot issue a HUD statement as there is no HUD in Mexico.and the statement was issued by the NOTARIO Another employee of Quicken Loans said he would ask for an exemption, since there is no HUD In Mexico. He asked for the exception and it was not granted. So I wasted a lot of time, gave a $500.00 deposit, which I think we lost, and found out that the various employees of Quicken did not know what they should have. They should have known that they would not make any loan where the borrower could not prove with a HUD statement, where his funds came from. I would advise everyone to use gfreat caution when dealing with Quicken loans I certainly would advise anyone against using Quicken loans

After the loan approval process started, I was pleased with how smoothly it was going. After the appraisal was completed, I was unable to learn the results. Then I was contacted by a second appraiser, who send he had been contacted by Quicken. I emailed Q to find out what was going on. Their answer was to call them. That did not work for me- I am unable to make or receive personal calls at work- so I asked for an email response. Once again, I got an email saying I should call. I began to get very uncomfortable with their apparent unwillingness to put information in writing. Eventually I got a voice mail indicating that the second appraisal was necessary because I have two houses on my property. I had told them that before the first appraisal. That made me concerned about their internal communication. I sent them an email saying I wanted to withdraw my application. A few days later I got an email from someone wanting to help me get 'back on track.' Once again I wrote I wanted to withdraw. After three days without a response, I filed a complaint with the Better Business Bureau. The next day I got another email offering to help me get 'back on track.' I answered that I had filed a complaint. Two weeks later my deposit, minus $90 for services performed, was returned to my account.
Description of Work: I contacted Quicken to combine a first and second loan and possibly some cash out. The mortgage banker I spoke to was extremely helpful and understanding. I made a $500 deposit.

Great customer service easy to use, This was by far the smoothest refinance we have had. Up front cost for home appraisal was credited other costs were covered with a $1,500 credit so actual cost from Quicken was "0".. Do to a family issue we needed to move the closing up two weeks, they adjusted the closing date with no problem. I can not say enough good about them. All transactions and communication (exception of actual closing) was completed on line.

Excellent! As stated above it was almost too good to be true so we were very cautious and checked tem out before we applied
Description of Work: In view of the fact that there are so many negative comments about QL I thought I would share our story. We received a letter from the mortgage holder for our rental property. The letter said there was a new Freddie Mac program called HARP and that we could refinance through Quicken Loans and reduce our interest rate substantially. After reading the reviews here and elsewhere we were a bit skeptical, but called and spoke to a Loan Officer named James Ray. James was courteous, informative and professional. He answered all of our questions and provided information we demanded before applying. Long story short, we applied over the phone, lowered our interest rate a full two points and paid reasonable fees to do so. Their website guides you through every step and stores copies of every document and email that was exchanged. We downloaded all the docs to our computer! The communication from their processing people was smooth and we provided additional documentation as requested. There was NO UP FRONT FEE requested and we closed in less than two wweks. The closing attorney was a pleasant, informative young professional and it took less than 30 minutes to complete all the paperwork! It was almost too good to be true so we had a friend who is a V.P. of a local bank review the application, Truth in Lending forms and the final HUD statement. She was amazed at the low costs and couldn't match their rate or their loan to value ratio. She said she was impressed and that we were smart to go for it! An excellent experience all around. Our payment is now 200/month lower and our re-fi costs we more than reasonable. When in doubt, call them and ask for James Ray or a member of his team at 800-226-6308 ext 31736. They did very well for us!

To date, the loan is not completed. The only time I hear from them, is if I call, and they say they are still waiting on documents from others. Nearly 4 months now.

I was discouraged from refinancing our home at that time. Of course, that probably had a lot to do with the economy at that time.

Applied for a loan for a house, we wanted to get pre aproved, Quicken took all our paperwork and sent us a preaproval letter. We started looking at houses and found the one we wanted told Quicken sent all the paper work so they could get started on the loan. They told us everything looked good and there should be no problems. We talked over the phone discused all the options, down payment monthly payments etc. We set up a closing date, was told every looked good we just needed an appraisal and everthing would be fine. The next morning we got a call, were told we couldn't have the loan, and they were sorry. Why were preaproved if there was something wrong. Do they need business so bad they lie to there customers? Please do not call or e-mail these people they do not keep there word.
Description of Work: Contacted Quicken loans to see about buying a house. We wanted to get preaproved so when we found something we knew we could buy it. We got a pre aproval letter after providing all the paper work. We found our house got a contract filled out more paper work. was told everything looked good. The next morning we got a call and they said sorry no loan. We had been in contact with them for over a month, if there was something wrong why didn't they catch it before the preaproval was given. I would not refer anyone to them. They say in there add that they want you to have a good experence with them the only good experence was knowing we don't have to deal with them anymore. Please DO NOT CONTACT these people it is a waste of time they don't keep there word.
