Property Care Hardwood Floors

Often I?m astonished at how companies show up to your house to give you a bid and they treat you like they?re entitled to your money. But even that, is not worst than hiring them and getting disastrous results. It has happened to me on more than one occasion, that?s why it was so refreshing finding Property Care to install my new hardwood floors when the time came. Trust me, I did the research, I talked to ?the best? companies out there, some sounded good some sounded bad, Property Care was genuine! When Tom came to my house for the first time he was patient and attentive. He took the time to listen and to answer my questions. He showed respect, understanding and knowledge. Tom Sr., Tom Jr. and Melissa came to do the job and showed up on time every day and when they left we were amazed at the results. No signs of construction happening at the house and perfectly installed hardwood floors. Did I mention that they are one of a handful of companies that are members of the National Wood Flooring Association? I refinished my hardwoods twice in less than a year before deciding to replace them due to the poor job other companies did. Yes, I lost money twice. It would have been nice to find them sooner. The good news is it doesn?t have to happen to you. And at last my hardwood floors are awesome!!

I was a bit skeptical of Property Care Hardwood Floors' (PCHF) extremely high ratings when I first looked into them. I am now a convert. Let me tell you why: I got a few quotes, PCHF wasn't the cheapest but they were competitive. I negotiated to get them more in line with the other quotes. The timing was tight as I wanted to get the floors done before Christmas. Tom moved a few other jobs around and was able to get started on 12/16 for a week-long job. It rained like crazy that week and so the stain and finish took a few extra days to dry. Although it was 97% right, he called to let me know that there were minor streaks and to see if we were pleased. I called called back and without asking any further questions he had his guys back out to redo about half the house (so that the color would be perfectly matched between stains). The original work was done shortly after New Year's and it looked amazing. Although amazing, the wood floors are 60 years old and hadn't been treated in a long time so they absorbed the two coats of finish and you could feel the wood grain more than most. Again, the finish was pretty stellar but I wanted it to be thicker. This was a personal preference and so I decided to call Tom yet again. As with every other interaction, he was quite professional and didn't balk at my request whatsoever. He was kind enough to send his team out to do a third coat for a very reasonable cost. While applying the third coat, they re-stained the stairs as they were an ever so slightly different shade than the rest of the floor. They finished this past Friday and I couldn't be happier. Happy enough to pay them the discount amount that I had originally negotiated as they have earned it. Because of their professionalism and execution, I recommend PCHF without reservation.

Very well - couldn't be happier (Linda and I). This was a tough job - very un-level floor - they did great job dealing with this and the floor came out great. They were on-time and very happy with the product and quality of the installation.

I didn't think these floors could be saved. They had thick tacky glue all over them. I had to wait a while to get on the schedule they came when they said they would. Finished when they said they would. I called them back because a few spots were off. They came right out and took care of it. Pricey but very little hassle. After dealing with other unreliable contractors in my area, these guys are worth every penny! would definitely use them again!

We selected this firm from Angie's list having had a parade of potential contractors look at the job, either to never re-appear or to be way out of line on price. This is a family business and the first visit was made by Tom and Melissa. Right from the start, it appeared that they knew what they were talking about. I am a professional woodworker myself, so I had some idea of the possible issues. Being a split level, we were covering some steps, and although the floor area was not particularly large, it involved a lot of work around the edges and overhang. We were delighted with the final result. It took several days and they were always punctual, polite and efficient. Their attention to detail was superb. Once the job was completed, they followed up professionally to make sure all was well with us. Selecting this contractor confirmed the value of Angie's list. I wasted a lot of time with other's who probably saw the complication of my smallish job not worth bothering with. I don't think Property Care thinks like this. My guess is that realize that all customers are important and that my testimonial will in turn lead to more work. I highly recommend this company.

We interviewed four companies prior to choosing Property Care for hardwood floor installation. We chose them because of their competence of offering solutions for potential problems arising during the installation process. They not only had a competitive price but their offer included ordering the hardwood floor and sanding/sealing the stairs. Their work was above and beyond expectations. They accommodated all of our needs. The installation was meticulously and beautifully done. They always came on time and finished the work within the expected time frame. We cannot imagine a better quality work. They did a perfect job installing the high end wooden floor. They were very nice, professional. We would not consider any other company but this for a future work.

Wow. This floor was a mess, with damaged areas, sun fading, water stains and more. We had no idea that there was a beautiful floor underneath just waiting to come out! Tom explained our options (we did not even know that the floor was red oak!), and we chose a water-based eco-friendly finish. Prior to the main work, Tom came out and installed the three red oak flush-mount floor vents. Day one was sanding and a coat of sealer. On day two they put down two coats of water-based finish. The room looks amazing. I would definitely recommend using this company for any wood floor installation, repair or refinishing. They are pros and great to work with.

It was a great experience, the Property Care Inc. were professional. They keep the area clean after each day. They worked very hard. This is a family business and it shows they work very well together. I would recommend them to anyone looking to have hard wood floors put into their home.

We obtained several estimates from Angie's list contractors and chose this one based on previous reviews as well as price. We liked the fact that this is a family business. We wanted hardwood floors but my wife is very sensitive to outgassing of VOC's and we were concerned about the finishing and installation process. After discussing this with our estimator, he recommended using pre-finished solid hardwood since the finishing process would obviously not be a problem and solid hardwood would be nailed in place, requiring no adhesives. We went with that option and were going to pick Brazilian Cherrywood but were advised that this produced a very irritating sawdust during installation, so we picked Hickory with Old Mission stain instead. The job was scheduled for 5 days and since the entire living space of the house was involved, we took a short vacation up north during installation. All went well until the fourth day, when they called to let us know there was a power outage and they were looking for a generator so that they could keep working. Fortunately, the power came back on just as they were going to pick up the generator. We came home on the fifth day about 3 P.M. and they were just finishing up. They left about 4 P.M. Considering they had to work through the power outage, we were very pleased. We are extremely happy with our beautiful new floor and our experience with this contractor is one of the best we have ever had.

From the time we called Property Care to set up an appointment for an estimate to the conclusion of the work they were totally professional in a family friendly way. Barb was terrific on the phone and was very knowledgeable about the work and the products used besides being very professional and friendly. When Tom came to the house he explained what they would do and how they go about it while providing a very reasonable price. He was professional, very knowledgeable & also friendly. Once we decided to with h Property Care, we knew we made the right decision. The workman arrived on time the first day & explained in detail what they were going to do while preparing the area for the work. The lead person worked with my wife until they found the right color for the floor that she was looking for. He was very patient with her and used several examples on part of the floor to get the color just right. Once the work was completed & the floors dried we were extremely satisfied with how they turned out. Tom called us and arranged for another workman to come by with his registered certified wood professional( his daughter, the only female that is certified in this type of work ) to come by & review the completed work & touch up 3 small areas they identified needed to be redone. We could not tell the difference but Property Care said they could. They refinished those 3 small areas in a few hours and have it matching the floor w/o any difference to the entire floor. This is a family owned and operated business. It is well run & very professional with just the right touch of making you feel part of the family. My wife and are very pleased with the work, finished product, professionalism of Property Care and would highly recommend them to anyone that is thinking of refinishing their hardwood floors.

The work was exceptional and beyond my expectations. They integrated the new floors into the old perfectly. The time and care that went into the detail work was obvious and impressive. The cabinet company and painters all asked who had done the work. Everything was done on time and on budget. Everyone working for the company was cheerful and went the extra mile with suggestions to make the floors even better. They even went the extra mile to fix some of the old flooring I had not asked about. You could tell they really cared about doing there best work. I plan on hiring them once we are ready to do the 2nd floor.

I decided to delay the service for now. The provider seemed very anxious to be done and told me they were busy for at least 4 weeks.

Property Care was very professional and very caring and did exactly what we wanted done with our floors. They fixed small defects in the original flooring, even sanded out a dog stain, then added the new wood in a seamless way to look like it was part of the original flooring. When the original quarter-round trim was marked up, they called us and said that they were replacing the old trim as well, and we agreed. They did not charge for this additional wood work and returned on a Saturday morning to make sure everything was done before we returned. It was an amazing company to work with and I look forward to working with them again.

My wife and I were "floored" by the work done by Property Care Hardwood Floors. Of course we wanted a quality job, but installation was truly of craftsman quality. Workers were knowledgeable, professional, punctual, easy to deal with. Worker attention to detail was fantastic. All of our expectations were met and we'd recommend Property Care to anyone!

The company scheduled an appointment promptly and the representative arrived right on time. He seemed very knowledgeable and explained the process. The price was competitive. In the end, I selected another company to do this work, but I would contact Property Care Inc. again if I had additional work to do.

April 8 and 9 they installed the wood floor in the great room and tv room. Tom and his crew of 3 people were very professional. They answered our questions and concerns about how they were going to finish the trim by our fireplace that had ceramic tile. They actually suggested if we want the cable opening for the tv closer to the wall instead of from the floor. This made it look so much of a neater look. They worked about 8:30 to about 4 on the 8th and 9th of April. They cleaned their mess up from all the cutting of the wood. April 10,11,and 12,another crew came in to do the sanding and staining. They used a gunstock stain which is what we had on the bruce floor. I can't explain in words on how pleased we are on the sanding and staining of the floors. To me it was perfection. I can say this because a year ago we had a wood floor installed in our bedroom and a bruce floor sanded in our dining room and refinished by another company and there were areas where there was still dust particles under the polyurethane that created a bumpy finish in certain areas of the floor. I wish I had know about Angie's list back then,its because of them I chose Property Care to do our floors this time around, I picked them because of all the positive reviews I read, We had to leave the house for two nights when they applied the final finish because of the strong smell, although inconvenient it was well worth it.

I ended up not doing anything. Essentially, my dog had urinated on the hard wood enough times that I want to smooth it out. The damage is confined to a small area, but as I learned, the redo would need to encompass the whole room in order to make it look nice. As the damage wasn't horrendous, but just cosmetic, I decided not to go with the job by anyone. Should i redo my floors in the future, I will give him every consideration, as he really was punctual, honest in presentation, and really seemed to know what he is doing.

Overall we were very impressed with the quality of the work performed. They were able to work around our schedule and completed the job within the estimated time. The floors look beautiful!

After receiving our quote, we requested one of the owners to come out and give us more information on the refinished process including information on the water based sealer that we would be using. We choose to go with the water base finish since it is less toxic, has far less odor and is safer for the environment. When the refinish crew came out they suggested a natural look with no stain, but they also stained a section of our flooring, after sanding, so that we could see what that would look like as well. We went with the natural look and are glad that we did. The crew did an excellent job; filled holes well, went into corners, smooth and even finish. They were courteous and neat as well. We were highly impressed with this company.

The floor was expertly laid and looked so beautiful I couldn't let them stain the floor of the beautiful hickory floor. They framed the air vents and around the fireplace to look like inlaid wood. The finishers did a good job over the whole floor. The only thing I wasn't too keen on was the wood chips in the basement after the floor was laid. I had little pieces of wood in all my boxes of kitchen supplies in the basement. I could of covered it with plastic instead. The floor looks beautiful and I love it.

We just purchased a new home in Michigan. It is about 50 years old, and in need of a new coat of paint and the floors were in need of refinishing. We searched Angie's list for flooring contractors and found Property Care, a family owned company and highly rated on Angie’s list. We were on a tight time line and needed to coordinate their work with the painters and our moving in (our lease was expiring at the end of the month). Tom, the owner, arranged to have Melissa and Tom come out to the house the next morning and give us an estimate. Tom and Melissa spent a lot of time explaining what our options were (sand and refinish or just re-coat), the type of stain and finish they would use (Glitsa), what we could expect, and how much it would cost for each option. I followed up with a number of questions, which they answered in a professional manner, and decided to have them sand and finish all of the floors rather than just re-coat the hardwood floors. They worked with us on the down payment, and provided a simple, easy to read agreement. Because we were refinishing the floors (sanding and refinishing) they referred to work to GWT Wood Floors, their refinishing subcontractor. On the appointed day Melissa, along with Gary (the owner), Greg, and John showed up on time and ready to go. Melissa walked Gary and me around the house, pointed out some boards that needed to be replaced, and what we wanted the floors to look like. Gary did a great job of matching the stain and getting the exact color we were looking for. Then Gary, his son, and John spent the next 5 days prepping, sanding, staining, and finishing the floors. They were very polite, professional, helpful, and completed the job on time. Afterwards, I noticed that they had not removed the garbage, there was more dust than I would have expected, a few boards needed minor repairs, and there appeared to be some imperfections in the finish. I called Property Care and they had Gary immediately came out and look over the project. To his credit, Gary apologized for his crew not removing the garbage (it was Good Friday after all) and recognized that the ‘final product’ was not up to his “exacting standards’. He offered to come back in and apply a third coat of varnish to the floors (he did this work himself) and at his expense. Well the floors look great! My wife and I are very pleased. We want to thank Tom, Gary, his son Greg, and John for doing a really nice job. And yes, we would definitely recommend them to our friends).
